Auro Hotels acquires Residence Inn in Atlanta - 0 views

    AURO HOTELS RECENTLY ACQUAIRED the Residence Inn by Marriott Atlanta Buckhead/Lenox Park. Hunter Hotel Advisors helped broker the deal, which it said is another example of the strength of the extended-stay segment that has been seeing increased interest from major hotel companies such as Wyndham Hotels & Resorts. The 150-room Residence Inn is in Atlanta's upscale Buckhead neighborhood near shopping and dining outlets, such as Lenox Square Mall and Phipps Plaza, according to Hunter. Also, the hotel is across from AT&T corporate offices. "We are thrilled that the stars aligned on this acquisition - a smooth process with a highly professional seller, another collaboration with a trusted equity partner, and a further expansion of our relationship with Marriott," said D.J. Rama, CEO of Auro Hotels. "With the expertise brought by our investment, operations and design and construction resources, we believe strongly in the property's future performance potential."

Woodvale acquires three hotels in November 2024 - 0 views

    WOODVALE, AN ATLANTA-based private equity firm, acquired three hotels in November: the dual-branded Courtyard and Residence Inn Memphis Southaven in Memphis, Tennessee, and the Fairfield Inn & Suites Atlanta Buford Mall of Georgia, Atlanta. The 163-key Memphis hotels were purchased from Chartwell Hospitality, while the 96-room Georgia hotel was acquired from Hotel Equities. Woodvale is led by Founder and Managing Partner Rahim Charania. Hunter Hotel Advisors Chief Operating Officer Lee Hunter, along with Senior Vice Presidents David Perrin and Tim Osborne, facilitated the deal. Terms were not disclosed. The dual-brand hotels in DeSoto County, Memphis, are located near Downtown Memphis, the Beale Street Entertainment District, BankPlus Amphitheater, Baptist Memorial Hospital, St. Jude Children's Research Hospital, and the University of Memphis. The hotels cater to both leisure and business travelers, offering fitness centers and pools.

    HUNTER HOTEL ADVISORS secured $60.2 million in financing for seven hotels, with loans ranging from $5.73 million to $12.8 million and up to 85 percent financing. As the market finds its footing in this evolving landscape, lending is increasingly dictated by debt-service coverage ratios. Consequently, government-backed loans are poised to remain a critical component of the financing landscape for loan requests requiring maximum leverage up to 80 percent or low DSCRs."

NewcrestImage JV snaps up 16-hotel portfolio for $137 million - 0 views

    A JOINT VENTURE between NewcrestImage and Hospitality Capital Partners recently acquired 16 hotels for $137.3 million from Service Properties Trust, a Massachusetts-based REIT. The deal includes a total of 2,155 rooms in nine states. The portfolio consists of 13 Courtyard and three Residence Inn hotels by Marriott hotels, which are in Georgia, Massachusetts, New York, North Carolina, Oklahoma, Pennsylvania, South Carolina, Texas and Virginia. Eleven of the properties underwent major renovations between 2018 and 2019, the company said in a statement. "This transaction suits our company's style of strategically acquiring properties with strong fundamentals, especially during times of a difficult or slowed down economy," said Mehul Patel, managing partner and CEO, NewcrestImage. "It's an opportunity for our joint venture with NewcrestImage to add revenue immediately, while also growing long-term profit potential and asset value," said HCP principals Keith Mishkin and Primo Parmar. The transaction was handled by Al Calhoun and Mark Fair at CBRE in Atlanta. "Closing this transaction was particularly satisfying given the size of the deal and the challenges we're facing in the debt markets," added Al Calhoun, vice chairman with CBRE Hotels in Atlanta. "We were able to complete this transaction by breaking it up into three deals with three different lenders. These lenders had great confidence in the sponsorship and the quality of the brands and markets."

Peachtree launches fifth Delaware Statutory Trust property - 0 views

    PEACHTREE GROUP LAUNCHED its fifth hotel property structured as a Delaware Statutory Trust with the acquisition of the 128-key Residence Inn Tampa Wesley Chapel in Wesley Chapel, Florida. This follows the purchase of its Home2 Suites by Hilton Atlanta Sugarloaf DST in August. Peachtree's DST acquisitions allow 1031 exchange investors to reinvest proceeds from the sale of appreciated real estate, defer taxes and maintain exposure to the growing hotel sector. "The hotel's prime location in the Wiregrass Ranch master-planned community, combined with its proximity to the Wiregrass Ranch Sports Campus, makes it a valuable addition to our growing portfolio of DST properties," said Tim Witt, Peachtree's president of 1031 exchange and DST products. "With activities and tournaments at the 98,000-square-foot sports complex boosting weekend business for the hotel and Pasco County's investment in expanding the facility, we anticipate strong demand from both leisure and business travelers. Further supporting our off-market acquisition is the fact that it was recently appraised for nearly $900,000 above our purchase price."

NewcrestImage JV acquires 11 hotels in seven states - 0 views

    NEWCRESTIMAGE AND HOSPITALITY Capital Partners have acquired 11 hotels in seven states with a total of 1,551 rooms in a joint venture. Al Calhoun and Mark Fair at CBRE in Atlanta handled the transaction. The properties are 10 Courtyards and one Residence Inn in Georgia, Massachusetts, New York, Oklahoma, Pennsylvania, Texas and Virginia, according to NewcrestImage. Dallas-based NewcrestImage owns more than 70 hotels across the country with almost 8,000 rooms. Since its founding in 2013, the company has completed more than $3 billion in transactions involving almost 275 hotels with almost 30,000 hotel rooms in 130 communities across the country. "Our company has a strong appetite for solid investment opportunities," said Mehul Patel, NewcrestImage managing partner and CEO. "These properties and markets offer attractive potential for both profits and appreciation value." HCP and its principals Keith Mishkin and Primo Parmar have owned nearly 50 hotels in the western U.S., including The Saguaro Scottsdale in that Arizona city's historic Old Town area. Other projects include 25 golf courses through their associated company, Parks Legacy Project.
