THE BAIRD/STR HOTEL Stock Index jumped 16.4 percent in the first month of 2023, according to STR. A drop in recession fears and other factors gave investor confidence a boost, the research firms said. In January, the Baird/STR Index surpassed both the S&P 500, up 6.2 percent and the MSCI US REIT Index, increased 10.5 percent, STR said in a report. The index dropped 10 percent in December, and it was down 15 percent for 2022. According to STR, the Hotel Brand sub-index increased 16.2 percent from December to 10,342, while the Hotel REIT sub-index rose 17.1 percent to 1,216. "Hotel stocks rebounded sharply in January and were significant outperformers as the back-and-forth recessionary concerns once again subsided to start the year," said Michael Bellisario, senior hotel research analyst and director at Baird. "Industry-wide RevPAR trends finished the year on a strong note despite tougher calendar comparisons and weather-related travel disruptions in December. Several Hotel REITs provided fourth-quarter operational updates, and performance generally was in line with prior expectations. More broadly, investor sentiment has improved, which boosted stock prices across the board in January, but the macroeconomic indicators have remained mixed."

THE BAIRD/STR Hotel Stock Index was down 2.5 percent in February 2023 as the focus turned to earnings and initial 2023 outlooks, according to STR. Investors' confidence also was boosted some by strong fourth quarter results and rising demand. During the month, the Baird/STR Index surpassed both the S&P 500, down 2.6 percent and the MSCI US REIT Index, fell 4.9 percent, STR said in a report. Meanwhile, the index jumped 16.4 percent in January. According to the STR, the Hotel Brand sub-index decreased 1.2 percent from January to 10,219, while the Hotel REIT sub-index dropped 7 percent to 1,130. "Hotel stocks, just like the broader market, pulled back in February as the focus turned to earnings and initial 2023 outlooks," said Michael Bellisario, senior hotel research analyst and director at Baird. "The global hotel brand stocks, while down slightly during the month, outperformed the S&P 500 on the heels on strong fourth quarter earnings reports and guidance that matched expectations; hotel REITs were weaker and relatively underperformed as investors focused on somewhat mixed fourth quarter earnings reports and 2023 guidance that embedded heightened expense pressures and outsized renovation disruption."

A JOINT VENTURE between NewcrestImage and Hospitality Capital Partners recently acquired 16 hotels for $137.3 million from Service Properties Trust, a Massachusetts-based REIT. The deal includes a total of 2,155 rooms in nine states. The portfolio consists of 13 Courtyard and three Residence Inn hotels by Marriott hotels, which are in Georgia, Massachusetts, New York, North Carolina, Oklahoma, Pennsylvania, South Carolina, Texas and Virginia. Eleven of the properties underwent major renovations between 2018 and 2019, the company said in a statement. "This transaction suits our company's style of strategically acquiring properties with strong fundamentals, especially during times of a difficult or slowed down economy," said Mehul Patel, managing partner and CEO, NewcrestImage. "It's an opportunity for our joint venture with NewcrestImage to add revenue immediately, while also growing long-term profit potential and asset value," said HCP principals Keith Mishkin and Primo Parmar. The transaction was handled by Al Calhoun and Mark Fair at CBRE in Atlanta. "Closing this transaction was particularly satisfying given the size of the deal and the challenges we're facing in the debt markets," added Al Calhoun, vice chairman with CBRE Hotels in Atlanta. "We were able to complete this transaction by breaking it up into three deals with three different lenders. These lenders had great confidence in the sponsorship and the quality of the brands and markets."

ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

NOBLE INVESTMENT GROUP, led by Mit Shah as CEO, has closed the latest installment in its Noble Hospitality Fund V, securing $1 billion. The fund focuses on value-added investments in select-service and extended-stay hotels across the U.S. and was oversubscribed, attracting $1 billion in equity commitments from a global institutional base, Noble said in a statement. Ninety percent of Noble's existing limited partners recommit to Noble Fund V, alongside new institutional investors, Noble said. The company has achieved a 15 percent net IRR on $3 billion of realized capital over thirty years, spanning multiple market cycles. "Our team, sourcing relationships, research DNA, data, and insights continue to generate outstanding returns for our investors and provide Noble with a significant and scalable competitive advantage," said Shah. "The overwhelming support of Noble Fund V reflects the enduring trust of our limited partners, and we remain deeply grateful for their continued confidence in us as their fiduciary."

HYATT HOTELS CORPORATION plans to expand its brand portfolio in India and Southwest Asia, with eight new hotels set to open across various leisure and city destinations in 2024. The expansion will focus on Hyatt Regency, Hyatt Place and Hyatt Centric brands and is timed to coincide with an expected rebound of travel in the country and sub-continent, Hyatt said in a statement. "Southwest Asia continues to demonstrate high growth potential and is among the top global growth markets for Hyatt, said Sunjae Sharma, Hyatt's managing director for India and Southwest Asia. "We have strong expansion plans for 2024 across our portfolio encompassing our legacy brands like Hyatt Regency, Hyatt Place and Hyatt Centric across destinations that will strengthen our brand presence in key markets. This expansion represents our strong commitment and confidence in the Southwest Asia region." Hyatt is also expanding its luxury and lifestyle brands in India, including the recent launch of JdV by Hyatt with the opening of Ronil Goa, the statement said. JdV by Hyatt is the ninth brand introduced by Hyatt in India, reaffirming its commitment to expanding its presence in the country.

Residence Inn Galveston Island, a partnership between LBA Hospitality and Om Sai Hospitality, is now open in Galveston Island, Texas. This collaboration extends from LBA's relationship with Details Hotel Group, co-owners of Om Sai Hospitality, with Atish Gandhi serving as its vice president of operations, LBA said in a statement. ELECTRIC VEHICLE CHARGING points are becoming a standard amenity at hotels, akin to the rise of Wi-Fi in the early 2000s. Benefits for the hotel owners and franchisers can include additional revenue, carbon credits as well as attracting guests from the growing number of electric vehicle drivers. A 2022 Green Lodging survey by the American Hotel and Lodging Association revealed a surge in the deployment of EV chargers within the hospitality sector, with 26.6 percent of all U.S. hotels equipped with charging stations. The EV charging facilities are more commonly found at luxury hotels (nearly 90 percent offer them), while only about one in five limited-service hotels provides charging, representing significant growth opportunities. HomeTowne Studios Yuba City and Red Roof Inn Yuba City are now opened in Northern California's Yuba City. The properties are owned by Surendra and Hema Patel of Greenleaf Hospitality from the San Francisco Bay area, Red Roof said in a statement. The HomeTowne Studios offers 76 extended-stay rooms, while the adjacent Red Roof Inn features 43 rooms, according to Red Roof. "The dual-branded HomeTowne Studios and Red Roof Inn Yuba City are important pieces in Red Roof's strategy to expand its presence on the West Coast," said Matthew Hostetler, Red Roof's chief development officer. "Surendra and Hema Patel have been leaders in the California hospitality industry for three decades, and we're confident this partnership, along with these newly renovated properties, will propel the brand forward in the region." The property is near Sutter Buttes, Toyota Amphitheatre, Bonanza Convention Center, Beale Air Force Base, Rideout Memorial Hospital, and Thunder Valley Casino. Additionally, Yuba County Airport, Auburn Municipal Airport, and Sacramento International Airport are also nearby. Amenities include a fitness facility, an outdoor hot tub and a seasonal pool.

CHOICE HOTELS INTERNATIONAL has named its eight nominees for the board of directors for Wyndham Hotels & Resorts to be voted on in Wyndham's 2024 shareholder meeting. The nominees, including Jay Shah, executive chairman at Hersha Hospitality Trust, are expected to support Choice's bid to acquire Wyndham despite multiple rejections by the latter. In response, Wyndham said it will evaluate the nominees as part of its due diligence, but it also said the nominees were "hand-picked to push through their offer."
