    STONEHILL PACE, THE Property Assessed Clean Energy financing division of Stonehill, has provided $16.3 million in its first commercial property assessed clean energy (C-PACE) financing in Washington, a statement said. The loan is for the Cornus House, a new 199-unit multifamily project with 1,233 square feet of retail development in Tacoma, Washington. The C-PACE financing is over a 30-year term and will fund lighting, covered process, seismic and qualifying soft costs, according to Stonehill PACE. The project development is expected to start before the year end and is scheduled to be finished by Nov. 1, 2024. "For eligible projects, C-PACE financing remains one of the more attractive venues to get a project over the finish line," said Jared Schlosser, Stonehill's senior vice president and head of Stonehill PACE. "The Cornus House is a great project in a strong market led by a savvy ownership group with 30-plus years of commercial real estate experience and a portfolio of more than 800 apartments. This C-PACE financing is the final piece to complete the financing puzzle."

LE: Slight dip in U.S. hotel construction pipeline in 2021 - 0 views

    THE U.S. HOTEL construction pipeline dropped 8 percent by projects and 10 percent by rooms in 2021 when compared to 2020, according to Lodging Econometrics. However, the number of projects in the early planning stage is rising, it added. The total construction pipeline at the fourth quarter of last year stood at 4,814 projects containing 581,953 rooms, according to LE. There were 2,021 projects containing 239,816 rooms in the early planning stage, up 18 percent by projects and 11 percent by rooms, LE data shows. According to LE, 1,821 hotel projects containing 210,890 rooms are scheduled to start construction in the next 12 months. As many as 972 projects containing 131,247 rooms under construction finished the year. "New project announcements are down in the fourth quarter. However, developers are eager to accelerate projects long-delayed by the COVID-19 pandemic. Unfortunately, they face some development roadblocks, including escalating inflation and supply chain shortages, that are causing higher prices versus 'pre-pandemic' costs for labor and materials," LE said. "These factors continue to prolong hotel development timelines. We anticipate these challenges to abate throughout the year and see construction starts to moderately improve."

AAHOA and the American Hotel & Lodging Association have created the American Hospitality Alliance advocate for hotels on state and national levels. AAHOA and AHLA announced the formation of AHA during the summer meeting of the International Society of Hotel Associations in Boston on Tuesday. The purpose of the alliance is to pool resources and streamline efforts, the associations said, and it also will work with state hotel associations. "The majority of hotels are small businesses. That is why the owners and operators are particularly well-suited to inform lawmakers about policies and regulations that will accelerate the industry's resurgence. This coalition could not have come at a more important time as the hotel industry prepares to welcome back guests," said Ken Greene, AAHOA's interim president and CEO. Greene was appointed to the interim position in early June following the resignation of Cecil Staton, former AAHOA president and CEO. Rachel Humphrey, the association's executive vice president and COO, also will be resigning on Aug. 7, the day after AAHOA's 2021 Convention and Trade show in Dallas finishes.

"Leisure travel has maintained its strength since our previous forecast update, and we expect these strong demand trends in both group and leisure to continue through the fourth quarter. Bottom-line performance has also persisted, with our most recent data showing strong profit margins due to lower employment levels and reduced services. The challenges around labor continue to be a concern, as high levels of hospitality unemployment and more spending on contract labor are pushing labor costs on a per-available-room basis above 2019 levels. We continue to take inflation and the likely recession into consideration, but the hotel industry has continued to show resilience through these tougher times, thus the steadiness of our updated forecast."

Choice's board of directors unanimously approved the transaction, and it was expected to close in the second half of 2022. It was funded by cash on hand and revolver borrowings and includes 10 Radisson Blu hotels, 130 Radisson hotels, 9 Radisson Individuals, 1 Park Plaza hotel, 4 Radisson RED hotels, 453 Country Inn & Suites by Radisson and 17 Park Inn by Radisson hotels, as well as the recently launched Radisson Inn & Suites and Radisson Collection brands.

A representative from the Hyatt Hotels Foundation will serve as co-chair of the No Room for Trafficking Advisory Council. "We recognize the potential of human trafficking to intersect with the hospitality industry and believe that one of the best ways the industry can combat the egregious violation of fundamental human rights is through efforts like the AHLA Foundation's No Room for Trafficking Survivors Fund," said Malaika Myers, the Hyatt foundation's chief human resource officer. "The fight against human trafficking has no finish-line, and as an industry we will continue to provide cutting-edge resources and support to ensure we are doing all we can to prevent and respond to human trafficking," said Rosanna Maietta, president and CEO of AHLA Foundation.

And the last hotel will probably take some time, so maybe May or June before we can open it up." It has purchased the Richmond Times-Dispatch newspaper building that it will renovate and share with the newspaper. Its previous assessed value is $20.293 million. The newspaper will consolidate its offices on the building's fourth floor while Shamin's new offices will be on the third. A drop in recession fears and other factors gave investor confidence a boost, the research firms said. In January, the Baird/STR Index surpassed both the S&P 500, up 6.2 percent and the MSCI US REIT Index, increased 10.5 percent, STR said in a report. The index dropped 10 percent in December, and it was down 15 percent for 2022. According to STR, the Hotel Brand sub-index increased 16.2 percent from December to 10,342, while the Hotel REIT sub-index rose 17.1 percent to 1,216. "Hotel stocks rebounded sharply in January and were significant outperformers as the back-and-forth recessionary concerns once again subsided to start the year," said Michael Bellisario, senior hotel research analyst and director at Baird. "Industry-wide RevPAR trends finished the year on a strong note despite tougher calendar comparisons and weather-related travel disruptions in December. Several Hotel REITs provided fourth-quarter operational updates, and performance generally was in line with prior expectations. More broadly, investor sentiment has improved, which boosted stock prices across the board in January, but the macroeconomic indicators have remained mixed."
