NOBLE INVESTMENT GROUP signed an agreement with Choice Hotels International to develop nine WoodSpring Suites hotels in Georgia and South Carolina in two years. The companies say the agreement represents an increased institutional interest in the economy extended-stay brand. Noble, led by Mit Shah as founder and CEO, is a real estate investment manager specializing in select-service and extended-stay travel and hospitality with over $5 billion in assets. "Noble continues to add substantial scale to our extended-stay travel and hospitality platform," said Ben Brunt, Noble's chief investment officer. "WoodSpring Suites has an outstanding track record of high performance across economic cycles, and we are pleased to welcome these new investments into our portfolio."

HILTON HAS LAUNCHED a new extended-stay brand, Project H3, designed to meet the needs of the rapidly expanding $300 billion workforce travel market, looking for apartment-style accommodations for 20 nights or more. Launching in the U.S. as Hilton navigates the final stages of the trademark process, this lower midscale, extended-stay brand is the newest addition to Hilton's portfolio, the company said in a statement. Hilton is engaged in more than 100 active development conversations with many owners expressing interest in multiple locations. According to the statement, the product provides a foundation for the long stay, allowing guests to make the most out of every day, and delivers an exciting investment option for developers looking to diversify their portfolio under the Hilton name. "Project H3 is perfectly positioned to serve the unique needs of the long-stay traveler, thanks to its innovative design, strong value proposition for our owners and of course, the hospitality our team members offer every day," said Chris Nassetta, Hilton president and CEO. "We aim to serve any guest, anywhere in the world, for any travel need they may have, and this new brand represents a greater opportunity for us to grow our portfolio while providing the reliable and friendly service our customers expect from Hilton." Hilton's in-house research shows long-stay travelers, including traveling nurses, military personnel, and those experiencing workforce relocations, place quality time and comfort above all else. In addition, those looking for a long stay will book an average of 20 or more nights and desire a reliable home base that allows them to maintain their routines while delivering simplicity, consistency and convenience.

ATLANTA-BASED BANYAN Investment Group, led by Rakesh Chauhan and Andy Chopra as managing partners, is rebranding as Satori Collective, an investment management firm focusing primarily on hotel property investment. Its subsidiary Banyan Tree Management also has become Aperture Hotels. Satori and Aperture will work independently of one another. The awakening Satori focuses on investment into select-service, upper select-service extended-stay and lifestyle hotel properties, according to the company. It concentrates on investment in growth corridors located in top MSAs across the U.S. which have established hotel demand generators such as tourism, corporate group travel, state capitals, conference universities, healthcare, heavy manufacturing and military. "Satori is a Buddhist term meaning 'awakening and deep understanding,' which is how our team approaches commercial real estate investment," Chopra said. "With more than 140 years of combined investment experience in virtually all markets and segments, our team has an unparalleled understanding of both the environment and the marketplace. The Residence Inn by Marriott Richmond West is open in Midlothian, Virginia. It is owned by Shamin Hotels, led by CEO Neil Amin in Chester, Virginia. The 111-suite extended=stay hotel is near Johnston-Willis Hospital and 20 minutes from downtown Richmond. Other nearby attractions are Richmond Ice Zone, Huguenot Park, Chesterfield Towne Center and River City Sportsplex. The pet-friendly hotel's amenities include a meeting room, an indoor swimming pool and a fitness center. "When on the road for an extended period, our guests need space to spread out, maintain their life's pace and restore their energy to keep a healthy balance and routine while traveling. This new hotel offers a seamless blend of modern style and functionality that allows them to settle in and thrive," said Diane Mayer, vice president and global brand manager for Residence Inn at Marriott International.

The Home2 Suites by Hilton-Richmond is open in Richmond, Indiana. It is owned by The Witness Group led by Sachin Patel, Sagar Patel and Aakash Patel as principals and executive leadership team. It is managed by Hotel Equities of Atlanta. The 100-room extended-stay hotel is near Richmond Mall, the Indiana Football Hall of Fame, and Indiana University East. Dayton International Airport. Amenities include an indoor saline pool and electric vehicle charging stations. It is pet friendly. "The hotel staff has prioritized the health and safety of patrons by implementing HE's industry leading HEalth First standards of cleanliness and safety protocol as part of the early operations training," said David Rosenberg HE's vice president of operations. CLOUD-BASED HOSPITALITY software provider HotelKey has added its central reservation system to an already existing portfolio of its products for Extended Stay America. ESA already uses a portfolio of HotelKey products across its properties, including HotelKey's property-management system since 2018 and call center module since 2020, HotelKey said in a statement. According to the statement, HotelKey's CRS product includes direct connectivity to leading OTAs and GDS systems, a call center module, integration with channel managers and seamless integration with the HotelKey PMS. "We are excited to further expand our relationship with Extend Stay America," said Aditya Thyagarajan, co-founder and president of HotelKey. "ESA has an unwavering commitment to innovation and adoption of next-gen solutions. DHRUV MANAGEMENT IS to construct a HomeTowne Studios by Red Roof in Tampa, Florida, as well as a new HomeTowne Studios in Bradenton, Florida, with its affiliate Dhruv Development. Dhruv Management is led by Vijay Patel and Dhruv Development is led by Amit Patel. Dhruv Management owns and operates two Red Roof hotels in Alabama and Florida and has four more properties in various stages of development through Dhruv Development. REAL ESTATE INVESTMENT, development and management firm VMV Capital recently broke ground on the Extended Stay America Premier Suites Duncan in Duncan, South Carolina. It is the first such property for VMV, led by Vinny Patel as CEO. The four-story, 88-room hotel is in Spartanburg County between Greenville and Spartanburg near many businesses, including BMW, Michelin, and Spartanburg Regional Healthcare System, according to VMV. Other attractions include the Trapped in the Upstate Escape Rooms, Greer Heritage Museum and several parks. Construction is under way and the hotel is expected to open in summer 2023. Hotel amenities will include a fitness room and an onsite guest laundry.

THREE MAJOR U.S. hospitality firms have donated $1 million to the No Room for Trafficking Survivors Fund by the American Hotel & Lodging Association Foundation to support human trafficking prevention and survivors, a statement said. The Hyatt Hotels Foundation donated $500,000 to the fund and the G6 Hospitality and Extended Stay America gave a combined $500,000 to the initiative, AHLA said in a statement. The fund supports economic stability for survivors of human trafficking. It also provides advance training and education to prevent human trafficking within the industry. A representative from the Hyatt Hotels Foundation will serve as co-chair of the No Room for Trafficking Advisory Council. "We recognize the potential of human trafficking to intersect with the hospitality industry and believe that one of the best ways the industry can combat the egregious violation of fundamental human rights is through efforts like the AHLA Foundation's No Room for Trafficking Survivors Fund," said Malaika Myers, the Hyatt foundation's chief human resource officer. "The fight against human trafficking has no finish-line, and as an industry we will continue to provide cutting-edge resources and support to ensure we are doing all we can to prevent and respond to human trafficking," said Rosanna Maietta, president and CEO of AHLA Foundation.

REAL ESTATE INVESTMENT management firm Noble Investment Group partnered with Host Hotels & Resorts to tap and expand travel, leisure and hospitality opportunities, a statement said. As part of the initiative, Host will invest $150 million as a limited partner in an existing Noble investment vehicle and provide Noble with first-look at select-service and extended-stay hotel opportunities sourced through Host's channels. Host also will become a minority investment partner in Noble's fee-based asset management business, according to Noble's press release. "As we continue to expand our institutional investment management platform, this strategic partnership further augments Noble's ability to develop, source, and execute innovative growth strategies in travel, leisure, and hospitality," said Mit Shah, Noble's CEO. According to the statement, the partnership will combine Noble's operational expertise and development acumen with Host's scale, market insights, data analytics, and breadth of resources. They aim to source differentiated investment strategies including property technology solutions, development, and alternative lodging.

HOTEL INVESTMENT GROUP has purchased the property in San Marcos, California, on which they will build a Home2 Suites by Hilton. The San Diego-based company is led by Darshan Patel as CEO. Construction on the 110-room Home2 Suites is slated to begin in summer 2022 at the 1.66-acre property and is estimated to be complete by late 2023. It will be pet-friendly with a pool, fitness center and ?? square feet of meeting rooms. "The hospitality industry is finally starting to rebound from the challenges of the last two years, putting us in a prime position to continue expanding HIG's portfolio," Patel said. "Bringing a Home2 Suites to San Marcos will provide a much-needed extended-stay hotel option for the medical community at Palomar Hospital and for customers visiting the area's premier golf courses and nearby LEGOLAND California."

STONEBRIDGE COS. LLC, a Denver-based hotel management firm with a diverse portfolio of full-service, select-service, and extended-stay properties, recently acquired Real Hospitality Group LLC, an Ocean City, Maryland-based hotel management company. Stonebridge is chaired and led by CEO Navin Dimond, while RHG was founded and led by Ben Seidel, president and CEO. Seidel will join Stonebridge as a principal and member of the board of directors, the companies said in a joint statement. However, the terms of the deal were not disclosed. "We're thrilled to join forces with RHG as we embark on this next chapter of our evolution," said Dimond. "The blending of these two companies will create a dynamic, leading hotel management group that will drive innovation and create exciting growth opportunities for our team members."

The Extended Stay America Suites in Baytown, Texas, owned by Wayside Investment Group led by Miraj Patel as president, has reopened following renovations. Work done on the three-story, 82-room property included upgrades to guestrooms, public spaces, a refinished exterior, and new signage, with the aim of providing more current amenities and services to long-term guests, Wayside said in a statement. "We are thrilled to partner with Extended Stay America for the reopening of our Baytown property, replicating the current prototype in a comprehensive renovation that highlights our commitment to enhancing guest experiences and adding value through asset repositioning," said Patel. The property is near Space Center Houston, Pirates Bay Waterpark, Baytown Nature Center and The Museum of Fine Arts, Houston, Wayside said.

EXTENDED STAY AMERICA is continuing its support for The American Cancer Society with a new video series. The series will focus on ESA's Hotel Keys of Hope program that provides free and discounted rooms for cancer patients and their caregivers. The "Stay Stories" video series will feature the stories of families who have to travel for cancer treatment, such as Candace Bennik, the subject of the first video who traveled from her home in Grand Rapids, Michigan, to Houston for treatment for stage four lung cancer. "One of ESA's core values is to put people first and care for our community, a sentiment that is demonstrated through our support of the ACS," said ESA's Director of Creative Services Holly Hester. "As part of this partnership, our goal is to help patients and their families overcome the financial stress of travelling for treatment and gain access to the care they need. CHOICE HOTELS INTERNATIONAL appears to be moving on from its failed attempt to acquire Wyndham Hotels & Resorts, according to statements from its executive team during the company's first quarter earnings call May 8. The quarter saw overall positive performance for the company, including record growth in its pipeline and $63.7 million adjusted net income, a 9 percent rise over the same period of last year. The main portion of the call was dedicated to reporting the highlights of the quarter. For example, Choice's EBITDA during the quarter grew to $124.3 million, a first quarter record and a 17 percent increase compared to the same period of 2023. Its global pipeline as of March 31 increased 10 percent to a company record of more than 115,000 rooms, including a 36 percent increase in the global pipeline for conversion rooms. Its domestic rooms pipeline increased by 11 percent since Dec. 31, highlighted by a 59 percent increase for conversion rooms.

HILTON'S EXTENDED-STAY Homewood Suites brand is getting a new look. The brand's new Prototype 10.0 includes a smaller footprint but with more rooms, as well as changes to guest suites and common spaces. The new prototype draws from design ideas implemented during a 2019 update implemented in open Homewood Suites hotels as part of the brand's 30-year anniversary. Prototype 10.0 features a site size reduction from 2.49 acres to 2.36 acres and building area reduction by more than 3,350 square feet while increasing the number of rooms from 121 to 131 suites. Another developer-oriented change is new F&B options aimed at increasing revenue. The suites have been modified so they can be booked individually or as connected groups. The fitness center has been reimagined and guest laundry rooms have been expanded. More common areas have been added inside and outside in the prototype. "We modernized the brand to appeal to the evolving needs of our guests, who are going to love the functionality and flexibility of the innovations, which are intended to make them feel both empowered and cared for, whether they're with us for an overnight trip or an extended stay," said Rick Colling, global head of Homewood Suites.

SAK DEVELOPERS RECENTLY acquired Staybridge Suites Tysons-McLean in Tysons-McLean, Virginia for an undisclosed amount. SAK is led by founding partners Waheed Ashiq, Vipul Kapila, and Khurram Sindhu. Hunter Hotel Advisors facilitated the sale of the 142-key, 5-story property. The hotel in downtown McLean is near Tysons Corner with numerous corporate demand generators and major government agencies, Hunter said in a statement. David Perrin, senior vice president of Hunter, represented the institutional seller.

NOBLE INVESTMENT GROUP, led by Mit Shah as CEO, has closed the latest installment in its Noble Hospitality Fund V, securing $1 billion. The fund focuses on value-added investments in select-service and extended-stay hotels across the U.S. and was oversubscribed, attracting $1 billion in equity commitments from a global institutional base, Noble said in a statement. Ninety percent of Noble's existing limited partners recommit to Noble Fund V, alongside new institutional investors, Noble said. The company has achieved a 15 percent net IRR on $3 billion of realized capital over thirty years, spanning multiple market cycles.
