U.S. HOTEL DEVELOPERS have a new choice of brands now. InterContinental Hotels Group is now signing franchise agreements stateside for its Vignette Collection, previously focused on development in Asia with its first properties in Australia and Thailand. The Vignette Collection is part of IHG's luxury and lifestyle portfolio that includes more than 400 hotels and 100,000 rooms. Hotel owners and operators in the U.S. are invited to attend an online symposium on franchising with the brand on Dec. 7. "Vignette Collection gives owners and guests an inspiring new choice and, while each hotel in the collection will maintain its unique story and guest experience, guests will also enjoy the assurance of a consistent and high-quality experience backed by IHG," said Julienne Smith, IHG's senior vice president of development for the Americas. "There is outstanding potential in the Americas region for this brand, specifically in urban and resort locations, with Vignette Collection offering high value and flexibility for hotel owners."

SATORI COLLECTIVE, A real estate investment management firm specializing in hotel properties, sold the 124-suite Holiday Inn Express & Suites at Alpharetta-Windward Parkway to Bukhari Group Hospitality. The sale resulted in an approximate 24 percent internal rate of return and a double equity multiple for the company, Satori said in a statement. Satori Collective is led by Andy Chopra as co-founder and managing partner. Bukhari Group Hospitality is led by Syed Bukhari, while his son Mehboob Bukhari is in charge of the hotel operations. "We acquired this all-suite property in 2013 and promptly executed a thorough, multi-million dollar value-add renovation, repositioning it as a Holiday Inn Express & Suites by IHG," said Samir Yajnik, CIO of Satori Collective. "Over the past decade, we stayed true to our vision and were rewarded by unlocking the hotel's financial potential. Our initial underwriting and research proved accurate, as evidenced by the realized upside from enhanced brand quality and the hotel's unparalleled location in the thriving Alpharetta market."

THE COVID-19 PANDEMIC did not slow Magnuson Hotels' growth as it added 80 franchise agreements for its Independent Collection in the U.S. and United Kingdom in 2021. The company said its business model and focus on local markets and dynamic pricing helped it weather the storm. Magnuson is expecting continued strong performance in 2022 for the Independent Collection, which is made up of independent hotels receiving support from Magnuson. Occupancy for the collection rose 31.3 percent and RevPAR rose 43.5 percent over 2019 levels during 2021, according to a statement from the company. At the same time, according to data from STR, U.S. total occupancy for 2021 dropped 12.6 percent, ADR dropped 4.8 percent and RevPAR went down 16.8 percent. "The pandemic has seen a shift in hotel source markets, with corporate travel and international travel as we've known it removed from hotels' options. Our teams have instead looked domestically and locally at those businesses which are key to success and solid, long-term business," said Thomas Magnuson, the company's CEO. "Local government, medical, public safety, energy, transportation, construction, government, long-term corporate. The business market is now driven by essential business travel-the must-take trips, those small and medium-sized enterprises which have been getting in their cars and hitting the road."

The Admiralty Inn & Suites is now open in East Falmouth, Massachusetts. The 97-room upper-midscale hotel, part of The Red Collection, is owned by Sai Vani Corp. led by Mark Patel. It is the second hotel in Cape Cod to be in Red Roof's Red Collection, joining the Mariner Resort in Yarmouth, Massachusetts, Red Roof said in a statement. The recently renovated hotel is near Cape Cod attractions like Falmouth Heights Beach, Martha's Vineyard, Nobska Point Lighthouse, Historic Falmouth Village, Highfield Hall & Gardens, Cape Cod Children's Museum, Woods Hole Science Aquarium, Old Silver Beach, Shining Sea Bikeway, and Beebe Woods, the statement said. The property features a business center, onsite fitness facility, heated indoor swimming pool and seasonal outdoor pool. "Cape Cod is a sought-after region for development and with the opening of the Admiralty Inn & Suites Red Roof now has two Red Collection properties in the region," said Matthew Hostetler, Red Roof's chief development officer. "The brand's offerings-increased amenities at an affordable price point-resonate with consumers and we'll continue our efforts to meet guest demand for Red Roof hotels across the country."

MAGNUSON HOTELS HAS added a new hotel to its Magnuson Independent Collection portfolio, the Studios & Suites 4 Less Charlotte, in Charlotte, North Carolina. It is the sixth hotel added to the Independent Collection by owner Ray Patel of Charlotte. The 126-room hotel is near Charlotte Douglas International Airport, The Billy Graham Library, the NASCAR Hall of Fame and the Levine Museum of the New South, according to Magnuson. The new hotel looks to draw a 52-week nonseasonal business base from the regional banking, finance, software, and biotech sectors. Charlotte is also home to the Research Triangle Park, a globally prominent research center with over 170 companies and federal agencies in the U.S. "When Ray Patel called us in 2005, he wanted to build his own brand called Studios & Suites 4 Less, and that is exactly what Ray did," said Thomas Magnuson, CEO of Magnuson Hotels. As Patel's team manages the Studios & Suites 4 Less brand and operations, Magnuson Hotels provides the technology, distribution, and marketing for the brand. This revamped hotel will cater to extended-stay guests, the companies said in a statement. Aperture Hotels focuses on hotel management, while Satori Collective is a commercial real estate investment firm. The renovation involved improvements to the hotel's public spaces, guest rooms, fitness center, meeting facilities, and exteriors, the statement added. "With the conclusion of this comprehensive, multi-million dollar renovation, the Homewood Suites by Hilton Atlanta/Perimeter Centre has achieved 'like-new' status, effectively becoming the newest extended-stay hotel in the Atlanta Perimeter submarket," said Charles Oswald, president and CEO of Aperture Hotels. "This year continues to provide strong growth for Aperture. In addition to overseeing renovations, we have added six new properties to our portfolio of third-party managed hotels and have several more exciting properties in the immediate pipeline."

URBAN PARK HOTEL Collection, an independent budget-conscious hotel group, has partnered with technology firm LodgeTender to integrate its latest hotel technology platform. The new technology offers hotel owners an extra revenue stream, while eliminating the need to pay for a hotel PMS, booking engine, and channel manager, Urban Park Hotel said in a statement. "The partnership with LodgeTender offers our hotel portfolio an opportunity to earn rather than pay for a technology package," said Jay Patel, managing partner of Urban Park Hotel Collection. THE WINDSOR HOTEL in Americus, Georgia, a boutique hotel owned by Edgewater Group LLC, has joined Choice Hotels International's Ascend Hotel Collection. The historical building recently underwent a multi-year renovation. Edgewater is led by founding partners Ketan Vora and Robert Brier. Originally built in 1892, the 53-room, the five-story Victorian-style Windsor features a tower and turret, balconies, and a three-story open atrium lobby, according to Choice. It occupies nearly an entire city block and was the site of numerous balls and celebrations. The Windsor closed in 1972 and underwent extensive renovations in 1991, 2010 and most recently in 2019. Nearby attractions are The Plains Depot, the Jimmy Carter Peanut of Plains statue, Civil War prison Andersonville National Historic Site and the Drummer Boy Civil War Museum. Former President Jimmy Carter and his wife spent the night at the hotel in 2002. Hotel amenities include a fitness center, two on-site restaurants and bars and a veranda.

HILTON WORDLWIDE HOLDINGS aims to double its 350 lifestyle hotels by 2028, planning to add 350 more within four years, including 100 this year.
