THE NEW JERSEY legislature has passed legislation that will place new requirements regarding employees when a hotel changes hands. Hospitality and business associations are objecting to the law, saying it will hinder hotels' recovering in the state. Assembly Bill 6246 will, among other things, require new owners of a hotel to keep all employees on staff for at least 90 days after the purchase without reducing their wages or benefits. The bills also would require the previous owners to provide a list of all employees' names, addresses, hiring dates, phone numbers, wage rates and employment classifications at least 30 days before the change in control, according to the legislation. It also sets terms for how the new owners can reduce staff if necessary during the retention period as well as how violations of the law should be addressed. The proposed law is well intended, but flawed, Ray Cantor, vice president of government affairs for the New Jersey Business & Industry Association told Center Square newspaper.

DAVID KONG, THE recently retired president and CEO of Best Western Hotel Group, is the inaugural recipient of the Arne Sorenson Social Impact Leadership Award. The award, sponsored by the American Hotel & Lodging Association, the American Hotel & Lodging Foundation and The BHN Group, is named after the late Arne Sorenson, the former president and CEO of Marriott International who passed away in February. Kong will be recognized during the AHLA Foundation's fundraising gala, the Night of a Thousand Stars on Jan. 23, as well as during the 21st Annual Americas Lodging Investment Summit in Los Angeles on Jan. 25, according to a press release from AHLA. The award will be presented annually to a senior-level executive in the lodging industry to recognize their leadership and community engagement. Nominations are reviewed by AHLA's executive committee and representatives from ALIS.

WITH THE HOSPITALITY industry facing numerous issues even as the economy recovers from the COVID-19 pandemic, two major associations have formed a new partnership to address that need. AAHOA and the American Hotel & Lodging Association have created the American Hospitality Alliance advocate for hotels on state and national levels. AAHOA and AHLA announced the formation of AHA during the summer meeting of the International Society of Hotel Associations in Boston on Tuesday. The purpose of the alliance is to pool resources and streamline efforts, the associations said, and it also will work with state hotel associations. "The majority of hotels are small businesses. That is why the owners and operators are particularly well-suited to inform lawmakers about policies and regulations that will accelerate the industry's resurgence. This coalition could not have come at a more important time as the hotel industry prepares to welcome back guests," said Ken Greene, AAHOA's interim president and CEO. Greene was appointed to the interim position in early June following the resignation of Cecil Staton, former AAHOA president and CEO. Rachel Humphrey, the association's executive vice president and COO, also will be resigning on Aug. 7, the day after AAHOA's 2021 Convention and Trade show in Dallas finishes.

KEN GREENE IS leaving his position as president and CEO of AAHOA to begin a new job with Dallas-based IBF Hospitality. AAHOA already has begun searching for his replacement. Greene will leave on Feb. 11, according to a statement. He was brought on last year in June to replace Cecil Staton, AAHOA's former president and CEO when he left the association unexpectedly. "Ken has been instrumental in carrying AAHOA through the past several months, which brought on a lot of change both at AAHOA and in our industry," said AAHOA Chair Vinay Patel. "We're grateful for the time he's spent at AAHOA and wish him nothing but continued success as he transitions to another opportunity." While at AAHOA, Greene oversaw the association's return to in-person events, including the 2021 AAHOA Convention & Trade Show at the Kay Bailey Hutchison Convention Center in Dallas in August. He also helped in write AAHOA's strategic plan and helped restaff the organization after the departure of Staton, the association's executive vice president and COO Rachel Humphrey and others.

TWO BOUTIQUE HOTELS owned by Vision Hospitality Group, The Grady Louisville Downtown in Louisville, Kentucky, and the Kinley Cincinnati Downtown in Cincinnati, have won different categories of this year's StayBoutique Awards by the Boutique Lifestyle Leaders Association. Mitch Patel, the Chattanooga, Tennessee-based company's president and CEO, was a runner up for BLLA's Iconic Boutique Hotelier. The Grady, which opened in June 2021 and recently reopened after a renovation, took first place for two categories in the BLLA awards, Boutique Hotel Design Project and Boutique Hotel Under 100 Rooms. Jay Pricher is the new general counsel for Best Western Hotels & Resorts. He succeeds Larry Cuculic into the role after Cuculic was named Best Western's president and CEO in October. Previously, Pricher was the company's vice president of legal, according to a press release. Prior to joining Best Western, he was vice president and associate general counsel for Financial American Corp., a real estate focused private equity firm. Pricher has a bachelor's degree in legal studies and politics from the University of California, Santa Cruz and a juris doctor degree from UC's Hastings College of the Law. He also holds a Master of Business Administration from the W.P. Carey School of Business at Arizona State University, with an emphasis on International Finance. "Jay is a strategic leader who has a deep understanding of our unique organizational structure and the needs of our hoteliers," said Larry Cuculic, President and Chief Executive Officer, Best Western Hotels & Resorts. "He has a proven track record of supporting our members and hoteliers across a variety of legal issues related to international operations, intellectual property matters and business litigation. THE FIRST TWO months of 2022 saw up and down performance by Baird/STR Hotel Stock Index, according to STR. In January, the index sank, then in February it rose again, regaining lost ground. In January, the index dropped 3.8 percent after rising 12.7 percent in December. The index still outperformed both the S&P 500, which dropped 5.3 percent that month, and the MSCI US REIT Index, which dropped 7 percent. The hotel brand sub-index fell 4.3 percent from December and the hotel REIT sub-index declined 2.2 percent. "Despite the significant stock market volatility to start the year, both the hotel brands and hotel REITs outperformed their respective benchmarks in January, which continued the momentum from the end of 2021," Michael Bellisario, senior hotel research analyst and director at Baird, said at that time. "Positively, Omicron-related concerns are slowly subsiding, and investors are looking forward again. At the same time, leisure demand remains robust, optimism regarding a more normalized travel environment is building, and the broader growth-to-value rotation has benefitted hotel stocks as inflation pressures remain front and center."

THE BAIRD/STR Hotel Stock Index rose in March, continuing a trend from the previous month. Still, continued growth remains at risk by factors such as inflation and political unrest. The index increased 2.2 percent in March after rising 4.1 percent in February. It rose 2.4 percent year to date through the first three months of 2022. However, Baird/STR fell behind both the S&P 500, up 3.6 percent in March, and the MSCI US REIT Index, which rose 5.9 percent. The hotel brand sub-index rose 1.4 percent from February, while the Hotel REIT sub-index jumped 5.1 percent. "Hotel stocks increased in March but underperformed their benchmarks as stock market volatility eased and geopolitical concerns did not worsen," said Michael Bellisario, senior hotel research analyst and director at Baird. "Underlying hotel fundamentals continued to improve in March, and the outlook appears more favorable today than just one month ago despite all of the background noise in the stock market and with interest rates on the rise. Higher gas prices and heightened concerns about a slower growth backdrop have been topical with investors lately, but broader travel momentum and pent-up demand should keep the lodging recovery going over the near term, in our opinion."

URBAN PARK HOTELS just launched a new flag brand, Urban Park Motel. It is an economy conversion brand intended specifically for small motel owners. NISHANT "NEAL" PATEL assumed the chairmanship of AAHOA Friday as the culmination of the association's 2022 Convention & Trade Show in Baltimore, Maryland. More than 5,000 people attended the show, during which new officers also were elected, certain members were recognized for their service and face-to-face networking came back into style. This year's show came with less time after last year's, which was held in August due to delays from the COVID-19 pandemic. That time difference for planning was not as bad as it may seem, said Vinay Patel, outgoing AAHOA chairman, in a press conference before the show. "We start planning this convention way in advance. So yeah, our gap may be eight months from convention to convention, but this convention probably started literally in June, July or January of last year, so that time frame is still there," Vinay said. "There are always things, you pivot all the time. Especially in today's world of the pandemic. But, I think at the end of the day, the team has done a phenomenal job in putting everything together."

CHOICE HOTELS INTERNATIONAL and Wyndham Hotels & Resorts announced the launch of a new brand and a new prototype respectively during the Americas Lodging Investment Summit in Los Angeles this week. Choice bills its Everhome Suites as a new-construction midscale extended-stay brand while Wyndham's Arbor new-build prototype for its Wyndham Garden brand focuses on reducing construction costs. Choice broke ground on the first Everhome Suites in Corona, California, shortly after officially launching the brand. It also has agreements for the development of 13 more of the new brand in Austin, Texas, and Los Angeles, and the company expects the first opening in 2021. Everhome Suites is meant to fill a gap in the extended-stay market, said Patrick Pacious, Choice's president and CEO.

THE BUSINESS TRAVEL revenue of U.S. hotels is expected to drop $20 billion this year, down 23 percent when compared to 2019, according to the American Hotel & Lodging Association and Kalibri Labs. It is already reported that hotels lost an estimated $108 billion in business travel revenue during 2020 and 2021 combined. The report said that business travel revenue, the largest source of revenue in hotel industry, will take significantly longer to recover. However, leisure travel is expected to return to pre-pandemic levels this year, the report added. "While dwindling COVID-19 case counts and relaxed CDC guidelines are providing a sense of optimism for reigniting travel, this report underscores how tough it will be for many hotels and hotel employees to recover from years of lost revenue," said Chip Rogers, president and CEO of AHLA. "The good news is that after two years of virtual work arrangements, Americans recognize the unmatched value of face-to-face meetings and say they are ready to start getting back on the road for business travel."

THE WAR IN Ukraine and lingering concerns about the COVID-19 pandemic are making some travelers nervous, according to a survey from risk and crisis response provider Global Rescue. Still, Global Rescue found that fewer people are experiencing hesitancy about travel. About 71 percent of respondents to Global Rescue's Spring 2022 Traveler Safety and Sentiment Survey said they are somewhat concerned, concerned or much more concerned about international travel since the beginning of the war in Ukraine. The remaining 29 percent said they are not concerned at all. The respondents' destinations also caused some anxiety as well as returning to travel after two years of pandemic-related travel restrictions. At the same time, 89 percent of respondents said the war in Ukraine has not changed their travel plans and 70 percent are not experiencing any re-entry to travel anxiety. THE HOTEL PROPERTY types most associated with business travel, upper upscale hotels, are well represented in the U.S. hotel construction pipeline. The volume of projects in the segment points to confidence in the future of business travel, according to STR. "Upper upscale saw the slowest recovery, but a steady climb in performance and the business travel indicators have supported developer confidence in the segment," said Isaac Collazo, STR's vice president for analytics. "The more than 23,000 upper upscale rooms in construction right now represent 3.4 percent of the segment's existing supply. That is well above the long-term growth average, up 2 percent in the U.S." According to STR, a total 154,284 rooms were under construction in March, down 0.5 percent compared to the same period last year. As many as 239,995 rooms are in the final planning state, an increase of 34.6 percent over last year. STR pipeline data showed that 232,517 rooms are under planning, a decline of 21.6 percent compared to March 2022. After three consecutive month-over-month increases, the overall number of U.S. rooms in construction fell slightly in March, which aligns with patterns in previous years. Among the chain scale segments, luxury shows the highest number of rooms as a percentage of existing supply.
