March STR: U.S. hotels' performance up in third week - 0 views

    IN THE WAKE of spring break travel, U.S hotel performance continues to register growth in the third week of March compared to the previous week, according to STR's latest data through 18 March. Occupancy stood at 67.6 percent for the week ending March 18, up from 64.7 percent the week before, 1.3 percent more than the comparable week in 2002 and 2.5 percent down the comparable week in 2019. ADR was $167.04, increased from $158.20 the week before and up 8.9 percent and 23.9 percent over the same month in 2022 and 2019, respectively. RevPAR arrived at $112.89 in the third week, up from $102.38 the previous week, and an increase of 10.4 percent and 20.8 percent against the same month in 2022 and 2019. Among the Top 25 Markets, Boston saw the highest year-over-year increase in occupancy, up 17.8 percent to 71.8 percent, while Houston witnessed the highest occupancy increase over 2019, increased 9.6 percent to 72.5 percent. Las Vegas reported the highest ADR, up 77.9 percent to $306.79 and RevPAR increased 101.5 percent to $277.09 year-over-year. Las Vegas market also posted the highest increases in the measuring of ADR (up 113.2 percent to $306.79) and RevPAR (increased 116.9 percent to $277.09 percent), against 2019.

    U.S. HOTEL PERFORMANCE bounced back in the third week of July after two consecutive weeks of lower demand due to the Independence Day holiday, according to STR. Occupancy was 72 percent for the week ending July 16, up from 63.3 percent the week before and dropped 7.4 percent from 2019. ADR was $157.23 for the week, up from $153.71 the week before and increased 14.9 percent from three years ago. RevPAR reached $113.28 during the week, up from $97.37 the week before and increased 6.4 percent from 2019. San Diego reported the only occupancy increase among STR's top 25 markets during the week, up 1 percent to 89.9 percent, over 2019. According to STR, San Diego (89.9 percent), Oahu Island (87.2 percent) and Seattle (85.8 percent) led the major markets in absolute occupancy. Miami posted the largest ADR gain, up 29.9 percent to $204.15, over three years ago. Only San Francisco reported an ADR decrease, down 4.1 percent to $229.24, compared to 2019.

    NOVEMBER BROUGHT A little less for U.S. hotels to be thankful for compared to the prior month, according to STR, but also saw improvements over 2019's performance. Meanwhile, with Christmas a week away, performance surpassed the comparable time period for 2019. Occupancy for November reached 57.6 percent, down from 62.9 percent in October and down 6.2 percent compared to 2019. October's occupancy was 8.8 percent lower than the same month in 2019. ADR was $128.50 for the month, lower than October's $134.78 but 2.4 percent higher than November 2019. RevPAR also was down on a month-to-month basis, $74.03 versus $84.75, but it was only down 3.9 percent from the same month in 2019 versus a 7.6 percent difference between October 2021 and October 2019. New York City had the highest occupancy for the month among STR's top 25 markets with 71.2 percent. That was still down 17.9 percent from 2019. None of the top 25 markets saw higher occupancy than 2019.

However, ADR and RevPAR were up compared to the same period in 2019. Occupancy was 69.9 percent for the week ending August 6, down from 71.9 percent the week before and dropped 5.7 percent from 2019. ADR was $154.48 for the week, decreased from $158.32 the week before and increased 15.1 percent from three years ago. RevPAR reached $108.04 during the week, down from $113.90 the week before and up 8.5 percent from 2019. St. Louis reported the largest occupancy increase during the week, up 7.1. percent to 75.9 percent, over 2019, among STR's top 25 markets. Oahu Island (84.6 percent) led major markets in absolute occupancy during the first week of August, followed by Seattle (84.8 percent), and San Diego (83.8 percent).

LE:U.S. hotel construction pipeline growth continues in the second quarter - 0 views

    THE U.S. HOTEL construction pipeline continued its growth at the end of the second quarter of 2022 as travel returned, according to Lodging Econometrics. The upscale and upper-midscale segments continue to lead the pipeline with 68 percent of projects. The total U.S. construction pipeline stands at 5,220 projects with 621,268 rooms during the second quarter. That is up 9 percent by projects and 4 percent by rooms, over the same period last year, according to the U.S. Construction Pipeline Trend Report from LE. There were 965 projects with 130,914 rooms currently under construction in the second quarter, down 17 percent by projects and 18 percent by rooms, year-over-year. As many as 2,009 projects with 232,163 rooms are scheduled to start in the next 12 months, up 9 percent by projects and 9 percent by rooms, over last year. According to the report, projects and rooms in early planning reached a record high at 2,246 projects with 258,191 rooms, up 26 percent by projects and 15 percent by rooms, compared to last year. "Improved demand and increased consumer sentiment and spending has led to record-high rates of travel and much improved hotel revenue over the last few months. The outlook for the industry is positive and growth is expected to continue throughout 2022, albeit at a decelerated pace than initially expected. The industry's ability to adapt to the constantly changing economic environment provides a positive outlook for hotel performance, and its eventual full recovery," the report said.

    AS NORMAL SPRING break patterns continue, U.S. hotel performance increased in the first week of April compared to the previous week, according to STR. Metrics improved over the previous week as well as year-over-year in most cases. Occupancy stood at 66.2 percent for the week ending April 1, up from 64.9 percent the week before, and rose 3.4 percent than the comparable week in 2022 and decreased 3.5 percent over the comparable week in 2019. ADR was $158.40, down from $158.61 the week before, increased 7.3 percent and 19.9 percent against 2022 and 2019, respectively. RevPAR was $104.78 from $102.98 in the last week and rose 10.9 percent and 15.7 percent over the same month in 2022 and 2019. Among the top 25 markets, Washington, D.C., registered the highest year-over-year increase in occupancy, up 18.2 percent to 78.7 percent, while Dallas saw the highest occupancy lift over 2019, up 6.2 percent to 73 percent. Houston showed the most substantial ADR, up 25.8 percent to $133.5, while Phoenix reported the highest ADR increase over 2019, up 49.4 percent to $232.54.

RevPAR also declined to $57.9, compared to the prior week's $77.99, indicating a 0.4 percent decrease from the corresponding period in 2022. Among the top 25 markets, Boston experienced the most significant year-over-year increases, with occupancy rising by 21.5 percent to 46.2 percent and RevPAR up by 23.1 percent to $65.68. Anaheim recorded the highest ADR increase, rising by 14.7 percent to $190.86.

Occupancy dropped to 63.1 percent, down by 1.1 percentage points, while ADR in the Americas rose by 1.5 percent. Meanwhile, IHG's global RevPAR increased by 2.6 percent in the first quarter and the company opened 6,200 rooms (46 hotels) globally, marking an 11.1 percent year-over-year increase after adjusting for Iberostar, IHG said in a statement. "Global RevPAR in the first quarter of 2024 continued to grow, up 2.6 percent, reflecting the strength of our globally diverse footprint," said Elie Maalouf, IHG Hotels & Resorts' CEO. "There was an impressive performance in EMEAA, which was up nearly 9 percent. The Americas, having already recovered very strongly, was broadly flat due to some adverse calendar timing, and Greater China grew by 2.5 percent and will continue to benefit from returning international inbound travel this year. Global occupancy moved up to 62 percent and ADR increased by a further 2 percent as pricing remained robust, reflecting the complete return of leisure, business and group travel."

The pipeline included 6,065 hotels with 702,990 rooms, showing a 9 percent year-over-year rise in hotels and a 7 percent increase in rooms compared to the previous year. Furthermore, each stage of the pipeline saw year-over-year growth in the first quarter. LE's Q1 2024 U.S. Hotel Construction Pipeline Trend Report showed 1,144 hotels under construction, totaling 141,336 rooms-a 9 percent rise in hotels and a 1 percent increase in rooms compared to the previous year. Hotels set to begin construction in the next 12 months total 2,259, comprising 260,968 rooms, reflecting a 10 percent increase in hotels and an 8 percent rise in rooms year over year, the report said. Both hotel and room counts in the early planning stage increased by 9 percent year over year, reaching record-high figures of 2,662 hotels and 300,686 rooms, respectively.

Las Vegas recorded the sole double-digit increase in ADR, climbing by 10.9 percent to $217.53.

BAIRD/STR Index Rose 6.8 Percent In October - 0 views

    A CONTINUING SENSE of optimism about the nation's recovery among investors sent the Baird/STR Hotel Stock Index up in October. Hotel brands led the increase as concerns about the COVID-19 Delta variant began to ease. The Baird/STR index rose 6.8 percent during the month, and it also was up 20.7 percent year to date through the first 10 months of 2021. The index rose 5.2 percent during September compared to August. Still, the index was behind both the S&P 500, which rose 6.9 percent in October, and the MSCI US REIT Index, which rose 7.6 percent. The hotel brand sub-index rose 9 percent from September while the hotel REIT sub-index increased 0.5 percent. "Hotel stocks increased for the second straight month, but performance was led by the hotel brands once again," said Michael Bellisario, senior hotel research analyst and director at Baird. "The hotel REITs were marginally higher in October, while the hotel brands were the absolute and relative winners. Delta variant concerns are in the rearview mirror now, and investors are looking forward to the recovery continuing in 2022, particularly in some of the harder hit segments, markets, and regions that are poised to rebound strongly."

STR: U.S. Hotel Performance Up In First Week Of November - 0 views

    ALL THE PERFORMANCE metrics of U.S. hotels improved in the first week of November, according to STR. However, it remains below the performance reported two years ago. Occupancy was 59.8 percent for the week ending Nov. 6, up from 58.9 percent the week before and a 13 percent drop from the same period in 2019. ADR for the first week of the month was $128.14, up from $127.70 the week before and down 3.2 percent for the same period in 2019. RevPAR increased to $76.61 from $75.28 the week before. It was reduced by 15.8 percent when compared to the same period two years ago. During the week under review, none of STR's top 25 markets recorded an occupancy increase over 2019. Norfolk/Virginia Beach came closest to its 2019 comparable, down only 5.2 percent to 59.9 percent. The largest ADR increase was reported in Miami, up 13.6 percent to $205.56, when compared to two years ago.
