中国楼市发展至今,一共诞生了两次大行情。第一次是2008年,起因是美国爆发金融危机。为了提振国内经济,房地产被强力刺激。财政部宣布首次购房契税下调到1%,暂免印花税和土地增值税。央行宣布,贷款基准利率打7折,最低首付调整为20%。第二次是2015年,起因是2008年的强刺激导致了大量的楼市库存,积重难返之下,酿成经济三大负担之一。然后,中国开启一轮庞大的棚改货币化。所谓货币化,就是将城市棚户区进行拆除,给予拆迁户现金补贴,鼓励他们再拿这笔钱去购房。配套政策是,首付再次降到了20%,利率7折。这等于是一边定向往房地产放水,一年降低买入门槛,堪称史无前例。
