The first six months of 2014 saw a 45 percent increase in the number of real estate sales in the Cayman Islands, according to the Cayman Islands Real Estate Brokers Association.During the period of Jan. 1 through June 30, 317 sales were completed this year, compared to 218 sales during the same period last year, according to a press release issued by the association on Monday. Office demand in Asia Pacific was stable in Q1 2013 with net absorption totaling 7 million sq. ft., the same figure as in Q4 2012. Occupiers remained cautious outlooks, a trend which continued to impact leasing activity across most markets. However, Japan saw a noticeable improvement in occupier sentiment following the election of the Liberal Democratic Party. Hong Kong was the only market to record negative absorption as a sizable amount of secondary space was released to the market.
The CBRE Asia Pacific Office Rental Index recorded marginal growth of 0.05% quarter-on-quarter in Q1 2013, a very slight improvement on the 0.14Q quarter-on-quarter decline seen in Q4 2012. Rents have now been relatively flat for the past six quarters. In the current cycle overall Grade A rents peaked in Q2 2013.
CBRE's Q1 2013 Phuket Residential MarketView showed there was positive momentum in the Phuket property market.

In Q1 2013, there were six new condominium and apartment projects launched; Baan Mai Khao (Sansiri), Amari Residences, Laguna Shores Phase 2 (Laguna Resorts and Hotels), Oceana Condominium, The Emerald Terrace, and Shivalai. They were all on the West Coast with either sea views or beach proximity. Most of these projects are Luxury and High-end (prices above THB 90,000 per sq.m.) More developers are using the leasehold ownership structure offering a series of 30+30+30 years leases rather than using the condominium structure and facing the 49% foreign ownership restriction.
