  My concrete porch floor is 12 years old and has never been treated. It looks fine except for a couple of rust spots that I can't remove. My question is whether to use a water-borne stain or a solvent-based one concrete staining jacksonville. I asked a similar question a while back about my deck. I'm concerned about what future maintenance will involve. I remember you guys talking about stains penetrating the surface vs forming a film that may peel. Is the same true for concrete?
