Choice says Wyndham board not forthcoming about acquisition - 0 views

    CHOICE HOTELS INTERNATIONAL is accusing the board of directors for Wyndham Hotels & Resorts of not being forthcoming with the company's shareholders regarding Choice's exchange offer to acquire Wyndham. In its counter to the Wyndham board's rejection of the offer, Choice took issue with Wyndham's concerns about getting regulatory approval for the deal and said Wyndham shareholders support the "industrial merits of a transaction." In its original proposal, made public in October, Choice said it sought to acquire all the outstanding shares of Wyndham at a price of $90 per share and shareholders would have received $49.50 in cash and 0.324 shares of Choice common stock for each Wyndham share they own. Choice claimed that is a 30 percent premium to Wyndham's 30-day volume-weighted average closing price ending on Oct. 16, an 11 percent premium to Wyndham's 52-week high, and a 30 percent premium to Wyndham's latest closing price. Wyndham's board unanimously rejected Choice's proposal, calling it unsolicited, "highly conditional" and not in the best interest of shareholders. On Nov. 14, however, Choice sent a letter to the Wyndham board with an "enhanced proposal" intended to address Wyndham's concerns about clearing federal regulations. On Dec. 12, Choice launched its public exchange offer to acquire Wyndham and on Dec. 19 the Wyndham board officially rejected the offer and urged shareholders not to tender shares for the deal.

Banyan Group Announces Initial Closing Of $20 Million Fund - 0 views

    HOTEL INVESTMENT AND management company Banyan Investment Group announced the initial closing of $20 million Banyan Lodging Enhanced Value Fund, also known as BLEV or "Believe." The fund gives investors an opportunity to purchase hotels that have been impacted by the COVID-19 pandemic, a statement said. The group said that the first Closing delivered more than half of capital sought to acquire pandemic-impacted hotels. According to prospective investors, BLEV will reach its $35 million hard cap early next year, well before the formal end of its offering period. "The hospitality industry continues to reel from the COVID pandemic and its uneven recovery, and many markets continue to suffer from a sustained, record decline in hotel performance, a lack of liquidity in the capital markets and value dislocation," said Andy Chopra, managing partner and CIO at Banyan Investment Group. "We believe the impact caused by the pandemic has created a number of investment opportunities, ranging from newer assets selling at below replacement costs to discounts resulting from owners facing liquidity crises. BLEV will take advantage of these prevailing headwinds as we move further into a post-pandemic world." The fund will be used to form joint venture partnerships with institutional investors and/or syndicates of retail investors, with a total investible equity in the range of $350,000,000. The BLEV will focus on high-barrier-to-entry hotel locations, targeting properties with significant discounts and expects to deliver superior, risk-adjusted returns for investors when the hospitality industry re-stabilizes.

Highland Group: November Recovery Indices Pass 100 Percent - 0 views

    THE COLLECTIVE RECOVERY indices of U.S. extended-stay hotels exceeded 100 percent in November for the first time in 2021, according to hotel investment advisors Highland Group. The strongest gains were reported by mid-price and upscale extended-stay hotels. Economy extended-stay hotels continue to lead the RevPAR recovery during the month with a 22 percent gain compared to two years ago, according to "U.S. Extended-stay Hotels Bulletin: November 2021" report from the Highland Group. According to the report, the 4 percent increase in extended-stay room supply in November tied with October as the lowest monthly gain in 2021. "The impact to supply growth from reopening hotels closed during the pandemic is effectively over. Early indications are that mid-price and upscale supply growth should be well below pre-pandemic levels during the near term," the report said. "The overall hotel industry lost far more revenue than extended-stay hotels in 2020, so it is now recovering revenue more quickly." STR reported that all hotel room revenue was up 110 percent in November compared to a year ago.

    FOUR HOTELS HAVE converted to the AmeriVu brand founded in 2015 by Wisconsin hotelier Nick Rai. Amerivu is now part of Atlanta-based Hospitality Lodging Systems. The 51-room AmeriVu Inn & Suites in Cisago City, Minnesota, is a conversion from a Comfort Inn. Nearby attractions include Bloom Lake Barn wedding venue, Wild Mountain Ski Area, Trollhaugen Outdoor Recreation Area, Cedar Lake Speedway and Somerset Amphitheater. Amenities include an indoor heated pool with hot tub and is ADA accessible. "In the post-COVID environment, hotel owners don't want to work hard to recover and rebound, just so they can send bigger checks to their brand," said Doug Collins, Chairman and CEO of HLS. "Instead, more owners are deciding to work smarter - by switching to a brand that keeps hard-earned money in their pocket." In 2017, Rai opened the 40-room AmeriVu Hotel in Cumberland, Wisconsin, the 42-room AmeriVu in Prairie du Chien, Wisconsin, and two other conversions.

    IT'S BEEN A tough year for women in the hospitality industry, but progress has been made as more female executives took leadership roles, according to an annual report from the Castell Project, a nonprofit focused on promoting women in the industry. The next challenge, according to the project, is getting more women in hospitality education programs. Castell Project founder and chairwoman Peggy Berg released the 2022 Women in Hospitality Industry Leadership report during the Americas Lodging Investment Summit in Los Angeles earlier this week. During the conference, Berg received the ISHC Pioneer Award for her work in the industry, and she told a story during her acceptance speech that encapsulates where women are coming from in the industry. When she was in college, Berg said, the Equal Employment Opportunity Act lifted the restrictions on women working. So, she walked into a large firm looking for a job. "The partner in charge of the office, Jerry, he took one look at me and said 'Well, this will never work.' And then because of the EEOA, he said, 'I will give you a job if you promise not to get pregnant for two years,'" Berg said. "Jerry thought this was impossible. I thought Jerry didn't understand the law. Mostly I thought, if that's the barrier to success, the best vertical I have to cross, I can run this company. And a few years later, 140 men found themselves with a female partner."

    THE U.S. TOPS the global hotel construction pipeline in terms of project count, according to Lodging Econometrics. Overall, the pipeline increased 5 percent by projects and 4 percent by rooms over the same time last year with several stages of the pipeline hitting peaks by project and rooms counts. LE's most recent Global Hotel Construction Pipeline Trend Report released Thursday found the pipeline contains 14,779 projects with 2,412,736 rooms. There were 1,230,572 rooms in 6,896 projects under construction, all-time high. Another peak is in projects scheduled to start in the next 12 months with 4,599 projects and 651,133 rooms at the end the second quarter. There are an additional 3,283 projects and 531,031 rooms in the early planning stage of the pipeline. U.S. projects made up 38 percent of the pipeline with 5,582 projects and 687,801 rooms. China was second with 3,574 projects and 647,704 rooms, or 24 percent of the pipeline, meaning both countries make up 62 percent of the total pipeline.

Investors' optimism is driven by the travel industry's ongoing recovery due to pent-up demand that is overriding negative influences, such as the Russia/Ukraine war and rising interest rates. Baird/STR went up 0.7 percent during the month, according to STR. The index rose 3.1 percent over the first four months of 2022. In March it increased 2.2 percent in March after rising 4.1 percent in February. The index also surpassed both the S&P 500, which dropped 8.8 percent in April, and the MSCI US REIT Index, which went down 4.6 percent. The hotel brand sub-index rose 0.5 percent from March, while the hotel REIT sub-index jumped up 1.5 percent.

    TRAVEL INDUSTRY LEADERS are continuing their press of federal officials and the Biden Administration to end pre-departure testing for COVID-19 by vaccinated international air travelers bound for the U.S. This time they went directly to the White House. On May 24, representatives from the U.S. Travel Association and Airlines for America met at the White House to make their case that pre-departure testing is no longer required at this stage in the pandemic. USTA and other organizations have been lobbying the White House persistently for the past few months to take the step, and in May they sent a letter to White House COVID-19 Response Coordinator Dr. Ashish Jha saying the requirement is discouraging international travelers. Roger Dow, USTA president and CEO, reiterated that point after last week's meeting.

Record high demand, low supply growth and rising overall ADR are driving the strong performance. Economy and mid-price extended-stay hotels recovered RevPAR to their nominal 2019 values and the former is leading the recovery, the U.S. Extended-stay Hotels: First Quarter 2022 report said. However, the upscale extended-stay segment is lagging the overall recovery but reporting slightly better recovery performance as demand is at an all-time high, the report added. "There were 564,257 extended-stay hotel rooms open at the end of the first quarter. However, the 17,165 net gain in rooms open over the last year was the lowest annual increase since 2014, excluding 2020. Room nights available increased 3.1 percent over 2021, but supply growth dropped 50 percent from 2016 across all three segments," the report said.

    U.S. HOTELS WILL generate $46.71 billion in state and local tax revenue, more than ever before, according to a survey from the American Hotel & Lodging Association and Oxford Economics. Occupancy is expected to continue its recovery, the report said, but challenges remain. Average U.S. hotel occupancy is projected to reach 63.8 percent in 2023, just under 2019's level of 65.9 percent, according to AHLA. However, the labor shortage is expected to continue this year as hotels seek to fill jobs lost in the pandemic. As of December, national average hotel wages were at historic highs of more than $23 an hour and hotel benefits and flexibility are better than ever. Nearly 100,000 hotel jobs are currently open across the nation, according to job search site Indeed. "To continue growing, we need to hire more people.     THIRD-PARTY HOSPITALITY management company, Twenty Four Seven Hotels, has opened the 128-room Hyatt House Sacramento/Midtown, a statement said. Twenty Four Seven is led by David Wani as CEO. The adaptive reuse project, owned and developed by Hume Development, Inc., repurposed the former Eastern Star Hall located at Sacramento's art, music and cultural scene. According to the statement, the Romanesque Revival-style building first opened in 1928 as a Masonic women's meeting place and is listed on the National Register of Historic Places. The renovation included the redevelopment of five floors within the original structure, keeping the major architectural features of the historic building intact. "The Hyatt House Sacramento/Midtown is the perfect marriage of the classic and the contemporary, providing the latest amenities and services in a setting that draws heavily from its nearly century-old history to provide a uniquely Sacramento experience," said Amanda Hawkins-Vogel, chief operating officer at Twenty Four Seven Hotels. "This hotel is an extension of our presence in Northern California and marks our first opening this year with two more to come in 2023. As the newest hospitality offering in the city, we expect the Hyatt House Sacramento to quickly take its rightful place as the segment and market leader for business and leisure travelers."

STR: Slight fall in U.S. hotel performance in first week of February - 0 views

    U.S. HOTEL PERFORMANCE fell slightly in the first week of February from the week before, according to STR. Occupancy was 55.3 percent for the week ending Feb. 4, down from 56.3 percent the week before and decreased 7.3 percent from 2019. ADR was $145.35 during the week, increased from $142.66 the week before and up 13.9 percent from three years ago. RevPAR reached $80.45 in the first week, slightly up from $80.32 the week before and up 5.6 percent from January 2019. None of STR's top 25 markets saw an occupancy increase during the week. Las Vegas came closest to its 2019 occupancy at 78.2 percent, down 1.4 percent. It also reported the highest ADR, up 79.5 percent to $221.38 and RevPAR, up 76.9 percent to $173.20, over 2019 mainly due to Design & Construction Week 2023 and the NFL Pro Bowl Games.

Stonehill completes $1.2 billion investments in 2022 - 0 views

    COMMERCIAL REAL ESTATE direct lender and Peachtree Group affiliate, Stonehill, completed $1.2 billion in investments in 2022. Most were through loan originations and commercial property assessed clean energy financing primarily in the hospitality and retail sectors, a statement said. The investment includes $813 million in loans and $163 million as CPACE financing and the remaining $269 million was distributed across the industrial, land, mixed-use, multifamily, office and senior living real estate sectors, the company said. Stonehill said that its 2023 target is $1.5 billion and expects to invest $300 million in the first quarter. "Economic volatility coupled with uncertainty surrounding interest rates has severely decreased overall financing availability with capital providers. However, Stonehill not requiring capital markets execution has allowed it to remain active and to fill the gap in lending supply," said Mat Crosswy, Stonehill president and principal. In May 2022, Stonehill formed Stonehill CRE with Daniel Siegel as president to expand its commercial lending business. It focuses on heavy transitional assets and sectors of the credit market that are traditionally undersupplied. "We have spent years working on our capital formation, specifically so that we can be active and grab market share during periods of economic uncertainty. Also, by building our CPACE division in 2019, which completed $235 million in CPACE financing for the year, and now with Stonehill CRE, we are better positioned to provide lending solutions to a multitude of the market's current inefficiencies," said Crosswy.

It will be the largest conference in 34 years, AAHOA said. STR: Hotel RevPAR in Phoenix to reach high for Super Bowl weekend - 0 views

    THE REVPAR OF hotels in Phoenix is forecasted to reach $419 for Super Bowl weekend of February 10-12, the second-highest level for the event, according to STR. As the city also hosts Phoenix Open this week, the Friday through Sunday night occupancy may touch 94 percent and ADR to hit $445. According to STR, a unique volume of demand would push occupancy slightly higher than Phoenix's last host year in 2015 (93.7 percent) even though supply increased by 11.7 percent this year. The ADR level would rank third among host markets behind Miami in 2020 and San Francisco in 2016. "Phoenix's jump in RevPAR during its last Super Bowl host year was staggering, and this time around will be no different with big-time growth contribution from both occupancy and ADR," said Isaac Collazo, STR's vice president of analytics. "Demand speaks for itself, especially with consumer behavior around the event free of pandemic concerns-unlike the last two Super Bowls. Phoenix's ADR situation has different influences than recent host markets given inflation and having less upper-tier supply than a Los Angeles or Miami." The overall Phoenix market comprises 544 hotels with 70,488 rooms.

The praise came from all levels of the industry as well as from personal associates and friends. J.K. Patel, founder of North Point Hospitality and AAHOA chairman for 1996 to 1997 "J.P. was one of my dearest and closest friends, who I have known for over 30 years. We traveled together from coast to coast in the mid - 1990's during our chairmanship years at AAHOA. JP was always interested in working with individual owners and helping them advance and succeed in their business. He made sure everyone's voice was heard, putting their needs above all else. He was also veryinterested in making sure the younger generation of hoteliers would have a strong platform from which they can succeed. Geeta and I also had the privilege of traveling together socially with JP and Ilaben across the world. It was during those trips that JP's true kindness and gentle heart was in full force and effect. He always took the time to engage with everyone we came across during our trips and would always leave everyone with a smile on their face. We spent many evenings together discussing what was most important to JP - his faith, his family and his friends.
