SureStay Hotel by Best Western Fort Pierce is open in Fort Pierce, Florida, after a renovation. It is owned by the Satya Group led by Sachit Patel as president. The 72-room hotel is near Heathcote Botanical Gardens, Fort Pierce Beach and St. Lucie County Aquarium. Amenities include an outdoor pool with hot tub. The renovation included all-new flat-screen televisions, bedding, furniture, carpet, and lighting fixtures. ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

EVERWOOD HOSPITALITY PARTNERS has completed the acquisition of the 184-room LaQuinta I Drive/Convention Center hotel in Orlando, Florida, from Cavalier Florida, LP, the company said. Real estate capital advisory, Cronheim Hotel Capital, helped secure the loan for the acquisition and subsequent renovation of the property which includes upgrades to public and private spaces. The loan, from a Florida-based bank, which provided five-year fixed rate financing with two years of interest only, represented 65 percent of the all-in cost, according to Everwood. The hotel is next door to ICON Park and offers multiple dining and entertainment options. The property is one mile from the Orange County Convention Center and the city's many amusement parks and entertainment venues. Amenities include an outdoor pool and a fitness center. "With its proximity to many of Orlando's top attractions, the LaQuinta is an ideal addition to Everwood's expanding hotel portfolio," said Amit Patel, Everwood's managing principal and chief operating officer. "We continue to seek hotels in prime markets with barriers to new entry and multiple demand generators that help protect against occasional market fluctuations. Following the implementation of our proprietary management and marketing systems, LaQuinta I Drive will become the segment leader for leisure and business travelers in Orlando."

Red Roof Inn Hutchins is now open in Hutchins, Texas. The 41-room hotel is owned and operated by Jay Patel as his first hospitality venture. Red Roof Inn Hutchins is close to Dallas and attractions including the Cold War Air Museum, Trinity River Audubon Center and Trinity Forest Adventure Park, Red Roof said in a statement. Red Roof Inn Hutchins is pet friendly and is part of the RediRewards program from Red Roof. The hotel also takes part in Red Roof's RediClean program. Patel was introduced to Red Roof by a friend and existing franchisee. "Red Roof's team has supported me throughout this project, from start to finish," Patel said. "Special thanks to Alex Shamsuddin, Red Roof's Regional Vice President of Franchise Sales, who collaborated closely with me to secure permits for the ideal location in Hutchins, Texas. HomeTowne Studios Yuba City and Red Roof Inn Yuba City are now opened in Northern California's Yuba City. The properties are owned by Surendra and Hema Patel of Greenleaf Hospitality from the San Francisco Bay area, Red Roof said in a statement. The HomeTowne Studios offers 76 extended-stay rooms, while the adjacent Red Roof Inn features 43 rooms, according to Red Roof. "The dual-branded HomeTowne Studios and Red Roof Inn Yuba City are important pieces in Red Roof's strategy to expand its presence on the West Coast," said Matthew Hostetler, Red Roof's chief development officer. "Surendra and Hema Patel have been leaders in the California hospitality industry for three decades, and we're confident this partnership, along with these newly renovated properties, will propel the brand forward in the region." The property is near Sutter Buttes, Toyota Amphitheatre, Bonanza Convention Center, Beale Air Force Base, Rideout Memorial Hospital, and Thunder Valley Casino. The Best Western Plus Heritage Rail Inn & Suites is now open in York, Pennsylvania. The hotel, owned by Sagar Shah and his family, recently completed a $3 million renovation. It features 73 rooms and 55 suites, along with amenities such as retro games, a fitness center, a yoga and wellness room, a business center and a meeting room, Best Western said in a statement. THE U.S. SUPREME Court overturned a lower court ruling that found Grants Pass, Oregon's ban on outdoor sleeping on public lands violated the constitution's prohibition of cruel and unusual punishment. AAHOA expressed concerns over the ruling in the case that could push the homeless population into hotels. Previously, the U.S. Ninth Circuit Court held that enforcing city ordinances banning outdoor sleeping did violate the Eighth Amendment's Cruel and Unusual Punishments Clause "whenever the number of homeless individuals in a jurisdiction exceeds the number of 'practically available' shelter beds," according to the Supreme Court ruling. This led to several lawsuits against cities filed by homeless advocates, including one against Grants Pass that led a district court to file an injunction prohibiting the city from enforcing the ordinance. The Supreme Court overturned the district court's holding, saying the city's punishments for violations, including fines in first offenses and imprisonment for multiple violations, did not meet the Eighth Amendment's definitions of cruel and unusual. That ruling has an immediate impact on cities and counties in Oregon and other Western states, according to Oregon media.
