VERAKIN CAPITAL, A real estate investment group, exceeded its $350 million investment milestone in the first quarter of this year. The company has made collective investments in three hotel properties that are currently in various stages of development; the Moxy in downtown Atlanta, Georgia; Hampton Inn/Home 2 in downtown Nashville, Tennessee; and Courtyard by Marriott in Pittsburg, California, the company said in a statement. Verakin, led by partners Rupesh and Bimal Patel and Hiten Suraj, is the lead developer of the Courtyard by Marriott, while the company is co-investing in the other two projects alongside RevPar Development and Emerge Hospitality Group, according to the statement. RevPar Development is a privately-owned hotel development and management company on the East Coast, while Emerge Hospitality Group is a family-owned and -operated hotel ownership, development and management company. "We are developing both on our own behalf and in joint ventures with like-minded investment groups," Rupesh Patel said. "We are seeing that newer hotels and brands are faring better than their older counterparts as travel rebounds in many markets and segments. To help satiate our investment growth appetite, we will continue to seek best-in-class partners, such as RevPar Development and Emerge Hospitality Group, who have proven track records as credible institutional investors, developers and operators." The Moxy hotel in downtown Atlanta, will feature 181 rooms spread across 13 floors and is scheduled to open mid-2026 before the FIFA World Cup. The centrally located hotel will cater to both business and leisure travelers and will offer three food and beverage options, including a roof top bar and lounge with views of the Mercedes Benz Stadium.

SONESTA INTERNATIONAL HOTELS Corp. recently launched Sonesta Essential, a new upper-midscale select-service brand. The company now offers 15 brands. Sonesta Essential is meant to offer easier new builds and conversions with modest brand standards, limited food and beverage requirements and simplified conversion processes, according to the company. "Sonesta Essential is a fresh, new brand carefully designed by Sonesta to deliver a core selection of services compared with other hospitality experiences," said Brian Quinn, Sonesta chief development officer. "With tremendous demand in the select-service category, we are confident that Sonesta Essential will become a leading brand in an exciting, timely and relevant segment." The first two Sonesta Essential hotels will be a franchise in Vacaville, California, which is set to open in late spring 2023, and a managed property in Chattanooga, Tennessee, which will be converted from a Sonesta Select in the fall of 2023.

BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

THE AMERICAN HOTEL & Lodging Association has launched Responsible Stay, an industry initiative to make meetings, events and guest experiences in U.S. hotels more environmentally and socially responsible. AHLA contends that the initiative is meant to unite major hotel companies, including at least two Asian American-owned companies, around sustainability priorities. Responsible Stay is focused on four areas: Energy efficiency: Optimizing energy efficiency through operational improvements and adoption of clean energy technologies Waste reduction: Investing in waste reduction programs and new, innovative alternatives to reduce, reuse and recycle waste across properties Water conservation: Ensuring the reduction of water usage by implementing water-efficient practices in core areas like laundry, food and beverage, and landscaping Responsible sourcing practices: Sourcing responsibly and prioritizing sustainability in supply chains to prevent harmful environmental and social impacts Under the initiative, AHLA and its members will strengthen environmental programs, education and resources to provide a "responsible stay" for guests, protect the future of the planet and support communities across the country, the statement added.

CHOICE HOTELS INTERNATIONAL has named its eight nominees for the board of directors for Wyndham Hotels & Resorts to be voted on in Wyndham's 2024 shareholder meeting. The nominees, including Jay Shah, executive chairman at Hersha Hospitality Trust, are expected to support Choice's bid to acquire Wyndham despite multiple rejections by the latter. In response, Wyndham said it will evaluate the nominees as part of its due diligence, but it also said the nominees were "hand-picked to push through their offer." Along with Shah, Choice's nominees are: Barbara Bennett, founder and principal executive of business consulting firm Bennett West LLC. Emanuel Pearlman, founder, chairman and CEO of investment management and financial consulting firm Liberation Investment Group. Fiona Dias, digital commerce consultant who served as the chief strategy officer of online shopping service ShopRunner from 2011 to 2014. James Nelson, CEO of real estate investment trust Global Net Lease, Inc. Nana Mensah, founder, chairman and CEO of food packaging and processing equipment exporter 'XPORTS Inc. Susan Schnabel, founder and co-managing partner of buyout fund advisor aPriori Capital Partners. William Grounds, principal of his advisory business Burraneer Capital Advisors LLC. "These nominees are proven leaders with wide-ranging expertise across relevant industries, including deep proficiency in the hospitality and franchising sectors," said Stewart Bainum, chairman of Choice's board of directors. APPROXIMATELY 75 PERCENT of Americans plan to take road trips this summer, with about 33 percent intending to travel more than 250 miles from home, according to a recent study by WalletHub. However, choosing an affordable travel destination is challenging due to higher gas prices, currently averaging over $3.45 per gallon nationwide, and increased accommodation costs. The WalletHub study, which assessed all 50 U.S. states across 32 metrics to identify the most budget-friendly road-trip destinations, ranked Texas, Minnesota and New York as the top three states to visit this summer. "Taking a summer road trip can be a very exciting way to experience a new place, but with the prices of gas, food and accommodations heavily impacted by inflation, you'll want to be in a state that makes this type of vacation affordable," said Cassandra Happe, WalletHub's analyst. "Safe roads are also key, and so is having plenty of worthwhile attractions to stop at along the road. The best states for summer road trips therefore are those that keep costs low while providing the best driving experience and most fun activities."
