Newcrestimage Buys Historic Magnolia Hotel In Dallas - 0 views

    AS THE FIRST investment for its recently announced $100 million real estate fund, NewcrestImage has purchased the Magnolia Hotel in downtown Dallas. The company, which is based in Dallas, purchased the historic building from Denver-based Stout Street Hospitality. Opened in 1922 as the headquarters offices for Magnolia Petroleum, the 325-room, 29-floor Magnolia Hotel was the city's first skyscraper and the first high-rise in the United States to have air conditioning. It is listed on the National Register of Historic Places and opened as a luxury boutique hotel in 1999. The hotel is across from the 37-floor world headquarters of AT&T and the $100 million AT&T Discovery District, a shopping, dining and entertainment development. The Discovery District features a 30-foot diameter interactive "walk-in" sculpture and a 104-foot high media wall for watching sports, movies and music events. The hotel features a library, a restaurant, two lounges and 11 meeting rooms, that range from 230 to 3,500 square feet. "Rooted in history and ready to be reinvented for the future - that describes this hotel, and also our entire hospitality industry right now," said Mehul Patel, chairman and CEO of NewcrestImage. "The Magnolia Hotel is an especially relevant and significant opportunity for us because it continues two important corporate commitments - re-energizing downtown Dallas and revitalizing historic buildings."

PHM enters third-party management contract with TEKMAK - 0 views

    PEACHTREE HOSPITALITY MANAGEMENT has contracted with TEKMAK Development Co., a full-service hospitality development company, to provide third-party management services for a portion of its hotel portfolio. The three hotels are all in Texas. PHM will assume operations of the SpringHill Suites Dallas Rockwall in Rockwall, Texas, on Aug. 1, and is slated to manage two under-construction hotels, a dual-branded TownePlace Suites by Marriott and Fairfield by Marriott in Paris, Texas, and a TownePlace Suites by Marriott in Forney, Texas, the company said in a statement. "This is the second long-term management agreement we've entered into already in 2023, and we will continue to seek best-in-class partners like TEKMAK as we pursue our own third-party management growth goals," said Patrick Short, PHM president. "Our third-party operated portfolio continues to expand, currently accounting for nearly a third of our entire managed portfolio. We expect to continue growing our third-party portfolio moving forward, ultimately surpassing our owned hotels." A division of Peachtree Group, which is led by Jatin Desai and Mitul Patel as managing principals, PHM operates branded, limited-, select- and compact full-service hotels primarily in the upper-midscale and upscale segments. The company presently manages 92 hotels across 28 brands with 11,186 rooms in 22 states. These three TEKMAK hotels increase PHM's third-party operations to 34 hotels, the statement added.

SHaD starts 10-city tour to benefit women-led hotel projects - 0 views

    REAL ESTATE INVESTMENT competition She Has a Deal (SHaD) started a 10-city tour of U.S. cities to raise equity capital under the name "SHaD Prosperity Fund I." The funds will support women-led hotel projects, a statement said. The tour kicks off in Miami on Feb. 11 and will be open to small groups of qualified individual investors, family offices, small entities and trusts. Cities on the tour include Cleveland, Phoenix, Dallas, New York, Atlanta, Chicago, as well as Oakland, California; Louisville, Kentucky; and Washington, D.C. It will finish in the first week of April. According to SHaD, each event will include a preview of the women-led hotel deals being pitched by participants in the 2022 She Has a Deal pitch competition. "Launching SHaD Prosperity Fund I is the next logical step in the SHaD mission. Now that we have created a powerful platform to expose more women to hotel ownership and educate them about the process, I want to ensure that capital is available for the women to close their hotel deals," said SHaD founder Tracy Prigmore. "This investment vehicle marries two of my passions: creating investment vehicles that open the doors of hotel investing to more people and increasing the number of women owning and developing hotels. The ability to create passive income for investors while leading social change is inspiring."

NewcrestImage opens Canopy in Dallas - Asian Hospitality - 0 views

    NEWCRESTIMAGE HAS OPENED its first Canopy by Hilton upscale hotel in north Dallas. The Canopy is part of Frisco Station, a four-brand, 600-room "lifestyle hotel campus" developed by the company. The 150-room, seven-floor Canopy joins the first two hotels, an AC Hotel and Residence Inn dual-brand with 150 rooms each that opened in 2019. The fourth hotel, a 150-room Hyatt Place, currently has no scheduled date for start of construction. "The opening of this Canopy symbolizes the story of hospitality's comeback around the country and around the world," said Mehul Patel, chairman and CEO of NewcrestImage. "Our company's commitment to serve travelers is not a victim of coronavirus, and we have many hygiene procedures in place so guests can feel safe, comfortable, and special." Some of those procedures include disinfecting guest luggage on arrival; using technology to reduce physical interaction between guests and staff during check-in and check-out; and improving the hotel's HVAC system to prevent spread of microbes and virus.

LE: U.S. leads global full-service hotel pipeline in Q1 with 2,272 projects - 0 views

    THE U.S. LEADS the global full-service hotel pipeline in the first quarter of 2024 with 2,272 projects and 341,854 rooms, accounting for 41 percent of all planned or under-construction hotels worldwide, according to Lodging Econometrics. Dallas and Los Angeles are among the top five cities globally in the pipeline. The global pipeline totals 15,366 projects and 2,382,195 rooms, marking a year-over-year increase of 6 percent in projects and 3 percent in rooms. LE's Q1 2024 Global Hotel Construction Pipeline Trend Report showed a record high in global room counts and a significant rise in full-service projects by the end of the first quarter. In the first quarter, there are 6,195 projects and 1,101,602 rooms under construction worldwide, the report said. Projects set to start within the next 12 months total 3,840 projects and 528,251 rooms, an 8 percent increase in projects and a 5 percent increase in rooms year-over-year. Early planning stage projects and rooms have reached all-time highs at 5,331 projects and 752,342 rooms, rising 12 percent and 9 percent year-over-year, respectively.

LE: Dallas leads U.S. hotel development in Q2 - 0 views

    THE TOP FIVE U.S. markets with the largest hotel construction pipelines are led by Dallas with 189 projects and a peak of 22,392 rooms in the second quarter of 2024, according to Lodging Econometrics. That is four projects shy of its end of fourth quarter 2023 record. Atlanta follows with a record 159 projects and 18,522 rooms. The Inland Empire ranks third with a record 124 projects and 12,569 rooms, while Nashville has 123 projects and 15,924 rooms and Phoenix boasts 120 projects and 15,627 rooms. LE's Q2 2024 U.S. Construction Pipeline Trend Report revealed that 10 states-Texas, California, Florida, Georgia, Tennessee, North Carolina, Arizona, New York, Alabama and Michigan-account for 60 percent of the rooms in the pipeline.

    FRESH FROM SELLING off much of its portfolio, NewcrestImage recently agreed to purchase nine hotels in Arizona from G6 Hospitality, six branded Motel 6 and three branded Studio 6. The company expects to close the transaction in early March. The six Motel 6 properties Dallas-based NewcrestImage will purchase are: Mesa North, 152 rooms Phoenix West, 148 rooms Phoenix Tempe, 131 rooms Scottsdale South, 100 rooms Mesa South, 91 rooms Phoenix Airport, 61 rooms The three Studio 6 properties being acquired are: Tempe, 151 rooms Phoenix Deer Valley, 142 rooms Tucson East, 121 rooms "Acquiring properties, along with developing new hotels, are our two primary investment strategies for achieving growth in 2022," said Mehul Patel, chairman and CEO of NewcrestImage. "We look forward to creating fresh opportunities for these nine Arizona hotels in keeping with our operating philosophy, abilities, and track record." STR: U.S. hotel construction pipeline up in December first time since 2020 - 0 views

    U.S. HOTEL CONSTRUCTION increased slightly in December after 25 consecutive months of decline, according to STR. Projects in the later stages of development saw a reversal in their decline and luxury projects were up. There are 159,344 rooms in construction during the month, up 0.3 percent, over Dec. 2021. As many as 213,066 rooms are in the final planning state, an increase of 15 percent over last year. STR pipeline data added that 240,092 rooms are under planning, a decline of 15.6 percent. New York City, Phoenix and Dallas are set to see the largest supply percentage increases from current construction. The luxury and upscale segments would see the most supply. "While the overall pipeline continued to contract year over year, December showed strength in the later phases of development," said Alison Hoyt, STR's senior director of consulting. "Over the past year, we've seen late-stage pipeline rooms consistently decline from 2021 levels, while rooms in the planning phase often showed double-digit growth. We started to see a change in this pattern in November, when final planning rooms significantly jumped year over year and planning rooms came down pretty firmly. The same occurred in December, with the only difference being construction increasing slightly over 2021. When looking strictly at volume, the in-construction phase has been fairly stable throughout the year, remaining under 160,000 rooms and showing month-over-month increases from July through October and again in December."

    TWO ASIAN AMERICAN-owned companies are working together to develop a Canopy by Hilton in downtown New Orleans. Baywood Hotels and NewcrestImage are renovating the historic former Oil and Gas Building into a 176-room, 14-floor upscale hotel. Baywood, based in Columbia, Maryland, is led by President Al Patel and Mehul Patel is chairman and CEO of Dallas-based NewcrestImage. The joint venture will update the Oil and Gas Building that was built in 1959 and placed on the National Register of Historic Places in 2014 for its use of glass, steel and abstract geometry in a skyscraper. It is near the city's French Quarter, the Mercedes-Benz Superdome, the Ernest N. Morial Convention Center, the Audubon Aquarium, Harrah's Casino and historic Jackson and Lafayette squares.

    The AC Hotel by Marriott At Arizona Center is open in Phoenix, Arizona. It is a joint venture between Dallas-based NewcrestImage, led by Mehul Patel as chairman and CEO, and Las Vegas-based LaPour Partners. The 199-room, 13-floor boutique hotel is the first joint venture between NewcrestImage and LaPour Partners. It is in Arizona Center, a million square-foot mixed use development. New prototypes, renovation program unveiled at AAHOACON 2021 - Asian Hospitality - 0 views

    THREE LARGE HOTEL companies took advantage of last week's 2021 AAHOA Convention & Trade Show at the Kay Bailey Hutchison Convention Center in Dallas to announce new brand prototypes and refurbishments. They include two new extended-stay concepts and investments in existing midscale brands. Red Roof Inn introduced its new HomeTowne Studios prototype that the company said features a cost-effective development footprint, and a layout that offers improved operational efficiency. Also, G6 Hospitality, parent company for Motel 6 and Studio 6, introduced its Studio 6 Suites to meet what it sees as increased demand of extended-stay brands. Also, Wyndham Hotels & Resorts announced it would invest more than $40 million over the next three years in its Microtel and La Quinta by Wyndham brands. The company's Microtel Lift Incentive Program aims to encourage renovations that will bring existing properties parallel to the new build prototypes followed by the brands.
