Peachtree Hotel Group reaches $2 billion in capitalization - 0 views

    THE STOP-AND-GO economy of 2021 did not slow down progress for Peachtree Hotel Group of Atlanta. The accrued a record of $2 billion in total capitalization through 140 transactions, including acquisitions, developments, lending and hotel investments. Representatives of the company, which is led by Mitul Patel and Jatin Desai as managing principals along with Greg Friedman as CEO, discussed the record year at the Americas Lodging Investment Summit in Los Angeles last week. "We are extremely pleased to have completed an extraordinary year of investment activity," Friedman said. "Our strategy of investing up and down the capital stack and opportunistically pivoting as markets shift allows us to capitalize on investments during any business cycle. 2021 exemplified our ability, and we expect that 2022 should be another strong year on the investment side."

STR: U.S. hotel performance flat in third week of January - 0 views

    U.S. HOTEL PERFORMANCE remained relatively flat during the third week of January, according to STR. Tampa, Florida, led the top 25 markets in terms of occupancy. Occupancy was 48.7 percent for the week ending Jan. 22, and it was 48.8 percent the week before. It was down 15.9 percent from the comparable week in 2019. ADR was $122.17 for the week, almost same as the week before at $122.12 and down 1.4 percent from two years ago. RevPAR reached $59.52, it was $59.57 the prior week and down 17.1 percent from the same period two years ago. None of STR's to 25 markets recorded an occupancy increase during the period compared to two years ago. Tampa came closest to its pre-pandemic comparable in the third week, down just 1.7 percent to 72.1 percent. It also posted the largest ADR rise, up 14 percent to $151.74. The only RevPAR increase was also registered at Tampa, up 12 percent to $109.39.

    ANOTHER ASIAN AMERICAN developer has signed on to build two properties under Choice Hotels International's upscale Cambria brand. VRL Hotels, led by Victor Patel as president, has signed on to build a Cambria in Gatlinburg and another in Pigeon Forge, Tennessee. The 140-room Cambria Hotel Gatlinburg hotel is expected to open in 2022. It will feature a rooftop bar and restaurant overlooking the tourist town in Great Smoky Mountains National Park. The 140-room Cambria Hotel Pigeon Forge is expected to open in 2024. Nearby attractions include Dollywood amusement park, the Southern Gospel Music Association Hall of Fame and Museum, the LeConte Center at Pigeon Forge, Titanic Museum Attraction, NASCAR SpeedPark Smoky Mountains and seasonal outdoor events throughout the year, such as Winterfest. Both hotels will have multi-function meeting and event spaces and fitness centers among other amenities.

CBRE forecasts RevPAR to regain 2019 levels by 3rd quarter - 0 views

    A STRONGER THAN expected performance by U.S. hotels in the fourth quarter of 2021 led CBRE Hotels Research to upgrade its forecast for the rest of 2022. CBRE now forecasts RevPAR will reach 2019 nominal levels by the third quarter of this year, one year earlier than the previous forecast. Occupancy is expected to rise 6.7 percent to 61.3 percent this year, then rise 5.2 percent to 64.4 percent in 2023. ADR is forecast to rise 10.1 percent to $133.94 in 2022 and go up 6 percent more to $141.99 in 2023. CBRE expects RevPAR to rise 17.5 percent in 2022 overall to $82.04 and then rise 11.5 percent to $91.46 in 2023. Positive trends, such as high employment and the return to the office for many workers who had been working from home contributed to the revised forecast, CBRE said. Other factors contributing to the improvement include below-average supply growth, strong domestic leisure trends, the resumption of inbound international travel and a predicted return to office later this year. However, ongoing inflation and geopolitical tensions connected to the war in Ukraine still threaten progress.

The senior Marriott has led the company for more than 60 years. Marriott announced the change in February. He became a full-time associate in 1956, and soon afterward began overseeing the first Marriott hotel. He became president of the company in 1964 and CEO in 1972, a role he held for 40 years before stepping down in 2012. He was elected chairman of the board in 1985. Baird/STR went up 0.7 percent during April. The index decreased 2.8 percent over the first five months of 2022. It increased 2.2 percent in March after rising 4.1 percent in February. Baird/STR index fell behind the S&P 500, which was flat from April, but surpassed the MSCI US REIT Index, which was down 6.3 percent. The hotel brand sub-index fell 6 percent from April, while the Hotel REIT sub-index dipped 4.9 percent during the month.

    HAWKEYE HOTELS AND HOS Management recently sold three hotels in the Savannah, Georgia, area for approximately $100 million. Both companies have plans to continue to expand their development pipelines. The Montford Group and Opterra Capital purchased the Aloft Savannah Airport while Mission Hill and KSL Capital Partners bought the Fairfield Inn & Suites Downtown Savannah Historic District and the Aloft Savannah Historic District, according to Hawkeye, which is led by Ravi Patel as president. All three hotels have more than 400 rooms and each were developed by Savannah-based HOS and Hawkeye Hotels in the last 24 months. HOS and Hawkeye together have more than 40 hotel projects in the pipeline, including more than a dozen projects starting construction this year. Both have been actively buying and selling multiple assets in addition to developing new hotels, and last month Hawkeye opened The Le Meridien St. Louis Downtown in St. Louis.

HotStats: Hotels see strong performance in first quarter - 0 views

    THE PERFORMANCE OF U.S. hotels ended strong in the first quarter with March profit surging across most global regions, according to HotStats. The research firm said stronger revenues, better conversion rates and less worry by travelers about a COVID upsurge drove the first quarter surge in performance. During the quarter U.S. hotels saw an increase in its operating fortunes, according to a blog post on the HotStats website. GOPPAR in March 2022 was up $70 over January 2022 and at $90 was closing in on March 2019's level. It was the highest profit month in the U.S. since February 2020, the last normalized month of performance before COVID-19 reframed the world. ADR growth in the U.S. led the way in recovery with March ADR on a nominal basis was at its highest level since October 2018.
