The index rose 5.2 percent during September compared to August. Still, the index was behind both the S&P 500, which rose 6.9 percent in October, and the MSCI US REIT Index, which rose 7.6 percent. The hotel brand sub-index rose 9 percent from September while the hotel REIT sub-index increased 0.5 percent. "Hotel stocks increased for the second straight month, but performance was led by the hotel brands once again," said Michael Bellisario, senior hotel research analyst and director at Baird. "The hotel REITs were marginally higher in October, while the hotel brands were the absolute and relative winners. Delta variant concerns are in the rearview mirror now, and investors are looking forward to the recovery continuing in 2022, particularly in some of the harder hit segments, markets, and regions that are poised to rebound strongly."

The My Place Hotel-Green Bay is now open in Green Bay, Wisconsin. It is owned by Asharam, LLC led by Principal Atul Patel. The 64-room extended-stay hotel is the 61st My Place hotel in the U.S. and the second in Wisconsin. It is part of My Place's Trend Hotels & Suites brand launched earlier this year. It is near Lambeau Field, home of the Green Bay Packers. "My Place is the perfect fit for this area. The Hampton Inn & Suites by Hilton Huntsville Downtown is now open in Huntsville, Alabama. It is owned by Chattanooga, Tennessee-based Vision Hospitality Group led by Mitch Patel as president and CEO. The 150-room hotel will be operated by Vision's subsidiary Humanist Hospitality. It is near the Von Braun Center multi-purpose indoor arena as well as various boutiques, restaurants breweries and craft coffee shops. Huntsville is home to the U.S. Space and Rocket Center, Marshall Space Flight Center and Redstone Arsenal, along with the second largest technology and research-park in the nation. Hotel amenities include 1,800 square feet of meeting space and a lobby bar.

THE UPWARD MOVEMENT of ADR for U.S. hotels lifted the forecast for the market by STR and Tourism Economics. The travel research firms released the new forecast during the opening sessions of the Americas Lodging Investment Summit in Los Angeles on Monday. The recovery timeline laid out in the new forecast remains mostly the same as the previous forecast released in November, with ADR will near full recovery this year. RevPAR is anticipated to exceed 2019 levels in 2023, but when adjusted for inflation ADR and RevPAR are not projected to reach full recovery until after 2025. Occupancy is projected to surpass 2019 levels in 2023. "The industry recaptured 83 percent of pre-pandemic RevPAR levels in 2021, and momentum is expected to pick up after a slow start to this year," said Carter Wilson, STR's senior vice president of consulting. "With so much of that RevPAR recovery being led by leisure-driven ADR, however, it is important to keep an eye on the real versus the nominal. Terms of recovery are not playing out evenly across the board, and many hoteliers have had to raise rates to minimize the bottom-line hit from labor and supply shortages. We are anticipating inflation to remain higher throughout the first half of the year with a gradual leveling off during the third and fourth quarters. If that happens, and we avoid major setbacks with the pandemic, this year will certainly be one to watch with demand and occupancy also shaping up to hit significant levels during the second half."

HOTEL CONSTRUCTION DROPPED in December, falling 61,000 rooms below the peak reached in early 2020, according to STR. The number of projects under construction and in final planning is particularly down from the same time last year while many more are in the planning phase. There were 158,906 rooms in the construction phase in December, down 19.2 percent from the same month in 2020, according to STR. There were 185,231 rooms in final planning, down 20.6 percent from 2020, but there were 284,502 rooms, up 38.9 percent from the previous December. "This past year was the second in a row with far fewer rooms in construction and final planning, but the rise in planning activity could be an indicator that the pandemic's impact on the pipeline will be different than what we saw during the Great Recession," said Alison Hoyt, STR's senior director of consulting. "During the previous recession, construction declines persisted from 2008 through 2010, but with massive jump in planning today, the construction downturn may not last as long as more rooms advance to later phases of the pipeline."

THE LEISURE AND hospitality sector saw some job growth in December, according to the Bureau of Labor Statistics' December employment report. Not enough, however, according to the U.S. Travel Association, meaning more federal aid is needed. The sector added 53,000 jobs during the month, according to the BLS data. The overall economy added 199,000 jobs. "Leisure and hospitality has added 2.6 million jobs in 2021, but employment in the industry is down by 1.2 million, or 7.2 percent, since February 2020," the report said. "Employment in food services and drinking places rose by 43,000 in December but is down by 653,000 since February 2020." However, the report indicates that the recovery is uneven, said Tori Emerson Barnes, USTA's executive vice president of public affairs and policy, in a statement. December's performance was the second-worst since January 2021, she said. "The small gains made are not enough to propel the sector toward a larger recovery, as more than 7 percent of all L&H jobs remain lost compared to just 2 percent for the rest of the U.S. economy," Barnes said. "As the spread of the omicron variant continues to impact travel, there remains a pressing need for Congress to provide additional federal relief and stabilizing policies that will enable the return of business travel, professional meetings and events, and international inbound travel."

TWO BOUTIQUE HOTELS owned by Vision Hospitality Group, The Grady Louisville Downtown in Louisville, Kentucky, and the Kinley Cincinnati Downtown in Cincinnati, have won different categories of this year's StayBoutique Awards by the Boutique Lifestyle Leaders Association. Mitch Patel, the Chattanooga, Tennessee-based company's president and CEO, was a runner up for BLLA's Iconic Boutique Hotelier. The Grady, which opened in June 2021 and recently reopened after a renovation, took first place for two categories in the BLLA awards, Boutique Hotel Design Project and Boutique Hotel Under 100 Rooms. The SureStay Plus Hotel by Best Western Odessa in Odessa, Texas, is now open. It is owned by Shivbkrishna LLC led by Manish Bhakta. The 110-room hotel is near the Odessa Meteor Crater, the second largest meteor crater in the U.S., the Parker House Ranching Museum and Monahans Sandhills State Park. Amenities include a fitness center, indoor pool and two different spaces for meetings and events. Delta Hotels by Marriott Indianapolis Airport is open in Indianapolis. The hotel is owned by Blue Sky Hospitality Solutions led by President and CEO Naveen Shah. The 240-room hotel is near Indianapolis International Airport and eight miles from downtown Indianapolis. Other nearby attractions include Lucas Oil Stadium, The Indianapolis Zoo, the Indianapolis Children's Museum, Eli Lilly, Rolls Royce, Indiana University and Purdue University. The hotel has 5,193 square feet of meeting space, including a 4,370-square-foot ballroom and two smaller boardrooms. "This marks our second Delta Hotel in the Indianapolis marketplace, allowing for shared economies of scale and best practices," Shah said. "Our familiarity with the market and the brand will allow the hotel to ramp up quickly as Marriott continues the global expansion of Delta."

EXTENDED-STAY HOTELS experienced limited growth in July, reflecting the summer travel season's tendency to favor the overall hotel industry more than extended-stay establishments, according to The Highland Group. Total hotels reported a smaller decrease in occupancy and a slightly higher increase in ADR compared to all extended-stay hotels in July 2022. According to Highland, Extended-stay hotels performed similarly to the preceding three months in July. The economy segment reported a decrease in RevPAR, while upscale extended-stay hotels saw the strongest RevPAR increase. However, ADR growth across extended-stay segments has noticeably narrowed over the last three months. For the second consecutive month, the economy segment achieved faster ADR gains compared to mid-price extended-stay hotels. "Extended-stay hotels' 9.2 percentage-point occupancy premium above the overall hotel industry is slightly below the long-term annual average range but typical for the summer travel season," said Mark Skinner, partner at The Highland Group.

REFLECTING THE POSITIVE side of the Easter calendar shift, U.S. hotel performance during the second week of April increased from the previous week, according to STR. Year-over-year comparisons also were up. Occupancy was 64.2 percent for the week ending April 15, up from 61.3 percent the week before, and increased 3.7 percent than the comparable week in 2022. ADR stood at $155.33, up from $153.3 the week before, jumped 4.7 percent against 2022. RevPAR came in at $99.67, increased from $94 in the last week, and rose 8.6 percent over the same month in 2022. Among the top 25 markets, Minneapolis saw the highest year-over-year increase in occupancy, up 17.4 percent to 54.5 percent during the Easter week. Washington, D.C., reported the most substantial ADR, up 22.5 percent to $200.99, and RevPAR, increased 38.1 percent to $146.73 year-over-year.

Sonesta Essential Plainfield, an upper-midscale hotel with 67 rooms, is now open in Indianapolis. The property, owned by Bipin Patel, is the second Sonesta Essential location to launch since the brand's introduction in January. The hotel is near Pioneer Park, Sodalis Nature Park, Indianapolis International Airport, the Indianapolis Zoo, Zip City Indy and the Indiana War Memorial & Museum. Amenities include a fitness center. It gives insights into lessons drawn from the gig economy, strategies for upholding service excellence with fewer available workers, and means to assess the sustained advantages of these approaches. Roughly 92 percent of hotels experiencing staffing shortages despite job growth in the second quarter of 2023, Unifocus said.

STONEBRIDGE COS. RECENTLY acquired the DoubleTree by Hilton Hotel Las Vegas Airport, marking the Denver-based companies entrée in the Las Vegas market. The company, led by Aly-khan Merali as president and managing partner and founder and CEO Navin Dimond, plans to renovate the 190-room hotel. The DoubleTree, built in 1998, is near both the Harry Reid International Airport and the Las Vegas Strip. The planned renovations will include guest rooms and common areas, with work is anticipated to begin in the second quarter of 2023 and anticipated to end in the fourth quarter of that year. "We are excited to continue our growth with the recent acquisition of the DoubleTree Las Vegas Airport hotel. STONEHILL CRE, THE commercial real estate group of investment firm Stonehill, has originated and purchased $200 million in first mortgage loans since being launched in the second quarter of 2022. The companies expect to complete an additional $100 million in loan originations and other transactions by year's end, based upon deals in its pipeline, and Stonehill CRE is targeting over $500 million in transaction for 2023. Stonehill CRE, formed in May with Daniel Siegel as its president, is designed to work in all real estate sectors to navigate ongoing market volatility and enable real estate owners to execute their business plans, according to the company. Its work has made Stonehill the 10th largest U.S. hotel lender in 2021, according to the Mortgage Bankers Association. Atlanta-based Stonehill and Stonehill CRE are affiliates of Peachtree Group, led by Jatin Desai and Mitul Patel as managing principals. "Stonehill CRE's formation came at a fortuitous time as market conditions have created a dislocated lending environment for commercial real estate," said Siegel. "Traditional lenders have not only slowed commercial real estate lending but also tightened underwriting standards, which allows us to provide needed liquidity for maturing loans, new acquisitions and construction projects."

AS THE FIRST half of 2022 ended, U.S. hotels overall were catching up with extended-stay hotels in terms of recovery, according to a report from The Highland Group. RevPAR recovery, for example, was almost the same for hotels overall and extended-stay. Also, the report found that new construction fell to an 8-year low over the first two quarters of the year, according to the report. For the first time in 18 months, the overall hotel industry's second quarter RevPAR recovery index surpassed 100 percent, matching the extended-stay hotel's 109 percent index. Economy and mid-price extended-stay hotels are still ahead of the overall recovery as well as upscale extended-stay hotels. The gap between the segments is expected to narrow over the near term.

CHOICE HOTELS INTERNATIONAL has completed its acquisition of Radisson Hotels Americas for $675 million. The transaction includes Radisson's franchise business, operations and intellectual property. The merger, which was announced in June, will add Radisson's nine brands to Choice, bringing it to 624 hotels. "With the close of this transaction, Choice Hotels International has added approximately 67,000 rooms, expanding its presence in the higher revenue upper upscale and upscale full-service segments, and bolstering its core upper-midscale hospitality segment, particularly in the West Coast and Midwest of the U.S.," the company said in a statement. As part of the transaction, which covers properties in Canada, Latin America and the Caribbean as well as the U.S., Choice will independently own and control the brands in the Americas and will work with Radisson to drive the growth, continuity and success of the brands, according to a joint press release from the companies. Choice's board of directors unanimously approved the transaction, and it was expected to close in the second half of 2022. It was funded by cash on hand and revolver borrowings and includes 10 Radisson Blu hotels, 130 Radisson hotels, 9 Radisson Individuals, 1 Park Plaza hotel, 4 Radisson RED hotels, 453 Country Inn & Suites by Radisson and 17 Park Inn by Radisson hotels, as well as the recently launched Radisson Inn & Suites and Radisson Collection brands.
