DALLAS LEADS THE U.S. hotel construction pipeline for the fourth consecutive quarter, according to Lodging Econometrics. Among brands, Marriott International led the pipeline. Dallas had a record 173 projects with 20,707 rooms in the second quarter of this year, followed by Atlanta with 140 projects containing 18,131 rooms, Los Angeles with 124 projects with 20,365 rooms, New York, with 113 projects with 19,238 rooms and Phoenix with 108 projects containing 14,964 rooms, Marriott had 1,355 projects with 167,034 rooms, up 4 percent by projects year-over-year, tops the pipeline during the period. The Q2 2022 U.S. Construction Pipeline Trend Report said that major markets and popular tourist destinations in the U.S. reported highest occupancy rates since the pandemic began in early 2020 in the second quarter mainly due to robust leisure travel, group, and international travel. New York City with 78 projects with 13,063 rooms, Atlanta with 25 projects containing 3,905 rooms, Dallas with 25 projects with 3,725 rooms, Phoenix with 23 projects with 4,955 rooms and Los Angeles with 22 projects with 3,606 rooms are the top five markets with the most projects under construction during the end of June. They account for 22 percent of rooms under construction in the U.S.

ATLANTA-BASED EV Hotels, a new technology-centric hotel brand founded by Ken Patel, has partnered with Spanish firm CLERHP to construct a luxury resort in the new Larimar City & Resort project in Punta Cana, the Dominican Republic. The 400-room hotel will be built on an area of nearly eight acres, the company said in a statement. Larimar City & Resort will be on the Promenade on the Farrallón de Verón, which has a view of Punta Cana, said Leonardo Padron Hermes, CEO of Blacklions International Group, a company associated with CLERHP in the development of real estate projects in the Dominican Republic. The area includes restaurants, clubs, shops and an 18-hole golf course. "After many years of working behind the scenes to develop a hotel brand that both innovates and revolutionized the industry, it is truly rewarding to now see EV make an impact across the globe. And believe me, we are just getting started," Patel said. "Larimar City & Resort will be one of the best tourist attractions around the globe and our team at EV is excited to be part of this Smart-City. Growth doesn't come with a single action. It is the consequence of persistence, courage, and hard work. What we are accomplishing here is to create an experience that brings hospitality back and gives it life again. THE U.S. STATE Department has indefinitely extended a program allowing consular offices to waive in-person interviews for low-risk non-immigrant visa applicants who apply within 48 months of their most recent visa's expiration. Initially scheduled to conclude on Dec. 31, the program will now persist without a specified end date, undergoing regular reviews. This policy applies to consular offices globally. Under the updated program rules, the State Department anticipates the pool of applicants eligible for an interview waiver will at least double, the U.S. Department of State said in a statement. From October 2022 to September 2023, the State Department issued a near-record 10.4 million non-immigrant visas worldwide, partly attributed to interview waiver authority. "Interview waiver authorities have significantly reduced visa appointment wait times at embassies and consulates," the State Department said. "In Fiscal Year 2022, almost half of the nearly seven million non-immigrant visas issued by the Department were processed without an in-person interview. This success in reducing global visa wait times, particularly post-pandemic closures, is ongoing, with continued efforts to swiftly minimize wait times, including for first-time tourist visa applicants."

ANOTHER ASIAN AMERICAN developer has signed on to build two properties under Choice Hotels International's upscale Cambria brand. VRL Hotels, led by Victor Patel as president, has signed on to build a Cambria in Gatlinburg and another in Pigeon Forge, Tennessee. The 140-room Cambria Hotel Gatlinburg hotel is expected to open in 2022. It will feature a rooftop bar and restaurant overlooking the tourist town in Great Smoky Mountains National Park. Local attractions include Ober Gatlinburg ski resort, the Gatlinburg SkyLift, which carries passengers 1,800 feet up to the top of Crockett Mountain, and the Gatlinburg Space Needle. Also nearby are Ripley's Aquarium of the Smokies and Haunted Adventure, the Rocky Top Sports complex, several bourbon distilleries, breweries and wineries and the Gatlinburg Convention Center. The 140-room Cambria Hotel Pigeon Forge is expected to open in 2024. Nearby attractions include Dollywood amusement park, the Southern Gospel Music Association Hall of Fame and Museum, the LeConte Center at Pigeon Forge, Titanic Museum Attraction, NASCAR SpeedPark Smoky Mountains and seasonal outdoor events throughout the year, such as Winterfest. Both hotels will have multi-function meeting and event spaces and fitness centers among other amenities.

ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

U.S. HOTELS ARE likely to report improved RevPAR growth in the second half of the year, following a weak first quarter, according to CBRE. International tourism and other economic factors are expected to provide a boost to performance. A 2 percent increase in RevPAR growth is forecasted for 2024, down from the 3 percent estimated in February. RevPAR is now expected to grow by 3 percent for the remainder of the year, driven by international tourists, holiday travel, and limited supply growth. It is projecting GDP growth of 2.3 percent and average inflation of 3.2 percent in 2024. The performance of the lodging industry is closely tied to the strength of the economy, as there is typically a strong correlation between GDP and RevPAR growth, CBRE said in a statement.
