Occupancy was 72 percent for the week ending July 16, up from 63.3 percent the week before and dropped 7.4 percent from 2019. ADR was $157.23 for the week, up from $153.71 the week before and increased 14.9 percent from three years ago. RevPAR reached $113.28 during the week, up from $97.37 the week before and increased 6.4 percent from 2019. San Diego reported the only occupancy increase among STR's top 25 markets during the week, up 1 percent to 89.9 percent, over 2019. According to STR, San Diego (89.9 percent), Oahu Island (87.2 percent) and Seattle (85.8 percent) led the major markets in absolute occupancy. Miami posted the largest ADR gain, up 29.9 percent to $204.15, over three years ago. Only San Francisco reported an ADR decrease, down 4.1 percent to $229.24, compared to 2019.

Occupancy stood at 68.5 percent for the week ending on Oct. 14, a slight uptick from the previous week's 67.8 percent, and a marginal year-over-year decline of 2.3 percent. ADR increased to $164.25, up from the previous week's $163.19, marking a 3.2 percent surge compared to the previous year. RevPAR also showed improvement, reaching $112.51, surpassing the previous week's $110.68, and reflecting a 0.8 percent rise from 2022. Among the top 25 markets, Oahu Island experienced the highest year-over-year growth in occupancy, rising by 17.8 percent to reach 85.2 percent, while RevPAR increased by 29.7 percent to $243.22.

Naveen Shah is Blue Sky's CEO. Prior to joining Blue Sky, Lynch was the corporate director of marketing and revenue management with The Dow Hotel Company. She also is a member of HSMAI. Newman most recently served as Blue Sky's director of marketing at the 305-room Hilton Long Island. Over the course of his career, Newman worked for multiple hotel management companies, including 11-plus years with Hyatt Hotels, as well as stints with Millennium Hotels, Magna Hospitality, Interstate Hotels, and Melia Hotels. He was also the director of sales and marketing at hotels such as Hyatt Regency Jersey City, Grand Hyatt New York, The Millennium UN Plaza and INSIDE New York.

ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

Peachtree Group's hospitality management division was recently selected to manage the Merrill Hotel, Muscatine in Iowa. The hotel has 122 guest rooms, 13,000 square feet of meeting and event space, a heated indoor saltwater pool, and a fitness center, Peachtree said in a statement. "We're truly delighted to have been chosen by Jim and Rebecca Howe to be the hotel's management operator," said Patrick Short, Peachtree's president for hospitality management. "The Howe family embodies a steadfast dedication to unparalleled hospitality experiences. We will carry on their commitment to excellence by delivering exceptional guest experiences, enhancing and elevating the hotel's reputation while generating results commensurate with this exceptional hotel's status, which continues to serve as one of the city's economic foundations." The hotel was opened in March 2018 along the Mississippi River in downtown Muscatine and is located near cities like Davenport and Bettendorf in Iowa, and Rock Island and Moline/East Moline in Illinois, the statement said.

Key metrics, such as occupancy, ADR, and RevPAR, all showed increases in the second week of February compared to the preceding week. Occupancy rose to 56.2 percent for the week ending Feb. 10, from the previous week's 55.2 percent, reflecting a 2.7 percent year-over-year decrease. ADR increased to $160.96 from $147.99 the prior week, marking a 6.8 percent rise compared to the previous year. RevPAR also increased to $90.4 from $81.69 the prior week, reflecting a 3.9 percent increase compared to the corresponding period in 2023. Among the top 25 markets, Oahu Island saw the largest year-over-year increases, with occupancy rising 8 percent to 82.9 percent.

NEW YORK LEADS the top 50 U.S. markets in hotel construction with 47 projects and 7,655 rooms currently underway, according to Lodging Econometrics. The city has a total of 78 projects and 13,549 rooms in its hotel construction pipeline, the 10th largest in the U.S. Projects set to start in the next 12 months include eight projects with 1,079 rooms, while early planning includes 23 projects with 4,815 rooms, according to LE's Q1 2024 Market Trend Report for New York, released before the NYU International Hospitality Industry Investment Conference. Within the New York market, the three submarkets with the largest hotel construction pipelines are the New York City area (including Brooklyn East, the Bronx, and Staten Island) with 25 projects and 2,096 rooms, the report said. Similarly, the Midtown South area features 11 projects and 2,535 rooms, while the Midtown West/Times Square area has 10 projects and 4,131 rooms. Combined, these submarkets account for 59 percent of the projects and 65 percent of the rooms in the market's total construction pipeline.

LAS VEGAS SAW 18.5 percent year-over-year growth in group business this May, while Oahu Island, Hawaii, ranked second with a 17.9 percent year over year increase, according to Knowland. The average meeting space in the top 25 markets was 3,615 square feet, compared to 3,625 square feet in secondary markets. The top 25 markets averaged 128 attendees, while secondary markets had 127 attendees, Knowland said. Las Vegas led the top 25 U.S. markets in meeting growth in May, with an average space of 7,803 square feet and 287 attendees, the report said. Key drivers included technology events like the Electronic Distributor Show and national associations such as the International Council of Shopping Centers.
