    ATLANTA-BASED BANYAN Investment Group, led by Rakesh Chauhan and Andy Chopra as managing partners, is rebranding as Satori Collective, an investment management firm focusing primarily on hotel property investment. Its subsidiary Banyan Tree Management also has become Aperture Hotels. Satori and Aperture will work independently of one another. The awakening Satori focuses on investment into select-service, upper select-service extended-stay and lifestyle hotel properties, according to the company. It concentrates on investment in growth corridors located in top MSAs across the U.S. which have established hotel demand generators such as tourism, corporate group travel, state capitals, conference universities, healthcare, heavy manufacturing and military. "Satori is a Buddhist term meaning 'awakening and deep understanding,' which is how our team approaches commercial real estate investment," Chopra said. VMV Capital breaks ground on ESA in South Carolina - 0 views

    REAL ESTATE INVESTMENT, development and management firm VMV Capital recently broke ground on the Extended Stay America Premier Suites Duncan in Duncan, South Carolina. It is the first such property for VMV, led by Vinny Patel as CEO. The four-story, 88-room hotel is in Spartanburg County between Greenville and Spartanburg near many businesses, including BMW, Michelin, and Spartanburg Regional Healthcare System, according to VMV. Other attractions include the Trapped in the Upstate Escape Rooms, Greer Heritage Museum and several parks. Construction is under way and the hotel is expected to open in summer 2023. Hotel amenities will include a fitness room and an onsite guest laundry.

SHaD starts 10-city tour to benefit women-led hotel projects - 0 views

    REAL ESTATE INVESTMENT competition She Has a Deal (SHaD) started a 10-city tour of U.S. cities to raise equity capital under the name "SHaD Prosperity Fund I." The funds will support women-led hotel projects, a statement said. The tour kicks off in Miami on Feb. 11 and will be open to small groups of qualified individual investors, family offices, small entities and trusts. Cities on the tour include Cleveland, Phoenix, Dallas, New York, Atlanta, Chicago, as well as Oakland, California; Louisville, Kentucky; and Washington, D.C. It will finish in the first week of April. According to SHaD, each event will include a preview of the women-led hotel deals being pitched by participants in the 2022 She Has a Deal pitch competition. "Launching SHaD Prosperity Fund I is the next logical step in the SHaD mission. Now that we have created a powerful platform to expose more women to hotel ownership and educate them about the process, I want to ensure that capital is available for the women to close their hotel deals," said SHaD founder Tracy Prigmore. "This investment vehicle marries two of my passions: creating investment vehicles that open the doors of hotel investing to more people and increasing the number of women owning and developing hotels. Peachtree invests $1.1 billion in commercial real estate - 0 views

    PEACHTREE GROUP'S CREDIT division has closed $556 million in loan originations, accounting for half of the $1.1 billion deployed by the company this year. The remaining $526 million was allocated for the acquisition of five hotels and the initiation of three new hotel development projects. The company also launched five hotels that were under construction as of September, Peachtree Group said in a statement. "Commercial real estate owners who have benefited from an extended period of readily available, low-cost capital over the past 15 years are now confronting a new reality," said Greg Friedman, CEO of Peachtree Group. "Commercial real estate participants are faced with the pressures of higher capital costs and tighter liquidity in sourcing capital for acquisition, recapitalizations and development strategies."

    WHEN IT COMES to growing hotel revenue, size does not matter. Economy hotels and micro-inventory properties are experiencing one of the biggest booms in recent years, thanks partly to a massive resurgence in small group travel, changing economic trends, and the staying power of global "return to travel". CBRE noted economy and midscale hotels recovered to 2019 performance levels by 2021, and properties with fewer rooms may benefit from lower operating costs when compared to their big-box brethren-though they also tend to have fewer resources with which to hire revenue professionals. Revenue managers are driving the charge for better operating returns. Many are taking the lessons they learned from their success at larger hotels and applying these truths to the industry's smaller properties. These revenue managers leverage new technology and strategies, options that small hotels with smaller, cross-functional staff haven't fully embraced. However, competition among economy hotels and properties tends to be fierce, requiring new action, especially with recent economic pressures and a downward 2023 RevPAR forecast of 0.2 percent in recent data shared by Tourism Economics . Modern revenue management practices and technology can provide these hotels with many benefits and significant competitive advantages. Small hotels need to avoid the erratic rate shifts of the past and capitalize on new trends as they emerge. By embracing strong revenue management systems and discipline in these properties, operators can realize greater control over a typically inconsistent space.     STONEBRIDGE COS. RECENTLY acquired the DoubleTree by Hilton Hotel Las Vegas Airport, marking the Denver-based companies entrée in the Las Vegas market. The company, led by Aly-khan Merali as president and managing partner and founder and CEO Navin Dimond, plans to renovate the 190-room hotel. The DoubleTree, built in 1998, is near both the Harry Reid International Airport and the Las Vegas Strip. The planned renovations will include guest rooms and common areas, with work is anticipated to begin in the second quarter of 2023 and anticipated to end in the fourth quarter of that year. In keeping with that, the company announced new software tools, a new prototype and more news on the incorporation of more than 600 newly acquired Radisson Hotels Americas properties. Peachtree Hotel Group acquires seven new hotels - 0 views

    PEACHTREE HOTEL GROUP added seven hotels to its portfolio this week for $135 million. Three of the hotels also are part of Peachtree's third investment partnerships with San Mateo, California-based Verakin Capital led by partners Rupesh and Bimal Patel and Hiten Suraj. The new acquisitions include 829 rooms and are in five different states, according to Peachtree and its management division Peachtree Hospitality Management, which will operate all seven hotels. The new hotels are: The dual-brand Hilton Garden Inn Phoenix Tempe, University Research Park, 120 rooms, and Home2 Suites by Hilton Phoenix Tempe, University Research Park, 108 rooms, in Tempe, Arizona, which were built in 2017. Aloft Hillsboro-Beaverton in Hillsboro, Oregon, 137 rooms, built in 2017. Hilton Garden Inn Casper, 121 rooms in Casper, Wyoming, built in 2008. Home2 Suites by Hilton Eugene Downtown University Area, in Eugene, Oregon, 120 rooms, built in 2016. Home2 Suites by Hilton Pittsburgh/McCandless in Pittsburgh, Pennsylvania, 119 rooms, built in 2013. Hilton Garden Inn West Lafayette Wabash Landing in West Lafayette, Indiana, 104 rooms, built in 2003.

    COMMERCIAL REAL ESTATE lender Stonehill is ranked as the 10th largest U.S. commercial real estate hotel lender by origination volume based on the 2021 Mortgage Bankers Association loan origination rankings. The ranking comes after the company originated $822 million in loans across 30 transactions in 2021 with an average transaction size of $27.4 million. Stonehill is a subsidiary of Atlanta-based Peachtree Hotel Group, led by Jatin Desai and Mitul Patel, who are principals of Stonehill and Stonehill PACE, as well as members of the Stonehill's investment committee. AAHOA continues support for NJ franchise reform law - 0 views

    AAHOA MEMBERS RECENTLY testified in support of New Jersey Assembly Bill 1958, which would make changes to the New Jersey Franchise Practices Act that could benefit the hospitality industry. The association's support for specific parts of the bill is at the center of a division between AAHOA and two major hotel companies over franchise reform. On March 22, 30 AAHOA members attended a hearing of the New Jersey Assembly Commerce and Economic Development Committee during which the bill was passed out of the committee. Several of the members also testified, according to AAHOA. AAHOA members own 45.4 percent of New Jersey hotels, representing 46,124 rooms, the association said. "As the largest hotel owners association, representing the exclusive interests of America's hotel owners, AAHOA showed up in New Jersey to testify in support of amendments to the legislation to improve the franchise model," said Nishant "Neal" Patel, AAHOA chairman. Last May, a contingent of AAHOA members testified in favor of the bill in front of the New Jersey Assembly Judiciary Committee, particularly the aspects of the bill that match AAHOA's 12 Points of Fair Franchising. Specifically, the franchise reform changes supported by AAHOA include restricting non-competes for longer than six months; prohibiting requiring a relocation or capital investment greater than $25,000 more than once every five years unless hotel franchisers can establish a return on the investment; requiring a franchiser that receives "any rebate, commission, kickback, services, other consideration or anything of value" to fully disclose them to the franchisee and turn them over to the franchisee; putting restrictions on mandatory sourcing of goods or resources; and prohibiting suspending, restricting or preventing access to franchise services.

NewcrestImage JV snaps up 16-hotel portfolio for $137 million - 0 views

    A JOINT VENTURE between NewcrestImage and Hospitality Capital Partners recently acquired 16 hotels for $137.3 million from Service Properties Trust, a Massachusetts-based REIT. The deal includes a total of 2,155 rooms in nine states. The portfolio consists of 13 Courtyard and three Residence Inn hotels by Marriott hotels, which are in Georgia, Massachusetts, New York, North Carolina, Oklahoma, Pennsylvania, South Carolina, Texas and Virginia. Eleven of the properties underwent major renovations between 2018 and 2019, the company said in a statement. "This transaction suits our company's style of strategically acquiring properties with strong fundamentals, especially during times of a difficult or slowed down economy," said Mehul Patel, managing partner and CEO, NewcrestImage. "It's an opportunity for our joint venture with NewcrestImage to add revenue immediately, while also growing long-term profit potential and asset value," said HCP principals Keith Mishkin and Primo Parmar. The transaction was handled by Al Calhoun and Mark Fair at CBRE in Atlanta. "Closing this transaction was particularly satisfying given the size of the deal and the challenges we're facing in the debt markets," added Al Calhoun, vice chairman with CBRE Hotels in Atlanta. "We were able to complete this transaction by breaking it up into three deals with three different lenders. These lenders had great confidence in the sponsorship and the quality of the brands and markets."

Hawkeye, HOS sell three hotels in Georgia for $100 million - 0 views

    HAWKEYE HOTELS AND HOS Management recently sold three hotels in the Savannah, Georgia, area for approximately $100 million. Both companies have plans to continue to expand their development pipelines. The Montford Group and Opterra Capital purchased the Aloft Savannah Airport while Mission Hill and KSL Capital Partners bought the Fairfield Inn & Suites Downtown Savannah Historic District and the Aloft Savannah Historic District, according to Hawkeye, which is led by Ravi Patel as president. All three hotels have more than 400 rooms and each were developed by Savannah-based HOS and Hawkeye Hotels in the last 24 months. HOS and Hawkeye together have more than 40 hotel projects in the pipeline, including more than a dozen projects starting construction this year. Both have been actively buying and selling multiple assets in addition to developing new hotels, and last month Hawkeye opened The Le Meridien St. Louis Downtown in St. Louis.

Sripathi, who previously was Wyndham's senior vice president of strategic and corporate development, will head the company's North American franchise sales team.
