NEXGEN HOTELS RECENTLY acquired the Fairfield Inn & Suites by Marriott Fort Lauderdale Northwest in Tamarac, Florida. Hollywood, Florida-based AD1 Global will manage the 120-room property. Itasca, Illinois-based NexGen is led by principals Chris and Ron Patel. This marks their third acquisition of 2024, following the November purchase of the 150-room Maritime Hotel Fort Lauderdale Airport & Cruiseport in Fort Lauderdale. "We are thrilled to add the [new hotel] to the NexGen portfolio," said Chris Patel. "The Fort Lauderdale area remains a key market for us, and the Fairfield Inn brand is a good fit for both the area and our portfolio."

SureStay Hotel by Best Western Fort Pierce is open in Fort Pierce, Florida, after a renovation. It is owned by the Satya Group led by Sachit Patel as president. The 72-room hotel is near Heathcote Botanical Gardens, Fort Pierce Beach and St. Lucie County Aquarium. Amenities include an outdoor pool with hot tub. The 150-room hotel will be renovated and rebranded as the Moor Hotel at Marina Bay, a Tribute Portfolio Hotel, with completion expected by the third quarter of 2025, NexGen said in a statement. MORE THAN A week after Hurricane Ian devastated parts of Florida, AAHOA is on the ground providing aid and training for members. Hoteliers in affected areas are now in the process of working with insurance companies to repair damages while also taking care of their communities' basic needs. On Sept. 28, Hurricane Ian brought massive flooding from its storm surge in Florida, where at least 119 people died as of Oct. 18, according to NPR. According to AAHOA, 65 percent of hotels in Florida are owned by its members. Rahul Patel, AAHOA's Florida director, owns five properties in the Fort Myers-Sarasota area. He was at his America's Best Value Inn in Fort Myers, Florida, during the hurricane.

BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

CHARLOTTE-BASED MAYA HOTELS has acquired two Hampton Inn hotels in North Carolina and South Carolina. The two Hampton Inns boast a total of 210 guest rooms and are Maya Hotels' second and third acquisitions over the last six months, the company said in a statement. The hotels are the 100-room Hampton Inn & Suites Charlotte-Arrowood Road in Charlotte, North Carolina, and the 110-room Hampton Inn Columbia Northeast-Fort Jackson in Columbia, South Carolina. Maya Hotels, led by JD Deva as CEO, acquired the hotels on March 11. The Charlotte property is near Carowinds Amusement Park and Charlotte Douglas International Airport. The Columbia hotel is near U.S. Army Fort Jackson the University of South Carolina and downtown Columbia. Amenities at each hotel include outdoor pools, fitness centers, meeting spaces, and business centers. "We are excited to acquire these two top-branded assets at a discount to replacement cost," said Krishna Deva, vice president of Maya Hotels. "Charlotte and Columbia have historically been top markets for us, and we are thrilled to grow our presence in these two cities with such a strong brand affiliation." The acquired hotels complement Maya Hotels' existing footprint and will increase the current operating synergies the company has across North Carolina and South Carolina regions. The hotels will be renovated and managed by Maya Hotels. "We are so happy to continue growing our relationships with the Charlotte and Columbia communities, as well as with Hilton. Sonesta Essential Junction City is now open in Junction City, Kansas. The 119-room upper-midscale property is owned by Tapan Parekh. The hotel is near the Konza Prairie Research Natural Area, Geary State Fishing Lake and Wildlife Area, and Milford Nature Center & Fish Hatchery, Sonesta said in a statement. Junction City is known for its proximity to Fort Riley, the Buffalo Soldier Memorial, and agritourism attractions. "We are excited to expand our Sonesta Essential brand with the addition of Sonesta Essential Junction City," said Keith Pierce, Sonesta's executive vice president and president of franchise and development. "Sonesta Essential has quickly become Sonesta's fastest-growing brand, and this opening continues the brand's momentum following its launch in January 2023." DOROTHY DOWLING HAS joined her old boss, David Kong, as a principal for Kong's DEI Advisors, a non-profit organization that aims to empower women and other underrepresented groups to achieve their career goals. Previously, Dowling was chief marketing officer at Best Western Hotels & Resorts for 18 years while Kong was Best Western's CEO for 20 years. Kong, along with principals Rachel Humphrey and Lan Elliott, formed DEI Advisors last year. Humphrey is the former executive vice president and COO for AAHOA, and Elliott is co-founder of Acacia Hospitality LLC. Dowling also held senior leadership positions with other hospitality companies, including Wyndham Hotels & Resorts, Forte Hotels, Travelodge Canada, Royal Host REIT and ARAMARK. She serves as a board member and advisor for several organizations, including Cubesmart, HSMAI, and WINiT by GBTA. Dowling recently received the lifetime achievement awards from the Hospitality Sales and Marketing Association International, the NYU International Hospitality Industry Investment Conference for her business performance, and GBTA WINiT for her leadership advancing diversity, equity, and inclusion in the hospitality industry, according to DEI Advisors.

DALLAS-BASED INVESTMENT firm NewcrestImage will acquire four LaQuinta-branded hotels in a joint venture between Highgate and Cerberus. The properties, with 696 rooms total, include the LaQuinta Inn & Suites at Los Angeles International Airport that is NewcrestImage's first gateway location in California. The company, led by Mehul Patel as managing partner and CEO, also has received the Partnership Circle Award from Marriott International, a statement said. NewcrestImage closed on the LaQuinta Inn & Suites Irving DFW North, located two miles from Dallas Fort Worth International Airport, on July 14. It expects to close in August on the other three hotels, including the LaQuinta Inn & Suites LAX, as well as LaQuinta Inn & Suites Anaheim and LaQuinta Inn Phoenix North. "These properties are uniquely-positioned in strategic destination locations, making them very appealing as we structure a strong investment-based portfolio," Patel said. Mahmood Khimji, Highgate's managing principal, said the four hotels are "well-located and well-positioned." "We are excited to expand our activities with Mehul and the talented NewcrestImage team, along with our friends at Wyndham - all of whom share Highgate's commitment to delivering exceptional guest experiences and operational results," Khimji said.

NEWCRESTIMAGE RECENTLY ACQUIRED the TownePlace Suites by Marriott Dallas Las Colinas in Irving, Texas. It is the most recent acquisition for the Dallas-based investment firm led by Mehul Patel as managing partner and CEO, and the company plans to fully renovate the property, which opened in 1998 and was last renovated in 2014. The 3-floor, 135-suite property offers three types of guestroom: studio, one-bedroom, and two bedroom, according to NewcrestImage. It is near two major airports, Dallas Fort Worth International Airport and Love Field, and two major convention centers, the Irving Convention Center and the Gaylord Texan Convention Center. Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. "This acquisition enhances the long, valued, and successful partnership between Marriott and NewcrestImage, which has owned and operated 30 Marriott-branded properties since 2013."

A JOINT VENTURE between Dallas-based NewcrestImage and Dabu Group has acquired the full-service Marriott Dallas/Fort Worth in Westlake, Texas. The sale was facilitated by Newmark Lodging Capital Markets on behalf of the seller, NewcrestImage said in a statement. The Marriott, slated for a full renovation, features 294 rooms, some with private balconies. It includes a concierge level with a private lounge, a restaurant, a Starbucks outlet, an outdoor pool, a business center and around 15,000 square feet of meeting space. The building was designed by Mexican architect Ricardo Legorreta, the company said. "This deal offers an attractive opportunity to partner with a strong investor in acquiring a property with a track record of robust performance and a strategic location in a dynamic market," said Mehul Patel, managing partner and CEO of NewcrestImage.

HIHOTELS BY HOSPITALITY International, a leader in franchising of conversion and new-build hotels for economy lodging, has opened four properties including Scottish Inns in Austin, Forest Hill and Hankamer, Texas and a Passport Inn in Paradise, Pennsylvania. The Scottish Inns hotel in Forest Hill, Texas, a 46-room new construction, is owned by Anu Investment Corp. The property is located along Mansfield Highway, just a half mile from I-20 and 10 miles from downtown Fort Worth.
