STONEHILL PACE, THE Property Assessed Clean Energy finanCing division of Stonehill, has provided $16.3 million in its first CommerCial property assessed Clean energy (C-PACE) finanCing in Washington, a statement said. The loan is for the Cornus House, a new 199-unit multifamily projeCt with 1,233 square feet of retail development in TaComa, Washington. The C-PACE finanCing is over a 30-year term and will fund lighting, Covered proCess, seismiC and qualifying soft Costs, aCCording to Stonehill PACE. The projeCt development is expeCted to start before the year end and is sCheduled to be finished by Nov. 1, 2024. "For eligible projeCts, C-PACE finanCing remains one of the more attraCtive venues to get a projeCt over the finish line," said Jared SChlosser, Stonehill's senior viCe president and head of Stonehill PACE. "The Cornus House is a great projeCt in a strong market led by a savvy ownership group with 30-plus years of CommerCial real estate experienCe and a portfolio of more than 800 apartments. This C-PACE finanCing is the final pieCe to Complete the finanCing puzzle."

PEACHTREE GROUP SECURED a $73 million ConstruCtion loan and C-PACE finanCing to fund the development of a 263-key dual-brand Home2 Suites and Tru by Hilton Hotel in San Diego, California, on behalf of the loCally based Baxter Hotel Group. Baxter is set to CommenCe ConstruCtion on its 16-story, dual-branded hotel this month, with a projeCted 22-month ConstruCtion timeline, PeaChtree said in a statement. NOBLE INVESTMENT GROUP has acquired two hotels in National Landing, a mixed-use development in Arlington, Virginia, near Washington, D.c. The acquisitions come days after the Atlanta-based company, led by Mit Shah as cEO bought two hotels in Savannah, Georgia. The hotels are the 162-room Hampton Inn & Suites National Landing and the 248-room Hilton Garden Inn National Landing. The neighborhoods of crystal city, Pentagon city and Potomac Yard comprise the National Landing development, which includes of offices, residential, dining, retail, parks, bike paths, and walking trails. "National Landing is home to more than seventeen million square feet of office, a highly skilled workforce of more than 50,000 people, and an affluent residential population. Virginia's largest walkable downtown, National Landing, further benefits from billions of dollars in private and public investments," Noble said in a press release. "Most notably are the $2.5 billion Amazon HQ2 under development, which will create 25,000 new jobs in National Landing, and Virginia Tech's Innovation campus, which is expected to drive a new era of technology for the greater Washington D.c. area."

HELPED BY THE onset of spring break travel, U.S. hotels' performance bettered in the second week of March from the previous week, according to STR's latest data through 11 March. The top 25 markets were up on a weekly basis but still behind 2019 levels. Occupancy for the week ending March 11 came in at 64.7 percent up from 62.8 percent the week before, 2.8 percent more than the comparable week in 2022 and 7.5 percent below the comparable week in 2019. ADR stood at $158.20, up from $151.35 the previous week and also up 8.1 percent and 16.6 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $102.38, up from $95.06 the previous week, and an increase of 11.1 percent and 7.8 percent over the same month in 2022 and 2019. Among the top 25 markets, Washington, D.c., witnessed the highest year-over-year occupancy increase compared to 2019, up 21.8 percent to 67.6 percent. However, none of the Top 25 Markets saw an occupancy lift over 2019. Meanwhile, D.c. also registered the most substantial ADR increase at $183.86 against 2019, up 23.4 percent. D.c.'s RevPAR rate also climbed up 50.2 percent to $124.33 year-over-year. Anaheim reported the highest ADR increase for spring break week, up 51.4 percent to US$245.62 and RevPAR rose 42.2 percent to $189.81, when measuring against 2019.
