    THE OMICRON COVID-19 variant could derail the hotel industry's fledgling recovery if countries like the U.S. move forward to tighten testing policies, according to HotStats. Future hotel bookings, meetings and other hotel-related activity will be impacted by the expectation of travel impediments, whether self-imposed, company-imposed or government-mandated, it added. In the U.S., major indices were still down double digits in October 2021 compared to same month two years ago, according to a blog post by HotStats. "Since a rapid uptick in occupancy from the beginning of the year through the summer, hitting an apex in July, occupancy in the U.S. has since more or less flatlined, a signal that the leisure boom could not be sustained at the same levels prior," said HotStats. "Though much maligned, there is propitious data surfacing in corporate travel. In October, corporate ADR was $7 higher than in October 2019 and $35 higher than in the previous month. Corporate volume mix, defined as the proportion of rooms sold at the corporate rate compared to total rooms sold, has grown 6 percentage points since July."

USTA, AHLA welcome $1.5 trillion government spending bill - 0 views

    THE U.S. SENATE and House passed a $1.5 trillion government-funding package last week that includes some much-needed relief for the hospitality industry, two associations said. However, the spending bill also missing some elements industry advocates have pressed Congress and the administration to pass. The omnibus spending bill passed on a 68-31 vote in the Senate and is now awaiting President Biden's signature, according to government focused news agency RollCall. com. At 2,700-pages, the omnibus contains all 12 fiscal 2022 spending bills and has been in negotiations for five months. The bill includes the Restoring Brand USA Act that will provide $250 million in relief funding to the destination marketing organization that promotes travel to the U.S. The U.S. Travel Association welcomed that fact in a statement from Roger Dow, USTA president and CEO.

SURVEY: 84 PERCENT OF BUSINESS TRAVELERS EXPECT TO ATTEND AN EVENT IN SIX MONTHS - 0 views

    AS MANY AS 84 percent of business travelers in the U.S. expect to take at least one trip to attend conferences, conventions or trade shows in the next six months, according to a survey from the U.S. Travel Association. They also expect to resume traveling at a slightly slower pace, about 1.6 trips per month, compared to 1.7 monthly trips pre-pandemic. The Quarterly Business Travel Tracker by J.D. Power said that less than one in 10 U.S. business travelers are uncertain if they would travel in the next six months. Meetings and events are not occurring and corporate policies restricting business travel are listed as reasons behind this. USTA forecasts that business travel spending was still down 60 percent from pre-pandemic levels in 2021. However, the latest data shows a clear shift in American business travelers' desire to return to in-person meetings.

Occupancy, ADR and RevPAR all rose on a weekly basis, and the last two were up compared to the same time in 2019. Occupancy was 66.4 percent for the week ending April 9, up from 64.1 percent the week before but down 4.7 percent from 2019. ADR was $150.45 for the week, up from $145.74 the previous week and up 10.6 percent from 2019. RevPAR reached $99.93, a rise from $93.48 weekly and up 5.4 percent from three years ago. Among STR's top 25 markets, Tampa saw the highest occupancy increase over 2019, up 6.2 percent to 84 percent. Minneapolis had the largest occupancy decrease from three years ago, down 29.5 percent to 51.4 percent.

However, year-on-year comparisons improved while Maui Island, Hawaii, still recovering from deadly wildfires, showed signs of recovery. Occupancy came in at 65 percent for the week ending Aug. 26, down from the previous week's 67 percent, but it showed a 0.4 percent increase compared to 2022. ADR stood at $150.23, a decrease from the previous week's $154.10, though it displayed a 1.7 percent growth compared to the same period last year. RevPAR was $97.62, below the prior week's $103.22, yet it still indicated a 2.1 percent rise from 2022. Among the top 25 markets, Las Vegas achieved the largest year-over-year occupancy increase as August ended, rising by 7.9 percent to reach 76.3 percent. Houston achieved the highest ADR at $112.08, with a 10.5 percent increase, and the highest RevPAR at $64.45, reflecting a 17.8 percent increase.

    REVPAR FOR U.S extended-stay economy, mid-scale and upscale segments is recovering back to pre-pandemic levels, according to a report from consulting firm The Highland Group. Total extended-stay hotel occupancy is very close to the first quarter levels reported in 2016 and 2017 but below its peak years since 2015. "Overall, first quarter extended-stay hotel ADR was the highest ever reported in 2023 and all three segments have more than fully recovered their 2019 nominal ADR values," the report said. In its "2023 First Quarter U.S. Extended-Stay Hotels Report," Highland said the economy and mid-price extended-stay hotels made considerable gains in RevPAR relative to corresponding classes of all hotels between 2019 and 2023. Due to high concentration of rooms in urban markets, upscale extended-stay hotels have seen RevPAR decline slightly relative to all upscale class hotels. However, the gap is expected to narrow as urban markets make a full recovery, the report noted. "Rising interest rates and construction costs, as well as tightening loan underwriting, means extended-stay supply growth should be relatively low nationally for two to three years. Assuming the overall hotel industry does not endure a correction, extended-stay hotels should set more new performance records during the near term at least," says Mark Skinner, partner at The Highland Group.

Controlling U.S. Hotel Utility Costs - 0 views

    ANNUAL CHANGES IN U.S. hotel utility costs and in the Consumer Price Index, or inflation, have historically proven to be strongly correlated. As of August 2022, CBRE is forecasting CPI growth to be 7.7 percent in 2022, followed by another 3.6 percent in 2023. Since inflation has averaged just 2.2 percent since 2000, these inflation projections have hoteliers concerned about operating costs. Given that rising energy costs are a significant driver of the current rise in CPI, hotel managers are especially worried about utility department expenses. Over the past 50 years, utility department expenses have averaged between 3 and 4 percent of total revenue, indicating that hotel managers have been successfully controlling energy costs in the face of fluctuating business volumes. This is particularly commendable given the highly fixed nature of utility expenses. To provide some context to the current challenging environment, we studied recent trends in hotel utility department expenses. The data come from a sample of more than 2,800 U.S. hotels that reported utility department expenses each year from 2015 through 2021 for CBRE's annual "Trends in the Hotel Industry" survey. In 2021 the properties in the sample averaged 209 rooms in size, with an annual occupancy rate of 54.2 percent and an average daily rate of $152.70.

    NEARLY 80 PERCENT of travelers said that the latest COVID-19 variant, BA5, is unlikely to make them cancel or postpone international travel this year, according to a survey from travel risk assessment firm Global Rescue. At the same time, Global Rescue said relaxed COVID-19 recommendations from the Centers for Disease Control and Prevention could encourage travelers' confidence. The floodgates are opening The Summer 2022 Global Rescue Traveler Safety and Sentiment Survey found that 68 percent of respondents have already traveled internationally since the pandemic. Another 16 percent expects to travel abroad by the end of the year and 9 percent plan to do so in the first quarter of 2023. "Whether it's revenge travel or responsible travel following vaccination, or a combination of both, 7-out-of-10 travelers are much less concerned about travel compared to the beginning of the pandemic," said Dan Richards, CEO of Global Rescue and a member of the U.S. Travel and Tourism Advisory Board at the U.S. Department of Commerce. "They feel safe enough to plan trips and vacations because they're vaccinated, borders are open, and they have confidence they'll be able to get home if the worst happens." The U.S. ending its requirement for a negative COVID test to enter the country in June also went far in increasing confidence and encouraging visits from international travelers, Richards said. Nearly half of travelers, 49 percent, said that they are more likely to travel internationally in the next 12 months as COVID related restrictions are relaxed.

USTA: International travel to U.S. full recovery may take until 2025 - 0 views

    INTERNATIONAL INBOUND TRAVEL is expected to slow down in the fall after surging over the summer, according to the latest U.S. Travel Association forecast. USTA also expects it may take until 2025 for the travel segment to recover to pre-pandemic levels. Inbound travel recovery picked up in summer and reached a pre-pandemic high of 35 percent below 2019 levels in July 2022, said U.S. Travel Association. It improved from a 41 percent decrease in May and declines of more than 50 percent earlier in 2022. The latest report by Aaron Szyf, economist, USTA, said that inbound travel recovery continued from Europe and Latin America in the past few months, which was 22 percent below 2019 levels in July. Meanwhile, Asian markets declined 66 percent in July, largely due to stagnation from China and a very slow return from Japan.

    U.S. HOTELS FORECAST that their properties will exceed 2022 budgeting targets as the hospitality industry returns to normal, according to a survey by the Hospitality Asset Managers Association. The HAMA survey found a renewed sense of optimism among members. The Fall 2022 Industry Outlook survey revealed that around 60 percent of respondents believe most of their portfolios, more than 75 percent, will exceed 2022 budgeted RevPAR. Nearly half of participants expect 75-100 percent of their properties to exceed 2022 budgeted GOP, the survey said. Around 60 percent of full-service and above said that they expect to exceed 2022 budgeted GOP and just over 40 percent of select-service and below hotels forecasted to exceed 2022 budgeted GOP.

However, these projections are not adjusted for inflation, and real hotel revenue recovery may take many years, a statement said. Among the top 50 U.S. markets, 80 percent are projected to see hotel leisure travel revenue exceed 2019 levels, but just 40 percent are expected reach that milestone for business travel revenue. Many urban markets are yet to recover due to their dependence on business from events and group meetings, the report said. All markets in the top 10 are likely to report increase in leisure travel revenue except New York, Washington and San Francisco. Whereas, in business travel revenue only Orlando, Las Vegas and San Diego will end up this year in green among the top 10.

When compared to 2019, occupancy increased as a result of the Halloween calendar shift, as the holiday fell during the comparable week three years ago. Among STR's top 25 markets, Tampa reported the largest increase in each of the key performance metrics: occupancy up 21.5 percent to 76.1 percent, ADR increased 42.1 percent to $158.38 and RevPAR improved 72.5 percent to $120.58, over 2019. Tampa has been one of the markets in Florida that have seen a performance lift associated with post-Hurricane Ian demand.

Around 67 percent of Americans with travel plans this year say that the best trips are spontaneous and decided on a whim, a study by Motel 6 and Studio 6 found. The study, which surveyed more than 2,000 Americans who plan to travel this year, also found that almost three-quarters, or 73 percent, would be willing to visit a surprise destination. "Taking a last-minute getaway is a great way to add some joy into your life," said Julie Arrowsmith, president/interim CEO, G6 Hospitality, parent company of Motel 6 and Studio 6. Traveling distances, with companions According to the survey, seven in 10 (70 percent) U.S. travelers say they are indulging in longer excU.S.ons by traveling more than three hoU.S.from their hometown. When asked about companions, more than three in four (78 percent) travelers prefer to journey with other people, while almost one in three (28 percent) are planning to explore with pets, it added. Off-season and longer trips With impromptu trips on the rise, more than two in five (44 percent) vacationers admit they are switching up their travel experiences this year. Most notably, the typical "travel season" may be a thing of the past, with almost half (47 percent) indicating that they are just as likely to get away during the off-season or weekdays as opposed to peak times like holidays and weekends. Another 32 percent are taking longer vacations than ever before, the study pointed out.

    ZERO-BASED BUDGETING is essential for hotels amid near- and long-term volatility, according to a blog from HotStats. The blog also suggested that hoteliers need to turn to other futureproofing or future-cushioning methods. In a recent blog post, Michael Grove, COO, HotStats said that zero-based budgeting, a method of budgeting in which all expenses must be justified for each new period starting from a zero base, is very necessary given the fluidity of the global economy and, ultimately, its impact on hotel operations. At the recent 2022 M3 Partners meeting, Grove first illustrated the pandemic's effect on worldwide profits and how it's changed the landscape. "It's worth reminding ourselves of the importance and magnitude of the U.S. hotel industry's share on the global scale, which has only grown during the pandemic," Grove said in the article. According to the blog post, almost half of global profits are produced in the U.S. and that share only rose as the pandemic slackened. "A massive 47 percent of hotel profits are achieved in the U.S., up 6.6 percentage points since 2019, the result of myriad variables, including a large domestic market and staycation trend," Grove said in the post. "Meanwhile, severe lockdowns and restrictions in Europe and Asia-Pacific sent their percentages down as the Middle East received a boost in the fourth quarter 2021 from Expo 2020 in Dubai."

    THE PROFITABILITY OF U.S. hotels was above 2019 level for the third consecutive month in May, but was lower compared to April, according to STR. The GOPPAR and EBITDA PAR levels were down in May compared to the month before. GOPPAR was $88.63 for the month, down from $90.96 reported in April. In March, GOPPAR stood at $83.81. EBITDA PAR was $67.80 for May, TRevPAR was $219.58 and labor costs per room were $66.27. "After the top-line metrics showed mixed results in May, it wasn't a surprise that the bottom-line metrics came in a bit lower," said Raquel Ortiz, director of financial performance, STR. "Regardless, each of the four key P&L metrics showed improvement when indexed to 2019, with GOPPAR and EBITDA PAR coming in higher than May 2019 levels.     BOSTON IS THE most expensive city for hotel accommodations in the U.S., according to a recent survey by Cheaphotels.org. Portland was the cheapest city, the survey has found. The survey compared hotel rates across 50 U.S. destinations in October, which is typically the month with the highest hotel prices in most American cities. It specifically focused on hotels with a 3-star rating or higher, located in central areas, Cheaphotels said in a statement. Boston took the lead as the priciest city, with an average rate of $303 for the most affordable double room, the survey said. Following closely were New York City and Austin, with rates of $288 and $257, respectively. Cleveland claimed the fourth spot, with an average rate of $234 for the least expensive room. Notably, hotel rates in Ohio's second-largest city have surged by 25 percent compared to 2022.

    THE U.S. HOTEL construction pipeline continued to grow in the third quarter, up 7 percent year-over-year by projects and rooms, according to Lodging Econometrics. The growth was moderate, with current project count 3 percent below and rooms 14 percent below the all-time high of 5,883 projects and 785,547 rooms reached in the second quarter of 2008. There were a total of 5,704 projects and 672,676 rooms in the construction pipeline by the end of the quarter, according to LE's Construction Pipeline Trend Report for the U.S. That's up from 5,572 projects with 660,061 rooms at the end of the second quarter. There were 1,063 projects with 140,331 rooms under construction at the close of the third quarter, an increase of 8 percent by projects and 4 percent by rooms YOY. Projects scheduled to start construction in the next 12 months stand at 2,234 projects with 257,729 rooms, up 8 percent YOY by projects and 9 percent by rooms. Projects and rooms in the early planning stage each increased 7 percent to stand at 2,407 projects with 274,616 rooms, just 27 projects and 5,296 rooms shy of the all-time high.
