The foundation for Rip Patel's interest in hotel franchise development was laid in his teen years. Patel, appointed in January as G6 Hospitality's vice president for franchise development, shares that story in this month's Leadership Series. When he was almost 16 years old, Patel and his family were developing their first franchise hotel, a Holiday Inn Express. As part of the process, they had to undergo an inspection by the franchise representative. "I just remember being so nervous and all the family being nervous. This was kind of a make it or break it for us," Patel said. "He came in and just went through everything while we're just sweating, and everything worked out. I always remembered and appreciated that particular meeting, and I thought that's something that I definitely want to do in the future." That future is now, and Patel has definite goals for his new position.

SOUTHERN HOSPITALITY, LED by Nikesh Shah as president, recently broke ground on the first Extended Stay America Select Suites prototype in Wildwood, Florida. The 124-room, 4-story property is slated to open in early 2025, Extended Stay America said in a statement. "As the extended-stay segment leader, we are excited to unveil the Extended Stay America Select Suites prototype as we begin construction on the first property," said Mark Williams, ESA's managing director of franchise development. "The new construction prototype represents the next phase in the strategic growth of our economy extended-stay brand." The Extended Stay America Select Suites prototype aims to provide efficiency and practicality for longer-stay guests, the statement said. The property, spanning slightly over 50,000 square feet and constructed on 1.75 acres, includes apartment-like suites with full kitchens and on-site laundry.

The Extended Stay America Suites in Baytown, Texas, owned by Wayside Investment Group led by Miraj Patel as president, has reopened following renovations. Work done on the three-story, 82-room property included upgrades to guestrooms, public spaces, a refinished exterior, and new signage, with the aim of providing more current amenities and services to long-term guests, Wayside said in a statement. "We are thrilled to partner with Extended Stay America for the reopening of our Baytown property, replicating the current prototype in a comprehensive renovation that highlights our commitment to enhancing guest experiences and adding value through asset repositioning," said Patel. The property is near Space Center Houston, Pirates Bay Waterpark, Baytown Nature Center and The Museum of Fine Arts, Houston, Wayside said.

PEACHTREE GROUP SECURED a $73 million construction loan and C-PACE financing to fund the development of a 263-key dual-brand Home2 Suites and Tru by Hilton Hotel in San Diego, California, on behalf of the locally based Baxter Hotel Group. Baxter is set to commence construction on its 16-story, dual-branded hotel this month, with a projected 22-month construction timeline, Peachtree said in a statement. Peachtree facilitated a $50.4-million floating-rate construction loan with a three-year term and secured $22.6 million in fixed-rate C-PACE financing, amortized over 25 years. Collectively, these funds covered 64 percent of the total development cost, the statement said. "We were able to execute an innovative capital stack with the addition of C-PACE in an otherwise challenging financing market, providing ample capital for the construction to begin while saving the sponsor 200 basis points in interest rate spread," said Jared Schlosser, Peachtree's senior vice president, head of hotel origination and C-PACE.

Peachtree Group recently acquired the 180-room Hilton Garden Inn Denver Tech Center in Denver, marking its second hotel in Denver after the Element Denver Park Meadows. The company's hospitality management team will oversee the seven-story hotel located in the city's employment hub, Peachtree said in a statement. However, the financial terms of the transactions were not disclosed. "We are excited to acquire this premium-branded hotel in a growing submarket with a variety of diverse and stable demand generators," said Michael Bernath, Peachtree's senior vice president for acquisitions. "The Denver economy is well diversified, with the city gaining recognition as a burgeoning tech hub. We believe the expansion of the R-Line, increased connectivity of the area and the completion of the transformative Bellview Station development will continue to make the Denver Tech Center an attractive destination for consumers and corporations alike." Peachtree aims to further invest in the property, which was previously renovated in 2014, the statement said. The hotel is near the under-development Bellview Station, a transit-oriented mixed-use development spanning more than 50 acres. There are companies including Comcast, Oracle, Microsoft, Zoom, Charles Schwab, Fidelity Investments, Newmont Mining, and Western Union in the vicinity.

SAK DEVELOPERS RECENTLY acquired Staybridge Suites Tysons-McLean in Tysons-McLean, Virginia for an undisclosed amount. SAK is led by founding partners Waheed Ashiq, Vipul Kapila, and Khurram Sindhu. Hunter Hotel Advisors facilitated the sale of the 142-key, 5-story property. The hotel in downtown McLean is near Tysons Corner with numerous corporate demand generators and major government agencies, Hunter said in a statement. David Perrin, senior vice president of Hunter, represented the institutional seller.

THE UPCOMING SHOW "Grand Indian Hotel," premiering on BBC Player, a BBC Studios streaming service available on Prime Video Channel, on June 14, will depict the 90-year history of Oberoi Hotel & Resorts. THE HISTORY OF Indian immigrants in the U.S. could fill several books, but Mahendra Doshi has captured a core aspect of it with his book "Surat to San Francisco: How the Patels from Gujarat Established the Hotel Business in California 1942-1960." The book is, as the title says, the story of the individuals who first left their home for a roundabout journey to the American Dream. Doshi is journalist in San Jose, California, not a businessman himself, but he is originally from Vadia in the Indian state of Gujarat. His family moved to Calcutta in West Bengal where Doshi earned degrees from Presidency College and the University of Calcutta before moving to the U.S. in 1967 and eventual graduated with a master's degree from the University of Nevada, Reno. "I have never even thought of business. I had a degree in journalism and I did marketing work for General Motors. That's where I made my living for 30 years," Doshi said. "At the same time, I pursued my journalistic impulses. I wrote for mostly all those ethnic papers, Indian ethnic papers like India Times of Chicago and India West and India Post." Doshi also published two "Who's Who among Indians" lists in 1976 and 1981. That whet his appetite for exploring his people's history.

Home2 Suites by Hilton is now open in Chattanooga/East Ridge, Tennessee. The 101-room, four-story hotel is owned by Vision Hospitality Group, led by President and CEO Mitch Patel. This is Vision Hospitality's second hotel opening this year. Construction of the hotel began in February 2023 and was completed in just over a year in collaboration with Wolftever Development, Vision Hospitality said in a statement. The hotel is located next to the company's Hampton Inn in a mixed-use area of East Ridge. "We are proud to continue our partnership with Hilton and broaden our presence in the East Ridge area by launching this Home2 Suites by Hilton," said Patel. "East Ridge continues to see significant growth with new developments, which creates a demand for quality accommodations. We are pleased to meet this need."

PEACHTREE GROUP RECENTLY originated its first commercial property assessed clean energy financing in Tennessee, providing a $10.7 million loan for a Class-A office development in Nashville. Nashville's Division Street Development is developing the four-story, 75,000-square-foot project, slated for completion by October 2024, Peachtree said in a statement. "For eligible projects, CPACE financing remains one of the most attractive options to bring a project to completion," said Jared Schlosser, Peachtree's executive vice president and head of CPACE. "We are pleased to assist Division Street Development in securing the final piece needed to complete the financing puzzle for their office development."
