BOSTON IS THE most expensive city for hotel accommodations in the U.S., according to a recent survey by Cheaphotels.org. Portland was the cheapest city, the survey has found. The survey compared hotel rates across 50 U.S. destinations in October, which is typically the month with the highest hotel prices in most American cities. A LAWSUIT FILED in federal court in Washington state alleges that STR, owned by commercial real estate information researcher CoStar Group, along with several major hotel companies conspired to inflate luxury hotel rates. The seven individuals named as plaintiffs in the lawsuit seek to make it a class-action filing on behalf of every person who stayed at the defendants' hotels from February 2020 until the present for an unspecified amount. CoStar and hotel companies including IHG Hotel & Resorts, Marriott International and Hyatt Hotels Corp., entered an exchange of "competitively-sensitive information about their prices, supply, and future plans" in violation of the antitrust provisions of the Sherman Act, according to the lawsuit. STR and most of the other defendants in the suit did not respond to requests for comment in time for this article, but a spokesperson for IHG said the company could not comment on pending litigation. "Teddy Roosevelt passed the antitrust laws to prevent titans of industry from price fixing in smoke-filled rooms," Steve Berman, the plaintiffs' lead attorney told Reuters, calling the defendants' conduct the "modern equivalent." The alleged price fixing happened in major cities including Boston, Chicago, Los Angeles, New York, San Diego, Denver, Washington, D.C., and Seattle. The lawsuit focuses on STR's "Forward STAR" product that was expanded into many of those markets in April after launching 17 of the country's 25 largest hotel markets, including Las Vegas, New York City, Los Angeles, Washington, D.C., Boston and Phoenix.

TAMPA-ST. PETERSBURG, FLORIDA led in meetings and events growth for the top 25 markets in February with a 20 percent year-over-year increase, according to Knowland. U.S. HOTEL PERFORMANCE saw a significant increase in the first week of December compared to the previous week, with improvements in hotel occupancy, ADR and RevPAR, according to CoStar. Year-over-year results also reflected positive trends. Occupancy rose to 58.7 percent for the week ending Dec. 9, up from the previous week's 54.2 percent, reflecting a year-over-year decrease of 1.1 percent. ADR increased to $153.36, compared to the previous week's $144.88, showing a 4.5 percent uptick from the prior year. RevPAR also soared to $89.98, compared to the prior week's $78.54, indicating a 3.3 percent decrease from the corresponding period in 2022. Among the top 25 markets, Boston saw the largest year-over-year occupancy increase, surging by 4.1 percent to 72.7 percent. Helped by Miami Art Week and Art Basel, Miami reported significant increases in ADR, soaring 48.8 percent to $314.55, and RevPAR, jumping 67 percent to $262.16.

HOTEL OWNERS MUST treat young associates better as labor is the hot-button issue in the hospitality industry, according to a blog post by HotStats. Increasing wages for entry-level work and promoting career advancement are also vital toward attracting young talent, it added. The blog post said that total payroll on a per-available-room basis is still around two times less in 2021 compared to 2019, according to HotStats data. Year-to-date October 2021, total payroll PAR in the U.S. is $43.46 compared to $85.86 two years ago. "Not only should a hotel care about customers, its number one target market is internal associates," said Leora Halpern Lanz, assistant dean, academic affairs and associate professor of the practice at Boston University's School of Hospitality Administration, in the blog. "If they're treated well, word gets out that it's a good place to work. The industry needs to evaluate why people are working 14-hour days because they're being worn down. There has to be an element of work/life balance." Kyle Allison, host of the Hospitality MD podcast, said that the hotel industry needs to tweak its legacy messaging.

WITH THE HOSPITALITY industry facing numerous issues even as the economy recovers from the COVID-19 pandemic, two major associations have formed a new partnership to address that need. AAHOA and the American Hotel & Lodging Association have created the American Hospitality Alliance advocate for hotels on state and national levels. AAHOA and AHLA announced the formation of AHA during the summer meeting of the International Society of Hotel Associations in Boston on Tuesday. The purpose of the alliance is to pool resources and streamline efforts, the associations said, and it also will work with state hotel associations. "The majority of hotels are small businesses. That is why the owners and operators are particularly well-suited to inform lawmakers about policies and regulations that will accelerate the industry's resurgence. This coalition could not have come at a more important time as the hotel industry prepares to welcome back guests," said Ken Greene, AAHOA's interim president and CEO. Greene was appointed to the interim position in early June following the resignation of Cecil Staton, former AAHOA president and CEO. Rachel Humphrey, the association's executive vice president and COO, also will be resigning on Aug. 7, the day after AAHOA's 2021 Convention and Trade show in Dallas finishes.

THERE WAS A slight dip in U.S. hotel performance in the fifth week of July compared to the week before, which was the traditional summer travel peak, according to STR. Performance metrics for hotels were lower during the week compared to the week before, but higher when compared to 2019. Occupancy was 71.9 percent for the week ending July 30, down from 72.8 percent the week before and dropped 3.8 percent from 2019. ADR was $158.32 for the week, a slight dip from $158.79 the week before and increased 18.3 percent from three years ago. RevPAR reached $113.90 during the week, down from $115.59 the week before and up 13.9 percent from 2019. Nashville reported the largest occupancy increase during the post summer travel peak week, up 4.2 percent to 77.8 percent, over 2019 among STR's top 25 markets. The highest occupancy were in San Diego (87.4 percent), Boston (85.5 percent), and Oahu Island (85.3 percent) during the week under review.

U.S. HOTEL PERFORMANCE showed mixed results from the previous week, according to STR's latest data through the end of April. However, it remained up year over year. According to STR, occupancy stood at 66.6 percent for the week ending April 29, down from 67.2 percent the week before and increased 0.1 percent over the comparable week in 2022. ADR came in at $156.14, up from $155.76 the week before, and rose 5.5 percent from 2022. RevPAR was $104.01 in the last week, down from $104.64 the week before and increased 5.6 percent against the same period in 2022. Among the Top 25 Markets, Boston registered the highest year-over-year increase in occupancy in the fourth week of the month, up 15.3 percent to 75.6 per cent. Meanwhile, New York City (87.8 percent), Las Vegas (81.5 percent), and San Francisco (81.1 percent) were the only three markets to post occupancy above 80 percent.

U.S. HOTEL PERFORMANCE exhibited mixed year-over-year comparisons in the third week of November, according to CoStar. Moreover, both occupancy and RevPAR declined compared to the previous week. Occupancy dropped to 62.4 percent for the week ending Nov. 18, down from the previous week's 64.8 percent, marking a year-over-year decrease of 0.6 percent. ADR saw a slight increase to $156.47, compared to the previous week's $156.01, demonstrating a significant 7 percent uptick from the previous year. Despite a decline to $97.61 in RevPAR compared to the previous week's $101.13, there was a noteworthy 6.3 percent rise from the corresponding period in 2022. Among the top 25 markets, Boston led with the largest year-over-year occupancy gain, surging by 11.0 percent to reach 77.2 percent.

NETHERLANDS-BASED CITIZENM HAS inaugurated its first hotel at Meta's Menlo Park campus in California, marking its second U.S. opening this year after the launch of citizenM Miami Center. CitizenM currently operates 14 hotels in the U.S. and has plans for additional openings in 2024, including locations in Austin, Boston, and another in South Beach, Miami. The global hospitality company was founded by Rattan Chadha in 2015. The five-story hotel, spanning 79,400 square feet, features 240 modular rooms, citizenM said. The brand's modular design has not only reduced construction waste by up to 60 percent but has also shortened the development timeline by three to four months compared to traditional construction methods. The hotel at Meta's Frank Gehry-designed headquarters campus has been designed by citizenM's architectural partner, Baskervill. "We're excited to open in Menlo Park, a burgeoning tech hub," said Robin Chadha, chief brand officer at citizenM. " CitizenM, designed to seamlessly connect remote and in-person work with private nooks and versatile workspaces in our Living Rooms, along with societyM meeting rooms. This dynamic property will provide a unique experience for Meta employees and mobile citizens in the area."
