Aly-khan S. Merali is now president and managing partner of Stonebridge Cos. in Denver. Founder Navin C. Dimond will remain CEO and will assume chairman duties for the company. Previously, Merali was president and chief financial officer of Turnberry Associates since 2013, according to Stonebridge. Prior to that, he was executive vice president and head of acquisitions for a U.S.-based investment firm with properties in North America, Europe and the Caribbean. Merali also held leadership and ownership positions in real estate companies in the United Kingdom, Canada and East Africa with assets in hospitality, industrial, manufacturing, office and senior living. "I have known Aly-khan for many years and have the utmost respect for him and his ability to lead Stonebridge Companies as we move forward and continue to grow and prosper," said Dimond. NOBLE INVESTMENT GROUP has acquired two hotels in National Landing, a mixed-use development in Arlington, Virginia, near Washington, D.C. The acquisitions come days after the Atlanta-based company, led by Mit Shah as CEO bought two hotels in Savannah, Georgia. The hotels are the 162-room Hampton Inn & Suites National Landing and the 248-room Hilton Garden Inn National Landing. The neighborhoods of Crystal City, Pentagon City and Potomac Yard comprise the National Landing development, which includes of offices, residential, dining, retail, parks, bike paths, and walking trails. "National Landing is home to more than seventeen million square feet of office, a highly skilled workforce of more than 50,000 people, and an affluent residential population. Virginia's largest walkable downtown, National Landing, further benefits from billions of dollars in private and public investments," Noble said in a press release. "Most notably are the $2.5 billion Amazon HQ2 under development, which will create 25,000 new jobs in National Landing, and Virginia Tech's Innovation Campus, which is expected to drive a new era of technology for the greater Washington D.C. area."

Matthew Hostetler, chief development officer at Red Roof, has been operating outside his wheelhouse for about 18 years now. In this installment of Asian Hospitality's Leadership Series, he explains how he does it all with a smile on his face. Hostetler was at the Hunter Hotel Conference in March in Atlanta when he took time to talk about his history in the hotel business along with the current status of Red Roof. Topics also included AAHOA's 12 Points of Fair Franchising, the company's preparations for possible economic headwinds this year and the success of Red Roof's newest brand. Same job, different industry In 2002, Hostetler was recruited by Cendant Hotel Group, which is now Wyndham Hotel Group, to conduct franchise sales under Phil Hugh, who was at that time senior vice president for franchise sales. That was when he stepped out of his comfort zone. "I said yes to an opportunity that was way, in sales was not outside of my wheelhouse, but outside of my industry," Hostetler said. "I was in transportation for 15 years before that. So yeah, that definitely outside the wheelhouse." In 2014, he joined Red Roof as the senior vice president of development, again working under Hugh. In 2020, when Hugh left the company, Hostetler became chief development officer. Now he's settled into the job. "I love the hotel business. I love hospitality. I love the people in this business, how they are so entrepreneurial," Hostetler said. But there's also so people oriented as well. That's what attracts talent so much right? Hospitality. Everyone has a smile on their face most of the time."

AAHOA MADE CHANGES to two leadership positions Monday with a promotion and a new hire. Heather Carnes to executive vice president for communications and chief strategy officer and hired Phelps Hope as its new executive vice president for operations and chief development officer. Carnes has been with AAHOA for three years, most recently as the association's vice president of marketing and communications, and has worked nearly her entire career in the association space, according to AAHOA. In her new role, she will focus on organizational strategy, marketing and communications, organizational culture and HR, education/program development and strategic partnerships. "It's an incredibly important time for AAHOA and our industry," Carnes said. "I'm thrilled to be moving into this new role where I can have an even greater impact on the organization, our overall strategic initiatives, and working alongside Laura Lee, Phelps, and the rest of the AAHOA team to make big things happen on behalf of our nearly 20,000 hotelier members."

THE U.S. STATE Department has indefinitely extended a program allowing consular offices to waive in-person interviews for low-risk non-immigrant visa applicants who apply within 48 months of their most recent visa's expiration. Initially scheduled to conclude on Dec. 31, the program will now persist without a specified end date, undergoing regular reviews. This policy applies to consular offices globally. Under the updated program rules, the State Department anticipates the pool of applicants eligible for an interview waiver will at least double, the U.S. Department of State said in a statement. From October 2022 to September 2023, the State Department issued a near-record 10.4 million non-immigrant visas worldwide, partly attributed to interview waiver authority. "Interview waiver authorities have significantly reduced visa appointment wait times at embassies and consulates," the State Department said. "In Fiscal Year 2022, almost half of the nearly seven million non-immigrant visas issued by the Department were processed without an in-person interview. This success in reducing global visa wait times, particularly post-pandemic closures, is ongoing, with continued efforts to swiftly minimize wait times, including for first-time tourist visa applicants."

A STRONGER THAN expected performance by U.S. hotels in the fourth quarter of 2021 led CBRE Hotels Research to upgrade its forecast for the rest of 2022. CBRE now forecasts RevPAR will reach 2019 nominal levels by the third quarter of this year, one year earlier than the previous forecast. Occupancy is expected to rise 6.7 percent to 61.3 percent this year, then rise 5.2 percent to 64.4 percent in 2023. ADR is forecast to rise 10.1 percent to $133.94 in 2022 and go up 6 percent more to $141.99 in 2023. CBRE expects RevPAR to rise 17.5 percent in 2022 overall to $82.04 and then rise 11.5 percent to $91.46 in 2023. Positive trends, such as high employment and the return to the office for many workers who had been working from home contributed to the revised forecast, CBRE said. Other factors contributing to the improvement include below-average supply growth, strong domestic leisure trends, the resumption of inbound international travel and a predicted return to office later this year. However, ongoing inflation and geopolitical tensions connected to the war in Ukraine still threaten progress.

Prior to this role, he served as the chief technology officer at MGM Resorts International, spearheading digital transformation initiatives that enhanced access to e-commerce, customer loyalty programs, and casino games across mobile and online platforms, Four Seasons said in a statement. G6 HOSPITALITY'S MOTEL 6 partnered with Sony Pictures Entertainment to launch a marketing campaign centered around its upcoming animated film "Garfield," scheduled to premiere on May 24. Motel 6 appointed the movie's central character, Garfield, an orange housecat, as its chief pet officer to assist guests traveling with pets. As part of the campaign, guests can stay in a Garfield Movie-themed room in Hollywood, as well as 10 other Motel 6 locations across the nation, from May 21 until mid-June, Motel 6 said in a statement. "Garfield is well-known for his appreciation of naps, so he's an expert when it comes to a comfortable night's rest," said Adam Cannon, G6 Hospitality's chief brand officer. "Motel 6 has been welcoming pets for free for more than 60 years and is one of the top reasons guests stay with us. Garfield will help take our love of our four-legged friends to the next level."

THE AHLA FOUNDATION recently expanded its travel scholarship program with historically Black colleges and universities supported by a 2023 grant from the Nareit Foundation's Dividends Through Diversity, Equity & Inclusion Giving Campaign. The foundation also announced its 2024 officers and board of trustees, further diversifying the board's representation of industry segments, AHLA Foundation said in a statement. "HBCUs are an incredible, yet underestimated, resource for talent" said AHLA Foundation President Anna Blue. "Travel scholarships are an important tool for fostering inclusion at the earliest stages and help to increase exposure to the different parts of industry, including hotel and lodging REITs." The $85,000 grant from the Nareit Foundation, Nareit's philanthropic arm, will facilitate HBCU students' attendance at REIT- and investment-focused events, including the Hunter: Hotel Investment Conference in March and the NYU International Hospitality Industry Conference in June, the statement said.

AAHOA OFFICERS RECENTLY participated in a White House reception for Asian American, Native Hawaiian, and Pacific Islander Heritage Month. AAHOA Chairman Miraj Patel and Laura Lee Blake, the association's president and CEO, represented the association. President Joe Biden and Vice President Kamala Harris made remarks at the reception held in the Rose Garden, recognizing the AANHPI community, AAHOA said in a statement. "We were honored and privileged to represent AAHOA and our 20,000 members at the historic White House celebration," said Patel. "This event highlights the AA and NHPI communities' remarkable contributions to the U.S., mirroring AAHOA's representation of Asian American entrepreneurship in hospitality for the past 35 years.
