TAMPA-ST. PETERSBURG, FLORIDA led in meetings and events growth for the top 25 markets in February with a 20 percent year-over-year increase, according to Knowland. Denver and Boston came in second and third, respectively, while National Associations and Technology groups led in four of the top five markets. Meetings in the top 25 markets used an average space of 3,507 square feet, compared to 2,890 square feet in secondary markets. Denver (up 7 percent): technology, national association, education, healthcare and construction. Boston (up 15 percent): education, healthcare, technology, training/education and travel.

LAS VEGAS LED the top 25 markets in meetings and events growth for September, with a 34.2 percent year-over-year increase, according to Cendyn's Sales Intelligence platform, formerly Knowland. This marked its eighth consecutive month in the top five. Las Vegas meetings and events averaged 5,596 square feet with 209 attendees, driven by weddings, accounting for about 10 percent of event volume, and tech events like Oracle SuiteWorld, according to Cendyn. Anaheim ranked second, hosting education, national associations, and weddings. Across the top 25 markets, average space rose to 3,856 square feet with 130 attendees. The top five among the 25 leading markets were: Las Vegas (+34.2 percent): Weddings, technology, training/education, national associations and manufacturing. Anaheim-Santa Ana (+23.2 percent): Education, national associations, weddings, healthcare and consulting. Orlando (+22.9 percent): National associations, technology, healthcare, training/education and charity/non-profits/social services. New York (+21 percent): International government, finance/banking, charity/non-profits/social services, national associations and travel. Dallas (+18.6 percent): Healthcare, technology, consulting, finance/banking and education.

EVENT VOLUME CLIMBED 21.7 percent year over year in September compared to the previous year, according to hospitality analytics firm Knowland. Nashville saw the highest percent growth at 30.7 percent. Los Angeles came in second at 22.3 percent over 2022. AAHOA OPPOSED THE Los Angeles City Council's recent proposal to raise hotel worker wages to $30 per hour, plus $8 for healthcare, citing a flawed economic impact study that misjudges the industry's ability to absorb the increase. AAHOA members, including a delegation of women hoteliers, testified before the council, warning of the proposal's impact on smaller, independent hotels, the association said in a statement. AAHOA Vice Chairman Kamalesh "KP" Patel, a California hotelier, testified on Oct. 16, addressing the hospitality industry's ongoing labor challenges. "I have a very serious concern about the study presentation. The study is majorly flawed," Patel said. "There is zero understanding of the differences between hotels-high-end, full-service and limited-service. These people are asking for their fair shake. We are asking to be heard properly. Limited-service properties do not offer the same services as full-service hotels and should not be treated the same." AAHOA argues that the study overlooks the unique challenges of smaller, limited-service hotels, ignoring their tight margins and operational constraints. A sudden wage increase to $30 per hour, plus healthcare costs, could result in layoffs, service cuts or closures, AAHOA said.

REAL ESTATE INVESTMENT, development and management firm VMV Capital recently broke ground on the Extended Stay America Premier Suites Duncan in Duncan, South Carolina. It is the first such property for VMV, led by Vinny Patel as CEO. The four-story, 88-room hotel is in Spartanburg County between Greenville and Spartanburg near many businesses, including BMW, Michelin, and Spartanburg Regional Healthcare System, according to VMV. Other attractions include the Trapped in the Upstate Escape Rooms, Greer Heritage Museum and several parks. Construction is under way and the hotel is expected to open in summer 2023. Hotel amenities will include a fitness room and an onsite guest laundry.

ATLANTA-BASED BANYAN Investment Group, led by Rakesh Chauhan and Andy Chopra as managing partners, is rebranding as Satori Collective, an investment management firm focusing primarily on hotel property investment. Its subsidiary Banyan Tree Management also has become Aperture Hotels. Satori and Aperture will work independently of one another. The awakening Satori focuses on investment into select-service, upper select-service extended-stay and lifestyle hotel properties, according to the company. It concentrates on investment in growth corridors located in top MSAs across the U.S. which have established hotel demand generators such as tourism, corporate group travel, state capitals, conference universities, healthcare, heavy manufacturing and military. PEACHTREE GROUP, A commercial real estate investment firm with a $6.4 billion portfolio, has closed its third hotel property structured as a Delaware Statutory Trust with the acquisition of the 98-key Hilton Garden Inn in Jackson, Tennessee. The acquisition provides 1031 exchange investors the chance to reinvest proceeds from real estate sales, enjoying tax deferral benefits and maintaining a strong real estate allocation, Peachtree said in a statement. "The hotel's strategic location near healthcare and manufacturing jobs, including Ford's planned $5.6-billion Blue Oval City, along with a diverse collection of entertainment and retail destinations, establishes it as a valuable addition to our expanding portfolio of DST properties," said Tim Witt, Peachtree's president for 1031 Exchange/DST Products. Peachtree launched its DST program in August 2022 and is a top-15 sponsor in the securitized 1031 exchange marketplace, according to Mountain Dell Consulting's year-end market equity update.

STRIKING HOTEL WORKERS in Greenwich, Connecticut, and Providence, Rhode Island, recently ratified union contracts that include wage increases and healthcare. These contracts at the Hyatt Regency Greenwich and Omni Providence Hotel are the first in ongoing national disputes between the hotel workers' union UNITE HERE and Hilton, Hyatt, Marriott, and Omni. The union celebrated the contract settlements but cautioned that ongoing strikes across the U.S. are expected to escalate before labor disputes are resolved. "These first contracts encourage hotel workers in other cities as strikes continue," said Gwen Mills, UNITE HERE's international president. "Hotel workers in Honolulu, San Diego, and San Francisco will strike as long as it takes to secure what they need, and more strikes are possible. We're in this for the long haul, and we urge travelers to prepare for potential widespread disruptions."

ONE IN EIGHT new jobs created over the next nine years will be in the hospitality and leisure sector, according to the Bureau of Labor Statistics. The U.S. hospitality industry is projected to add about 822,700 jobs between 2023 and 2033. This growth marks the third-largest increase among all major sectors, following business services and healthcare and social assistance. "As of 2023, leisure and hospitality recovered all jobs lost during the pandemic in 2020," BLS stated in a blog post. "Employment is projected to grow from 16.6 million today to 17.4 million by 2033. The sector comprises three main industries: accommodation; food service and drinking places; and arts, entertainment, and recreation."

EXCEL GROUP, A Virginia-based private equity firm, acquired the 209-room Embassy Suites by Hilton Syracuse Destiny USA in Syracuse, New York. The hotel, one of the newest in the greater Syracuse market, is located near Destiny USA shopping and entertainment complex, Excel Group said in a statement. Excel Group is led by Shoham Amin as founder and principal. "We are thrilled to acquire the Embassy Suites by Hilton Syracuse Destiny USA, the premier hotel in the market," said Amin. "This property is strategically positioned to benefit from Syracuse's ongoing resurgence. This investment allows us to capitalize on the recent supply and demand imbalance caused by hotel closures in the area. Historically, this market has been stable, driven by healthcare and education sectors, and is now poised for significant growth with Micron's upcoming construction."

ANAHEIM-SANTA ANA, CALIFORNIA, ranked first among the top 25 markets in November with 17.5 percent year-over-year growth, followed by Atlanta at 13.7 percent, according to Cendyn's Sales Intelligence platform, formerly Knowland. This was Anaheim-Santa Ana's first time at the top this year, driven by healthcare groups contributing 7.1 percent, including events from Edwards LifeSciences LLC and Kaiser Permanente. Atlanta's growth was supported by events from national association and education groups, the report said. Chicago entered the top five for the first time, ranking third with 12.6 percent growth, largely driven by national association groups contributing 10.2 percent. Anaheim-Santa Ana averaged 4,555 total square feet with an estimated group size of 167. The top 25 markets averaged 3,764 total square feet with a group size of 131.

NOBLE INVESTMENT GROUP, led by Mit Shah as senior managing principal and CEO, recently acquired the Courtyard Jacksonville Beach Oceanfront in Jacksonville, Florida. Also, Noble recently appointed Dewitt Lovelace as project manager of design and development. The 150-room Courtyard features, two F&B outlets, 2,450 square feet of meeting space, a pool and hot tub, a fitness center, and a convenience store. The company plans to renovate the guestrooms, suites, public areas and meeting spaces, Noble said in a statement. "The greater Jacksonville market continues to exhibit the key macro trends we look for in cities that we believe will continue to outperform the broader economy," said Dustin Fisher, Noble's senior vice president. "This high-quality asset will undergo a meaningful upgrade, enabling the hotel to capitalize on the market's depth and breadth of leisure, healthcare, corporate and government demand."

The Red Roof Inn La Marque in La Marque, Texas, is now open after a $700,000 renovation. The 150-room property is owned by Kenny Group LLC, led by Jignesh Patel. The hotel is near historic downtown La Marque, Galveston Island State Park, Brazoria National Wildlife Refuge, Moody Gardens, Schlitterbahn, Gulf Greyhound Park, Texas City Premiere Lux 12+ Cinemas, HCA Houston Healthcare Mainland and Galveston County Fair & Rodeo. William P. Hobby Airport also is near. Amenities at the pet-friendly hotel include meeting facilities, a year-round outdoor pool, and an on-site bar and lounge. The hotel also participates in RediRewards and Red Roof's RediClean program for guest and staff safety.

PHOENIX RANKED FIRST among the top 25 markets with 19.7 percent year-over-year growth in October, according to Cendyn's Sales Intelligence platform, formerly Knowland. This was its first time at the top spot this year, driven by national associations, technology, healthcare and financial/banking events. Las Vegas followed closely with 17.7 percent growth, placing it in the top five for the 10th consecutive month, Cendyn said. South Michigan and Florida's Panhandle led secondary markets, while Kauai, Hawaii, saw significant year-over-year growth at 72 percent. Phoenix averaged 5,612 square feet and 174 attendees, primarily driven by national association events, which made up 8.6 percent of event volume, the report said. Las Vegas remained in the top five, ranking second, supported by national association events and weddings. Across the top 25 markets, average space usage rose to 3,902 square feet with an average of 132 attendees.
