AS THE HOLIDAY season dwindles into the past, so did U.S. hotels' performance, according to STR. Occupancy dropped, dragging ADR and RevPAR with it. Occupancy was 45.4 percent for the week ending Jan. 8, down from 54.3 percent the week before and down 14.9 percent from the comparable week in 2019. ADR was $119.92 for the week, down from $157.91 week over week and a 4.8 percent drop from 2019. RevPAR reached $54.47, a decline from $85.74 the prior week and down 19 percent from 2019. "Occupancy fell week over week because of a slowdown in leisure demand and a continued absence of business travel due to a Saturday holiday," STR said. "While ADR also dropped from an all-time high the previous week, the metric came in at roughly 95 percent of the 2019 comparable." Occupancy did not increase over 2019 levels for any of STR's top 25 markets, but Dallas came closest, falling shy by 6.6 percent with 55.1 percent.

U.S. HOTEL PERFORMANCE increased in the second week of November compared to the week before, according to STR. All performance metrics improved during the week compared to same period in 2019 as well. Occupancy was 64.6 for the week ending Nov. 12, up from 62.4 the week before and increased 0.9 percent from 2019. ADR was $148.43 during the week, improved from $147.48 the week before and up 17.1 percent from three years ago. RevPAR reached $95.89 during the second week of November, increased from $91.99 the week before and up 18.2 percent from 2019. Among STR's top 25 markets, Norfolk/Virginia Beach reported the largest occupancy increase, up 14.3 percent to 63.6 percent, over November 2019. San Diego posted the largest ADR increase, increased 35.2 percent to $202.86, over 2019.

U.S. HOTEL PERFORMANCE dipped in the first week of September compared to the week before, according to STR. However, performance during the week improved when compared to 2019. Occupancy was 62.8 percent for the week ending Sept. 3, down from 65 percent the week before and up 3.1 percent from 2019. ADR was $147.14 for the week, almost similar to the week before at $147.16 and increased 20.9 percent from three years ago. RevPAR reached $92.45 during the week, down from $95.62 the week before and increased 24.6 percent from 2019. Among STR's top 25 markets, Miami reported the largest increase in occupancy to kick off September, up 30.1 percent to 62.2 percent and RevPAR, increased 86.5 percent to $112.37, over 2019.

U.S. HOTEL OCCUPANCY was down in first week of March week-over-week, according to STR. All metrics were higher than comparable time periods in the last two years. Occupancy stood at 62.8 percent for the week ending March 4, down from 64.2 percent the week before, 3 percent more than the comparable week in 2022 and 5.6 percent below the comparable week in 2019. ADR stood at $151.35 for, up from $156.51 the previous week and also up 8.9 percent and 14.1 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $95.06, down from $100.43 the previous week, and up 12.1 percent and 7.7 percent increase over the same month in 2022 and 2019. Among the Top 25 Markets, Detroit saw the highest occupancy increase over 2019, up 5 percent to 63.2 percent, while Washington, D.C., was up the most from last year, an increase of 23.6 percent to 64.1 percent. D.C. also reported the most substantial year-over-year RevPAR growth, up 52.2 percent to $113.56. Las Vegas reported the highest ADR increase at $196.65 when measuring against 2019, up 56.8 percent and an increase of 33.7 percent in 2022. Las Vegas also saw the largest jump in RevPAR over 2019, up 54.3 percent to $153.55.

HELPED BY THE onset of spring break travel, U.S. hotels' performance bettered in the second week of March from the previous week, according to STR's latest data through 11 March. The top 25 markets were up on a weekly basis but still behind 2019 levels. Occupancy for the week ending March 11 came in at 64.7 percent up from 62.8 percent the week before, 2.8 percent more than the comparable week in 2022 and 7.5 percent below the comparable week in 2019. ADR stood at $158.20, up from $151.35 the previous week and also up 8.1 percent and 16.6 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $102.38, up from $95.06 the previous week, and an increase of 11.1 percent and 7.8 percent over the same month in 2022 and 2019. Among the top 25 markets, Washington, D.C., witnessed the highest year-over-year occupancy increase compared to 2019, up 21.8 percent to 67.6 percent. However, none of the Top 25 Markets saw an occupancy lift over 2019. Meanwhile, D.C. also registered the most substantial ADR increase at $183.86 against 2019, up 23.4 percent. D.C.'s RevPAR rate also climbed up 50.2 percent to $124.33 year-over-year. Anaheim reported the highest ADR increase for spring break week, up 51.4 percent to US$245.62 and RevPAR rose 42.2 percent to $189.81, when measuring against 2019.

U.S. HOTEL PERFORMANCE dropped in the first week of January from the prior week, although year-over-year comparisons showed improvement, according to CoStar. Key metrics, including occupancy, ADR, and RevPAR, all declined at the start of the New Year compared to the previous week. Occupancy was 46.8 percent for the week ending Jan. 6, down from the previous week's 50.1 percent and reflecting a 0.7 percent year-over-year decrease. ADR fell to $152.17, compared to the prior week's $163.58, showing a 7.2 percent increase from the previous year. RevPAR decreased to $71.28 from the prior week's $82.1, but rose 6.4 percent from the corresponding period in 2023. Among the top 25 markets, New Orleans saw the largest year-over-year increases in each of the three performance metrics. Its occupancy was up 36.5 percent to 61.2 percent, ADR was up 43.5 percent to $211.90 and RevPAR rose 95.9 percent to $129.62. The market's performance was boosted by the Sugar Bowl, FAN EXPO New Orleans and multiple Mardi Gras parades.

BY THE FOURTH quarter of last year, group business in 10 of the top markets in the U.S. had recovered 110 percent compared to the same time in 2019, according to the Hospitality Group and Business Performance Index from Knowland and Amadeus. The top 20 markets have achieved 100 percent of 2019 levels of occupancy and ADR, with 10 surpassing 110 percent or more. Group business reached the 110 percent health index in the fourth quarter because it used 95.5 percent of the group rooms sold in 2019, coupled with a 14.8 percent increase in ADR, according to the index. Overall growth for the year 2023 stood at 103 percent, with 92.5 percent of group rooms sold in 2019 and an accompanying average rate increase of 11.7 percent. Meetings and event business rebounded to 91.9 percent in the fourth quarter compared to 2019, with an end-of-year recovery rate of 91.2 percent. The volume of smaller groups led to stability in the market, according to Knowland. Currently, 70 percent of events have 200 attendees or less and smaller meetings, those with less than 25 attendees, saw the most growth, experiencing a 19 percent increase since 2019.
