BUSINESS CONTINUED TO improve in the second week of April for U.S. hotels, according to STR. Occupancy, ADR and RevPAR all rose on a weekly basis, and the last two were up compared to the same time in 2019. Occupancy was 66.4 percent for the week ending April 9, up from 64.1 percent the week before but down 4.7 percent from 2019. ADR was $150.45 for the week, up from $145.74 the previous week and up 10.6 percent from 2019. RevPAR reached $99.93, a rise from $93.48 weekly and up 5.4 percent from three years ago. Among STR's top 25 markets, Tampa saw the highest occupancy increase over 2019, up 6.2 percent to 84 percent. Minneapolis had the largest occupancy decrease from three years ago, down 29.5 percent to 51.4 percent.

Little movement was seen in the top 25 markets as well. Occupancy was 64.1 percent for the week ending April 2, down from 65.5 percent the week before and down 6.4 percent for the same period in 2019. ADR was $145.74 for the week, dropped from $149.38 the week before and increased 11.7 percent from two years ago. RevPAR was $93.48 for the week, dipped from $97.92 the week before and up 4.5 percent from the same period in 2019.

Occupancy was 62 percent for the week ending April 16, down from 66.4 percent the week before and down 5.6 percent from 2019. ADR was $147.25 for the week, down from $150.45 the week before and up 14.4 percent from 2019. RevPAR reached $91.25 during the week, down from $99.93 the week before and up 8 percent from three years ago. Among STR's top 25 markets, Tampa saw the highest occupancy increase over 2019, up 3.2 percent to 76.6 percent. Phoenix posted the largest ADR increase in the week, up 33.8 percent to $189.16, over 2019.

RevPAR is still expected to recover fully on a nominal basis this year, according to the forecast released Thursday at STR's 14th Annual Hotel Data Conference in Nashville. However, RevPAR is still expected to take until 2025 to recover when adjusted for inflation, according to the forecast. For 2022, RevPAR is now expected to average $93 compared to the projection of $92 released in June, when projected nominal RevPAR recovery was set in 2023. The occupancy projection for the year was lowered to 64.6 percent for the year and the ADR projection rose to $148. The updated forecast adds a little more than $2 to the ADR projection for both 2022 and 2023, and occupancy was lowered by less than a percentage point for each year.

Orlando came closest to its pre-pandemic levels, down just 2.5 percent to 68.9 percent, and Miami posted the largest ADR gain, up 37.8 percent to $209.55.

The ADR and occupancy levels were the second and third highest of the pandemic-era, respectively, during the week. Occupancy was 70.6 percent for the week ending June 11, up from 63.2 percent the week before and dropped 4.1 percent from 2019. ADR was $155.37 for the week, up from $147.35 the week before and increased 15.4 percent from three years ago. RevPAR reached $109.76 during the week, up from $93.16 the week before and up 10.7 percent from 2019. According to STR, the top 25 markets posted their highest metrics since the beginning of the pandemic in aggregate during June's second week. Leading the major markets in absolute occupancy for the week were Seattle with 85.2 percent, San Francisco/San Mateo with 84.3 percent and New York with 85.1 percent.

THE REVPAR OF hotels in Phoenix is forecasted to reach $419 for Super Bowl weekend of February 10-12, the second-highest level for the event, according to STR. As the city also hosts Phoenix Open this week, the Friday through Sunday night occupancy may touch 94 percent and ADR to hit $445. According to STR, a unique volume of demand would push occupancy slightly higher than Phoenix's last host year in 2015 (93.7 percent) even though supply increased by 11.7 percent this year. The ADR level would rank third among host markets behind Miami in 2020 and San Francisco in 2016. "Phoenix's jump in RevPAR during its last Super Bowl host year was staggering, and this time around will be no different with big-time growth contribution from both occupancy and ADR," said Isaac Collazo, STR's vice president of analytics. "Demand speaks for itself, especially with consumer behavior around the event free of pandemic concerns-unlike the last two Super Bowls. Phoenix's ADR situation has different influences than recent host markets given inflation and having less upper-tier supply than a Los Angeles or Miami." The overall Phoenix market comprises 544 hotels with 70,488 rooms.

Key metrics, including occupancy, RevPAR, and ADR, all saw week-over-week increases. Occupancy increased to 67.4 percent for the week ending May 18, up from 66.1 percent the previous week, marking a 0.2 percent year-over-year rise. ADR rose to $163.11 from $162.14, reflecting a 2.6 percent jump compared to last year. RevPAR reached $109.93, up from $107.24 the prior week, showing a 2.8 percent increase compared to the same period in 2023. Among the top 25 markets, Houston experienced the only double-digit occupancy increase, rising 10.5 percent to 67.9 percent. Atlanta reported the highest year-over-year increases in ADR, rising by 10 percent to $137.30, while RevPAR increased by 18 percent to $98.86.

RevPAR stood at $108.73, a decline from the previous week's $109.93, but marking a 3.9 percent increase compared to the same period in 2023. Among the top 25 markets, Houston experienced the most significant year-over-year boosts in occupancy, soaring 20.9 percent to reach 74.1 percent, while RevPAR surged by 29.2 percent to $89.15. Las Vegas recorded the sole double-digit increase in ADR, climbing by 10.9 percent to $217.53.

RevPAR stood at $93.50, a decline from the previous week's $108.73, but marking a 1 percent increase compared to the same period in 2023. Among the top 25 markets, New Orleans experienced the highest year-over-year occupancy increase, rising 17.8 percent to 66.8 percent.
