Giri Bar Harbor Kebo Inc. and Giri Peabody 57 LLC, doing business as Giri Hotel Management led by Ash Sangani, recently acquired Hampton Inn and Homewood Suites Boston Peabody hotels in Peabody, Massachusetts, respectively. The two properties offer a total of 205 rooms. The hotels are within a 10-mile radius of Salem and 13 miles south of Boston. The properties are near the headquarters of Analogic Corp., Neurological, Lahey Medical, North Shore Medical, and Boston Children's Hospital Peabody. "With the acquisition of these two hotels, we're thrilled to announce the expansion of our portfolio to include eight Hilton-branded hotels," said Sagar Malavia, GHM's partner. U.S. HOTEL PERFORMANCE exhibited mixed results in the first week of May compared to the prior week, according to CoStar. Among key metrics, occupancy declined, whereas both RevPAR and ADR saw an uptick. Occupancy dropped to 64.4 percent for the week ending May 4, down from the previous week's 65.7 percent, marking a 0.8 percent year-over-year decrease. ADR rose to $159.97 from $154.44, reflecting a 1.3 percent increase compared to last year. RevPAR climbed to $103.09, up from $101.42 the prior week, indicating a 0.5 percent increase compared to the same period in 2023. Among the top 25 markets, Seattle reported the highest year-over-year increase in occupancy, rising by 8.1 percent to 69.4 percent. Dallas recorded the largest increase in ADR, up 5.8 percent to $134.33.

U.S. HOTEL PERFORMANCE exhibited mostly positive year-over-year trends in the first week of March, compared to the previous week, according to CoStar. Despite a slight increase in occupancy, RevPAR declined, while RevPAR remained static. Occupancy rose to 62.5 percent for the week ending March 2, up from the previous week's 62 percent, marking a 0.3 percent year-over-year decline. ADR decreased to $155.29 from $156.62 the prior week, reflecting a 2.7 percent increase compared to the previous year. RevPAR remained unchanged at $97.12 from the prior week's $97.12, indicating a 2.4 percent increase compared to the same period in 2023. Among the top 25 markets, Seattle reported the largest year-over-year occupancy increase, rising 12.1 percent to reach 66.5 percent.

THE U.S. GENERAL Services Administration announced Wednesday a raise in its standard permissible per diem rates for federal travelers, reaching $166 for fiscal year 2024. This adjustment stems from a year-on-year increment of $9 in the lodging allowance, now set at $107. The rate will be applicable from Oct. 1 to Sept. 30, 2024, GSA said. The per diem guidelines regulate the reimbursement of federal employees' lodging and meal expenses for official government travel. These guidelines involve a $9 increase to the continental U.S. lodging rate, as well as significant rate hikes in multiple non-standard areas. "GSA bases the maximum lodging allowances on historical ADR data, less 5 percent. However, the COVID-19 pandemic led to unprecedented declines in ADR, followed by a volatile hotel industry recovery," GSA said in a statement. "The ADR data available to establish fiscal year 2024 rates was from before the COVID-19 Public Health Emergency expired on May 11. Similar to the approach for fiscal year 2023, GSA made upward adjustments to ensure that maximum lodging allowances for federal travelers are sufficient in fiscal year 2024."

U.S. HOTEL PERFORMANCE saw an uptick in the third week of March compared to the previous week, although year-over-year figures continued to decline, according to CoStar. Key metrics such as occupancy, ADR and RevPAR continued their upward trajectory during this period compared to the preceding week. Occupancy increased to 66.5 percent for the week ending March 16, up from the previous week's 63.2 percent, reflecting a 1.4 percent year-over-year decline. ADR rose to $163.21 from $156.96 the previous week, marking a 2.1 percent decrease compared to last year. RevPAR reached $108.51, up from the previous week's $99.17, signifying a 3.5 percent decrease compared to the same period in 2023. Among the top 25 markets, Seattle reported significant year-over-year increases in occupancy, rising by 12.7 percent to 73 percent, and in RevPAR, which increased by 21.7 percent to $120.29.

ARIZONA-BASED BWH Hotels, known for brands like Best Western Hotels & Resorts, plans to expand into South Asia by introducing WorldHotels to markets including India, Bangladesh, and Sri Lanka. BWH Hotels, the company that acquired WorldHotels in 2019, is now established in South Asia through Sorrel Hospitality, the master franchisee based in New Delhi. According to Indian media reports, Sorrel Hospitality will extend its presence into Bangladesh and Sri Lanka. The company expects to have around 51 hotels by the end of 2024, including 3,000 rooms once the pipeline becomes operational. All these hotels are signed in these three markets, with an additional six hotels in the India market, the report in the Economic Times said. Larry Cuculic, president and CEO of BWH Hotels, expressed the company's commitment to strengthening its presence in India and raising standards in accommodation and guest satisfaction.

THE BAIRD/STR Hotel Stock Index rose 10.5 percent to 6,760 in December, according to STR. Moreover, the stock index closed the year with a 38.4 percent gain in 2023, driven by a favorable interest rate outlook boosting investor sentiment and valuation multiples. "Hotel stocks - like the broader market - finished 2023 on a high note as the 'soft landing' narrative and lower interest rate outlook continued to boost investor sentiment and valuation multiples," said Michael Bellisario, senior hotel research analyst and director at Baird. "Both the hotel brands and hotel REITs were up more than 10 percent in December and outperformed their respective benchmarks. For the year, the hotel REITs' 19 percent gain more than doubled the return of real estate stocks broadly, while the hotel brands' 44 percent increase nearly doubled the performance of the S&P 500." The U.S. hotel industry closed the year on a strong note, said Amanda Hite, president of STR.

U.S. HOTEL PERFORMANCE dropped in the first week of January from the prior week, although year-over-year comparisons showed improvement, according to CoStar. Key metrics, including occupancy, ADR, and RevPAR, all declined at the start of the New Year compared to the previous week. Occupancy was 46.8 percent for the week ending Jan. 6, down from the previous week's 50.1 percent and reflecting a 0.7 percent year-over-year decrease. ADR fell to $152.17, compared to the prior week's $163.58, showing a 7.2 percent increase from the previous year. RevPAR decreased to $71.28 from the prior week's $82.1, but rose 6.4 percent from the corresponding period in 2023. Among the top 25 markets, New Orleans saw the largest year-over-year increases in each of the three performance metrics. Its occupancy was up 36.5 percent to 61.2 percent, ADR was up 43.5 percent to $211.90 and RevPAR rose 95.9 percent to $129.62. The market's performance was boosted by the Sugar Bowl, FAN EXPO New Orleans and multiple Mardi Gras parades.

GEOFF BALLOTTI, PRESIDENT and CEO of Wyndham Hotels & Resorts will be recognized by UJA Federation of New York at its annual Hospitality Division event in June. The event is held in conjunction with the NYU Hospitality Investment Conference and will raise funds to support UJA-Federation's annual campaign, which supports a wide network of nonprofits. UJA Federation will hold the event on June 4, at 4:30 p.m. at the Marriott Marquis in New York City. The federation works with a network of hundreds of nonprofits in New York, Israel and 70 other countries to provide $180 million in grants affecting 4.5 million people annually. BY THE FOURTH quarter of last year, group business in 10 of the top markets in the U.S. had recovered 110 percent compared to the same time in 2019, according to the Hospitality Group and Business Performance Index from Knowland and Amadeus. The top 20 markets have achieved 100 percent of 2019 levels of occupancy and ADR, with 10 surpassing 110 percent or more. Group business reached the 110 percent health index in the fourth quarter because it used 95.5 percent of the group rooms sold in 2019, coupled with a 14.8 percent increase in ADR, according to the index. Overall growth for the year 2023 stood at 103 percent, with 92.5 percent of group rooms sold in 2019 and an accompanying average rate increase of 11.7 percent. Meetings and event business rebounded to 91.9 percent in the fourth quarter compared to 2019, with an end-of-year recovery rate of 91.2 percent. The volume of smaller groups led to stability in the market, according to Knowland. Currently, 70 percent of events have 200 attendees or less and smaller meetings, those with less than 25 attendees, saw the most growth, experiencing a 19 percent increase since 2019.

Metrics such as occupancy, ADR and RevPAR experienced a decrease during the week compared to the preceding period. Occupancy was 52.2 percent for the week ending Jan.20, a marginal decrease from the previous week's 53.3 percent, signaling a 3.8 percent year-over-year decline. ADR dropped to $142.27 from the prior week's $153.84, showing a 1.6 percent increase from the previous year. RevPAR decreased to $74.31 from the prior week's $81.96, reflecting a 2.2 percent decline compared to the corresponding period in 2023. Among the top 25 markets, Seattle experienced the largest year-over-year occupancy increase, rising by 9.6 percent to reach 54.1 percent.

U.S. HOTEL PERFORMANCE improved in the fourth week of January compared to the previous week, according to CoStar. However, year-over-year comparisons remained mixed, with key metrics like occupancy, ADR, and RevPAR experiencing an increase compared to the preceding period. Occupancy came in at 56.2 percent for the week ending Jan. 27, up from the previous week's 52.2 percent but down 0.3 percent year-over-year. ADR increased to $149.76 from the prior week's $142.27, a 5.1 percent rise from the previous year. RevPAR rose to $84.13 from the prior week's $74.31, reflecting a 4.8percent increase compared to the corresponding period in 2023. Among the top 25 markets, Las Vegas exhibited the highest year-over-year growth across all key performance metrics: a 28.9 percent increase in occupancy to 83.4 percent, a 46.3 percent rise in ADR to $228.37, and an 88.5 percent growth in RevPAR to $190.42. This performance surge was attributed to the SHOT Show and World of Concrete events.

LAS VEGAS HOTEL ADR is anticipated to reach $573 during February 9-11, setting a record for any Super Bowl weekend, according to STR. The research firm also foresees an 87.9 percent occupancy rate for the market from Friday to Sunday night, translating to a RevPAR of $504. Miami set records for the highest Super Bowl ADR and RevPAR in 2020, STR said. However, a significant difference lies in size: Las Vegas, the largest U.S. market with 393 hotels and 172,707 rooms, has more than double Miami's room inventory. "The Super Bowl's unique volume of demand, driven by not only the game but the leadup festivities, as well as the attractions Las Vegas has to offer, is the perfect recipe to drive record-breaking prices," said Chris Klauda, STR's senior director of market insights. "While the F1 Vegas Grand Prix impact was the greatest on and around the Las Vegas Strip, the reach and impact of Super Bowl LVIII will spread to areas well beyond the Strip."

APPROXIMATELY 72 PERCENT of Americans are set to either maintain or increase their hotel stays in 2024 compared to 2023, according to a recent survey by American Hotel & Lodging Association. Over the next four months, around 53 percent plan overnight leisure travel, and 32 percent anticipate overnight business travel. Moreover, hotels continue to be the preferred lodging choice, with 71 percent of likely business travelers and 50 percent of likely leisure travelers favoring them. Despite a positive outlook for hoteliers, the survey, commissioned by AHLA and conducted by Morning Consult, found that inflation is preventing hotels and other travel-related businesses from reaching their full potential. Americans favor hotel stays Approximately 51 percent of respondents plan overnight travel for a family trip in the next four months, with 39 percent expressing a likelihood to stay in a hotel, the survey said. For a romantic getaway, around 38 percent are likely to travel overnight, of which 60 percent anticipate staying in a hotel.

U.S. HOTEL REVENUES and profitability saw an increase in 2023 compared to 2022, with improvements in group business across the top 25 markets and upper-scale chains, according to STR's 2023 P&L data. Overall, 14 of the top 25 markets reported double-digit increases in GOPPAR. "Total industry revenues and profits were well beyond 2022 levels as pricing power continued to outweigh the impact of softer leisure demand," said Claudia Alvarado Cruz, senior analytics manager at STR. "A lift in corporate demand made improvements especially notable across the upper-upscale brands and major markets. New York City was the shining example with 47 percent growth in GOPPAR." In 2023, GOPPAR reached $75.83, marking an 8.2 percent increase from 2022. TRevPAR stood at $211.49, indicating a 9.6 percent rise, while EBITDA PAR amounted to $53.05, up 7.6 percent from the prior year. Labor costs notably increased, reaching $71.56, reflecting a 13.2 percent rise.

Eight new Hihotels by Hospitality International properties recently opened in five states: three in Texas, two in Pennsylvania, and one each in New York, Vancouver, and Ohio. The company provides franchising options across its five brands including Scottish Inns, Red Carpet Inn, Master Hosts Inns, Downtowner Inns, and Passport Inn. In Texas, the three properties include Scottish Inns - Eastex Freeway North in Houston, owned by 59 Little York, Inc. under Sandip Sindha's leadership; Scottish Inns in Decatur owned by Sunlight Partnership LLC led by Leena Patel; and Scottish Inns & Suites in Shenandoah/Woodland owned by Anjali Hospitality LLC under Mahesh Patel's guidance, Hihotels said. In Pennsylvania, two hotels have opened: Scottish Inns in Middletown, owned by Sky Hotels LLC led by Rajan Vesuwala; and Red Carpet Inn & Suites in Philadelphia, owned by Vrisha Lodging LLC led by Kiran Patel.
