ADR fell to $152.17, compared to the prior week's $163.58, showing a 7.2 percent increase from the previous year. RevPAR decreased to $71.28 from the prior week's $82.1, but rose 6.4 percent from the corresponding period in 2023. Among the top 25 markets, New Orleans saw the largest year-over-year increases in each of the three performance metrics. Its occupancy was up 36.5 percent to 61.2 percent, ADR was up 43.5 percent to $211.90 and RevPAR rose 95.9 percent to $129.62. The market's performance was boosted by the Sugar Bowl, FAN EXPO New Orleans and multiple Mardi Gras parades.

BY THE FOURTH quarter of last year, group business in 10 of the top markets in the U.S. had recovered 110 percent compared to the same time in 2019, according to the Hospitality Group and Business Performance Index from Knowland and Amadeus. The top 20 markets have achieved 100 percent of 2019 levels of occupancy and ADR, with 10 surpassing 110 percent or more. Group business reached the 110 percent health index in the fourth quarter because it used 95.5 percent of the group rooms sold in 2019, coupled with a 14.8 percent increase in ADR, according to the index. Overall growth for the year 2023 stood at 103 percent, with 92.5 percent of group rooms sold in 2019 and an accompanying average rate increase of 11.7 percent. The volume of smaller groups led to stability in the market, according to Knowland. Currently, 70 percent of events have 200 attendees or less and smaller meetings, those with less than 25 attendees, saw the most growth, experiencing a 19 percent increase since 2019.

DALLAS LEADS THE top five U.S. markets in the largest construction pipeline as of the first quarter of 2024, according to Lodging Econometrics. The Dallas market has 185 projects with 21,882 rooms, slightly below the record highs at the close of the fourth quarter of 2023. Next came Atlanta, with 153 projects comprising 17,929 rooms, then Nashville with 127 projects and 16,199 rooms, as LE's U.S. Construction Pipeline Trend Report showed. Phoenix followed with 123 projects and 16,198 rooms, and the Inland Empire in Southern California set a new record high with 121 projects and 12,324 rooms. U.S. markets with the most projects already under construction by the end of the first quarter include New York with 47 projects and 7,655 rooms, Dallas with 25 projects and 3,059 rooms, and Nashville with 22 projects and 2,828 rooms. Atlanta had 21 projects and 2,588 rooms, and the Inland Empire currently has 20 projects and 2,181 rooms under construction.

Best Western North Side Inn in Wichita Falls and Best Western SeaWorld San Antonio are now open in Texas. The North Side Inn, owned by Nitin Chanana, offers 94 guestrooms, while the San Antonio property, owned by Aman Patel, features 70 guestrooms and 12 suites, Best Western said in a statement. A LAWSUIT FILED in federal court in Washington state alleges that STR, owned by commercial real estate information researcher CoStar Group, along with several major hotel companies conspired to inflate luxury hotel rates. The seven individuals named as plaintiffs in the lawsuit seek to make it a class-action filing on behalf of every person who stayed at the defendants' hotels from February 2020 until the present for an unspecified amount. CoStar and hotel companies including IHG Hotel & Resorts, Marriott International and Hyatt Hotels Corp., entered an exchange of "competitively-sensitive information about their prices, supply, and future plans" in violation of the antitrust provisions of the Sherman Act, according to the lawsuit. STR and most of the other defendants in the suit did not respond to requests for comment in time for this article, but a spokesperson for IHG said the company could not comment on pending litigation. "Teddy Roosevelt passed the antitrust laws to prevent titans of industry from price fixing in smoke-filled rooms," Steve Berman, the plaintiffs' lead attorney told Reuters, calling the defendants' conduct the "modern equivalent." The alleged price fixing happened in major cities including Boston, Chicago, Los Angeles, New York, San Diego, Denver, Washington, D.C., and Seattle. The lawsuit focuses on STR's "Forward STAR" product that was expanded into many of those markets in April after launching 17 of the country's 25 largest hotel markets, including Las Vegas, New York City, Los Angeles, Washington, D.C., Boston and Phoenix.

PEACHTREE GROUP SECURED a $73 million construction loan and C-PACE financing to fund the development of a 263-key dual-brand Home2 Suites and Tru by Hilton Hotel in San Diego, California, on behalf of the locally based Baxter Hotel Group. Baxter is set to commence construction on its 16-story, dual-branded hotel this month, with a projected 22-month construction timeline, Peachtree said in a statement. Peachtree facilitated a $50.4-million floating-rate construction loan with a three-year term and secured $22.6 million in fixed-rate C-PACE financing, amortized over 25 years. Collectively, these funds covered 64 percent of the total development cost, the statement said. "We were able to execute an innovative capital stack with the addition of C-PACE in an otherwise challenging financing market, providing ample capital for the construction to begin while saving the sponsor 200 basis points in interest rate spread," said Jared Schlosser, Peachtree's senior vice president, head of hotel origination and C-PACE.

MAYA HOTELS RECENTLY celebrated the 25th anniversary of its first ground-up hotel, Holiday Inn Express & Suites Belmont in Belmont, North Carolina. The event marked the hotel's evolution from a 65-room establishment in 1999 to a modern 92-key hotel, while showcasing original site plans, franchise approval letters, snapshots from the 1999 grand opening and earned awards over the years. Moxy Boulder, a new hotel on University Hill in Boulder, Colorado, is now open. It is the first hotel to open in Boulder since 2018. MARRIOTT INTERNATIONAL LAUNCHED HotelHelp, a pilot room donation program for human trafficking survivors, at the AHLA Foundation's third annual No Room for Trafficking Summit. The program works with care providers who handle bookings, offering survivors short-term stays at Marriott properties, Marriott said in a statement. The program is being piloted in five U.S. cities-Atlanta, Detroit, Phoenix, Seattle, and Washington, D.C.-and is expected to expand to 25 cities across North America by January 2025. "Survivors of human trafficking often face a shortage of dedicated shelter beds that put them at greater risk of being re-trafficked after exiting their trafficking situation," said Anthony Capuano, Marriott's president and CEO. "As part of our longstanding anti-trafficking and survivor empowerment efforts, we are proud to have developed a solution to bridge the gap for safe, short-term accommodations for trafficking survivors and we look forward to working with other hotel companies to extend the reach of this effort."
