IRIDESCENT HOTELS OF Dallas has been contracted to manage two more hotels in Texas and Ohio. Iridescent was founded last year by Ash Patel, past chairman of AAHHOA, who leads the company with partner Christopher Puntureri. In the recent contract, Iridescent will manage the 111-room Holiday Inn & Suites San Antonio North Stone Oak in San Antonio, Texas, and the 75-room Red Roof Inn Dayton-Moraine, in Dayton, Ohio, as a third party on behalf of the hotels' owners. The San Antonio Holiday Inn is near San Antonio International Airport and the University of Texas at San Antonio. Also nearby are Microsoft, Baker Hughes, Tesoro, Schlumberger as well as 3 Hospitals which include NE Baptist, Methodist Stone Oak and North Central Baptist. The Red Roof Inn is near the University of Dayton and the University of Dayton Arena with the Industrial Park within walking distance. Additional attractions nearby include the Dayton Mall, Indiana Wesleyan University and the Dayton Convention & Visitors Bureau.

The Residence Inn by Marriott Richmond West is open in Midlothian, Virginia. It is owned by Shamin Hotels, led by CEO Neil Amin in Chester, Virginia. The 111-suite extended=stay hotel is near Johnston-Willis Hospital and 20 minutes from downtown Richmond. Other nearby attractions are Richmond Ice Zone, Huguenot Park, Chesterfield Towne Center and River City Sportsplex. The pet-friendly hotel's amenities include a meeting room, an indoor swimming pool and a fitness center. "When on the road for an extended period, our guests need space to spread out, maintain their life's pace and restore their energy to keep a healthy balance and routine while traveling. This new hotel offers a seamless blend of modern style and functionality that allows them to settle in and thrive," said Diane Mayer, vice president and global brand manager for Residence Inn at Marriott International.

U.S. HOTELS POSTED new weekly records in all performance metrics in the fourth week of June, according to STR. The RevPAR on a nominal basis scaled new weekly record during the week, occupancy was the highest since August 2019, while ADR on a nominal basis was the highest since the week ending 1 January 2022. Occupancy was 72.3 percent for the week ending June 25, up from 71.8 percent the week before and dropped 4.1 percent from 2019. ADR was $157.05 for the week, up from $155.02 the week before and increased 17.1 percent from three years ago. RevPAR reached $113.55 during the week up from $111.29 the week before and up 12.3 percent from 2019. Dallas saw the largest occupancy increase, up 5.8 percent to 74.1 percent, over 2019, among STR's top 25 markets.

THE REVPAR OF U.S. hotels reached an all-time weekly high on a nominal and a pandemic-era high on an inflation-adjusted basis in the third week of June, according to STR. Boosted by the highest weekly demand of 28 million room nights sold since August 2019, occupancy was the highest of the pandemic-era during the week. Occupancy was 71.8 percent for the week ending June 18, up from 70.6 percent the week before and dropped 4.8 percent from 2019. ADR was $155.02 for the week, slightly down from $155.37 the week before and increased 14.9 percent from three years ago. RevPAR reached $111.29 during the week up from $109.76 the week before and up 9.4 percent from 2019. San Diego saw the only occupancy increase, up 0.5 percent to 86 percent, over 2019 among STR's top 25 markets. According to STR, New York City (86.6 percent), San Diego and Seattle (85 percent) led the major markets in absolute occupancy for the week.

GEORGIA HOTELIER NAVIN Patel has contracted with Hospitality Ventures Management Group to manage his 111-room boutique Darwin Hotel in Atlanta. HVMG oversaw the complete rebranding and renovation of the hotel. The four-story Darwin is in Atlanta's Old Fourth Ward and features eight individually themed suites and a lobby that displays a collection of local art. It is named after evolutionary biologist Charles Darwin and the themes include the Bar Room, featuring a full bar for entertaining; the Bunk Bed Room, with bunk beds and extra space for families and young adults; and the Audiophile Room, which includes a turntable and access to the hotel's vinyl music library. Navin Patel and his two sons, Shyam and Sagar, purchased the property in 2016. "We hope to showcase the best of what Atlanta has to offer," Navin Patel said. "This hotel is a love letter to our ever-changing city and pays homage to its history. Being in the heart of a large metropolitan city creates opportunities for artists, businesspeople, world travelers and people from all walks of life to all unite in our space."

All key metrics, including occupancy, RevPAR and ADR, increased compared to the prior week. Occupancy rose to 70.3 percent for the week ending June 15, up from 69.1 percent the previous week, despite a slight 0.6 percent year-over-year decrease. ADR increased to $161.70 from $160.90, a 0.9 percent rise compared to last year. RevPAR increased to $113.62 from $111.26 the previous week, marking a 0.3 percent increase compared to the same period in 2023. Among the top 25 markets, San Francisco recorded the highest year-over-year increases: occupancy rose 14.8 percent to 71.1 percent, ADR increased 11.3 percent to $226.70, and RevPAR grew 30.3 percent to $179.97. The market's performance was boosted by the Data + AI Summit.

Occupancy increased to 71.9 percent for the week ending June 29, up from 69.5 percent the previous week, showing a 3.2 percent year-over-year increase. ADR rose to $162.81 from $159.88, marking a 3.6 percent increase compared to last year. RevPAR climbed to $117.13 from $111.17 the previous week, reflecting a 6.9 percent decrease compared to the same period in 2023. Among the top 25 markets, Minneapolis recorded the highest year-over-year increases: occupancy rose by 20.1 percent to 74.8 percent, ADR increased by 15.7 percent to $150.42 and RevPAR grew by 39 percent to $112.46. The market's performance was boosted by events such as the U.S. Olympic Gymnastics Trials and the Twin Cities Pride Parade.

RevPAR increased to $111.26 from the previous week's $93.50, marking a 1.7 percent increase compared to the same period in 2023. Among the top 25 markets, Houston saw the highest year-over-year increases in occupancy, rising 14.8 percent to 71.1 percent, and in RevPAR, increasing 19.3 percent to $85.20. New York City recorded the largest increase in ADR, rising 9.1 percent to $358.25.

ADR fell to $159.88 from $161.70, despite a 0.1 percent rise compared to last year. RevPAR decreased to $111.17 from $113.62 the previous week, marking a 2.3 percent decrease compared to the same period in 2023. Among the top 25 markets, Seattle recorded the highest year-over-year increases, with occupancy rising by 11.1 percent to 84.9 percent and RevPAR growing 16.8 percent to $179.47. Meanwhile, Philadelphia saw the largest increase in ADR, rising 6.5 percent to $170.10.

U.S. HOTEL PERFORMANCE dropped in the first week of July compared to the previous week due to Independence Day on July 4, according to CoStar. Key metrics, including occupancy, ADR, and RevPAR, saw declines over the prior week. Occupancy was 61.3 percent for the week ending July 6, down from 71.9 percent the previous week, showing a 0.9 percent year-over-year decrease. ADR dropped to $157.27 from $162.81, marking a 0.5 percent increase compared to last year. RevPAR fell to $96.35 from $117.13 the previous week, reflecting a 0.4 percent decrease compared to the same period in 2023. Among the top 25 markets, New Orleans saw the highest year-over-year increases in each of the three key performance metrics: occupancy rose 15.5 percent to 56.6 percent, ADR increased 35.1 percent to $197.23 and RevPAR grew 56.1 percent to $111.72.
