This trend has fundamentally changed how hotels approach sustainability, with many adopting practices such as reduced water consumption and energy conservation. Large hotel chains like Hilton Hotels & Resorts and Marriott International have openly declared their efforts to minimize environmental impact. However, achieving meaningful sustainability requires franchise owners and operators to be on the same page. "As a global hospitality leader, Hilton is dedicated to providing exceptional guest experiences," said Jean Garris Hand, Hilton's vice president of global ESG. "However, we also recognize our profound responsibility to safeguard the destinations where we operate for future generations of travelers. PEACHTREE GROUP RECENTLY received I-956F approval from the U.S. Citizenship and Immigration Services, the agency overseeing the EB-5 Immigrant Investor Program, for developing a Home2 Suites by Hilton in Boone, North Carolina. USCIS adjudicated the I-956F petition for the hotel development in five months, Peachtree said in a statement. "It is a testament to the due diligence of the Peachtree team that it was able to get the project approved so quickly, especially when the published processing time is over 15 months," said Adam Greene, Peachtree's executive vice president of EB-5. The company, led by Greg Friedman as CEO and managing principal, Jatin Desai as managing principal and Mitul Patel as principal, originated $21.7 million in fixed-rate construction financing over a five-year term for Narsi Properties to develop the 105-room Home2 Suites near downtown Boone, Peachtree said. Narsi Properties is led by Deven, Neel and Rupal Patel as principals.

FF&E PROVIDER HÄFELE and Like Magic, a guest experience platform, are producing a new multifunctional hotel room concept. The "Work and Sleep" concept allows hotel operators to transform rooms into offices, meeting spaces and other functional areas using digitally enabled furniture, fitting solutions and specialized software. Work and Sleep integrates a booking engine, guest platform, employee interface and monitoring tools into one central hub, streamlining hotel management, the companies said in a joint statement. It will combine Like Magic's guest and employee experience platform with Häfele's hardware systems, the statement said. The collaboration aims to introduce new revenue models by activating otherwise vacant rooms while reducing outfitting costs. "Our goal is to lead the way in hotel industry innovation with our forward-thinking concepts," said Gregor Riekena, Häfele's CEO. "We are currently testing these new ideas at the ibis Styles Hotel in Nagold, Germany, which serves as a valuable proving ground for our initiatives. This innovation not only allows us to gather essential insights and refine our concepts, but also demonstrates our commitment to pushing the boundaries of what modern hotels can offer. By continuously evolving and enhancing our solutions, we aim to set new standards for guest experience and operational efficiency."

HILTON WORDLWIDE HOLDINGS aims to double its 350 lifestyle hotels by 2028, planning to add 350 more within four years, including 100 this year. Also, the company appointed Kevin Osterhaus as president of global lifestyle brands to oversee the growth, design, and development of Canopy by Hilton, Curio Collection by Hilton, Graduate by Hilton, Motto by Hilton, Tapestry Collection by Hilton and Tempo by Hilton. The growth will be supported by the addition of the Graduate and NoMad brands, Hilton said in a statement. The company added more than 50 new lifestyle hotels and approved another 100 in 2023. Additionally, this year will mark the debut of Hilton's 400th property in this category. "As we celebrate the 10th anniversary of Hilton's entry into the lifestyle segment, we look ahead to even more rapid growth with a powerhouse lineup of brands that will meet the needs of developers and guests alike in some of the world's most desirable locations," said Kevin Jacobs, Hilton's chief financial officer and president, global development. "The recent addition of the Graduate and NoMad brands to our lifestyle and luxury lifestyle portfolio will accelerate our growth as we look for more opportunities to deliver the exceptional experiences guests want in the world's top hotel destinations."

MARRIOTT INTERNATIONAL RECENTLY launched "Business Access by Marriott Bonvoy," an online travel booking program for small and medium business travelers. This program combines the benefits of the Marriott Bonvoy portfolio with travel tools for booking, managing, and expensing business travel. It is available to businesses in the U.S., Canada and other countries, Marriott said in a statement. "We recognize the significant value small businesses provide to the hotel industry," said Drew Pinto, Marriott International's executive vice president and chief revenue and technology officer. Nearly six months after opening its doors, the Aloft Mooresville in Mooresville, North Carolina, made it official. Maya Hotels, led by co-founders J.D. Deva and Baldev Thakor, held its grand opening for the property on May 28. Local officials, including Mayor Miles Atkins, Mayor Pro Tem Lisa Qualls, Commissioner Thurman Houston, and Commissioner Gary West, attended the event at the 128-room hotel that actually opened in December. There was live music and special cocktails at the hotel bar. "Our first hotel in Mooresville was over 25 years ago and our belief in the potential of this area has not wavered since. The Aloft Mooresville is our fifth hotel investment in this town, and we could not be more excited," said Deva, CEO of Maya Hotels The hotel provided 50 new jobs for the area. "This celebration is the culmination of a very long and rewarding journey," said Thakor, vice president. "We feel that this brand is a perfectly unique addition to Mooresville, offering an upscale venue for guests and members of the community to have fun and unwind."

The Holiday Inn & Suites Atlanta Perimeter-Dunwoody opened March 24 with a ribbon cutting in Chamblee, Georgia. It is owned by Atlanta Hospitality Investment LLC, led by Mohammad Hossain as managing member, and operated by YM Hospitality led by Jay Patel as chairman and Nick Patel as CEO in Stockbridge, Georgia. A key feature of the 143-room hotel is its rooftop bar and restaurant, Spice & Sky, with a globally inspired menu from Atlanta chef, Archna Becker. The space is designed for year-round dining both inside and out, however. About 15 minutes from downtown Atlanta, nearby attractions include Murphey Candler Park, Perimeter Mall, Stone Mountain Park and LEGOLAND Discovery Center. Amenities include a heated indoor pool, a fitness center and 4,500 square feet of event space.

HOTEL BRAND HIHOTELS by Hospitality International has partnered with Getaroom, a hotel distribution platform within OTA Priceline. The arrangement is expected to increase hihotels reservations capability through adding Getaroom's website and call center. The benefits for hihotels' five brands, Red Carpet Inn, Scottish Inns, Master Hosts Inns, Downtowner Inns and Passport Inn, include stronger distribution, access to more incremental guests and increased revenue, according to Hospitality International. "Hihotels is thrilled to announce this strategic alliance with Getaroom," said Gary Gobin, hihotels director of operations. "The opportunity to expand the distribution of our hotels is a top priority. This new relationship will help to bring more visibility to our hotels and offer budget-friendly accommodations to travelers."

IN 2020 AND 2021, U.S. hotel operators did a praiseworthy job controlling expenses to offset the significant declines in revenue. Based on data from CBRE's Trends in the Hotel Industry survey of annual operating statements from thousands of properties across the U.S., not only have we seen a reduction in the variable expenses associated with the drop in business volume (i.e., occupied rooms, restaurant covers), but also in cuts among what were previously thought to be fixed expenses. During this time period, insurance costs were out of operators' control. Per the 11th edition of the Uniform System of Accounts for the Lodging Industry (USALI), insurance expenditures are classified as a non-operating expense and reported on the summary operating statement below gross operating profits. The insurance expense line item includes property insurance for building, contents, and business income from all perils, as well as general liability and excess liability insurance. The insurance expense category does not include workers compensation insurance, which is allocated to the operated and undistributed departments. To analyze recent changes in hotel insurance costs, and the factors that influence those changes, we examined the operating statements of 3,156 U.S. hotels that reported insurance expenses for the Trends survey each year from 2015 through 2021 (estimated). The following paragraphs summarize the findings from our analysis.

THE U.S. DEPARTMENT of Justice will appeal the recent court ruling that overturned a federal mask mandate on public transportation. In response, the U.S. Travel Association said that the mandate is simply out of step with the current public health landscape. Last week, U.S. District Judge Kathryn Kimball Mizelle in Tampa ruled that the CDC had overstepped its authority in issuing the mask mandate. The Centers for Disease Control and Prevention asked the DOJ to appeal the ruling. In a statement on April 20, the CDC said that an order requiring masking in the indoor transportation corridor remains necessary for the public health. CDC will continue to monitor public health conditions to determine whether such an order remains necessary, it added.
