STARWOOD CAPITAL GROUP, a US-based private equity firm, recently purchased10 Radisson Blu Edwardian properties in London, totaling 2,053 rooms, from Edwardian Hotels London, a U.K. hospitality group with Jasminder Singh as chairman. The financial details of the deal remain undisclosed, but a Bloomberg report estimated the transaction at around $1 billion (£800 million). Edwardian Group will continue to manage the portfolio during a transitional period, the company said in a statement. Edwardian Hotels London will retain operational control and continue managing The Londoner Leicester Square, launched in September 2021, along with its two Radisson Collection hotels-The May Fair in Mayfair and The Edwardian Manchester in Manchester. Jasminder Singh is chairman of Edwardian Group. "Following the successful launch of The Londoner and a period of strong trading across the portfolio, this sale represents an opportunity to refocus the group and position it for its next chapter," said Inderneel Singh, CEO of Edwardian Group and son of Jasminder Singh. "Our three landmark properties - The Londoner, The May Fair Hotel, and The Edwardian Manchester - are perfect showcases of our vision for the future, and we remain committed to investing in and delivering distinctive experiences for guests in high-end, purpose-built, city-centre hotels."

UK-BASED SHIVA HOTELS, led by founder and CEO Rishi Sachdev, recently secured $372 million, or £300 million, to renovate its five-star luxury hotel, The BoTree in Marylebone, London. The 199-room hotel, built for £375 million and opened in 2023, is part of Shiva Hotels' Place III Hotels brand. London-based BlueWater Capital provided a £170 million senior loan, while NorthWall Capital provided a £140 million secured facility, Shiva Hotels said in a statement. Sachdev said investors were drawn to the hotel's prime Marylebone location and its "future potential." "[That], coupled with the hotel sector's continued growth, saw us generate interest from a deep pool of funders keen to support us on this transaction," he said. "We have remained patient, however, and have chosen two like-minded counterparties with the track record and expertise to support us on the next stage of our journey."

EAST INDIA HOTELS-OWNED Oberoi Hotels & Resorts will debut in the United Kingdom with a luxury property in London's Mayfair. The London-based property group Grosvenor received planning permission in 2022 to restore the 33,000-square-foot listed building as part of its South Molton development and began renovations in November 2023. The luxury boutique hotel is scheduled for completion in 2027, the companies said in a joint statement. EIH recently established a U.K. company with an authorized share capital of $37.5 million, around £30 million. Besides India, the luxury hotel chain has a presence in Morocco, Egypt, Saudi Arabia, Indonesia and Mauritius. "Our partnership with Grosvenor marks an important milestone in our international growth," said Arjun Oberoi, The Oberoi Group's executive chairman. "London has always been a key market for our guests. We are excited to bring our distinctive hospitality experience to the heart of London. The Oberoi, Mayfair, will not only celebrate our brand at a prime location but also showcase our service excellence."

SMALL LUXURY HOTELS of the World, the London-based independent hotels chain, recently entered the Indian market through a partnership with The MRS Group of Hotels, which owns and operates luxury boutique hotels in the country. SLH will include MRS's hospitality offerings in its global distribution and marketing network. The collaboration integrates MRS Group's brands-Suryagarh Jaisalmer, Narendra Bhawan Bikaner, and Mary Budden Estate Binsar-into SLH's collection, soon to be available on SLH channels, the companies said in a joint statement. HYATT HOTELS CORP. plans to open more than 50 new luxury and lifestyle hotels globally within two years, with Europe projected to see a 52.8 percent increase in luxury hotel stock by 2028. Future openings include Park Hyatt Kuala Lumpur, Park Hyatt Johannesburg, Andaz Miami Beach and Andaz Gold Coast, Hyatt said in a statement. Hyatt, with 70 percent of its global rooms in luxury and upper-upscale categories, added 28 luxury hotels in the past three years and doubled its luxury room count since 2017, the statement said. "2024 has been a strong year for the Europe, Africa, and Middle East region, driven by luxury and lifestyle segments, as shown by the strong performance of our hotels and excitement around openings like Park Hyatt London River Thames and Park Hyatt Marrakech," said Javier Águila, Hyatt's group president, EAME. "Our future in these sought-after segments looks brighter than ever, thanks to recent acquisitions like Mr & Mrs Smith and Standard International, as well as our commitment to building dedicated teams and leveraging specialized talent to enhance our luxury and lifestyle offerings."

EXTENDED-STAY HOTELS DISPLAYED varied performance in December compared to the overall hotel industry, with supply, demand, and room revenues showing relative gains, according to The Highland Group. Occupancy experienced a milder decline than the broader hotel sector while low ADR growth and an unexpected decline in economy extended-stay RevPAR resulted in a total extended-stay hotel RevPAR decrease versus a slight RevPAR increase in the overall hotel industry. The 2.4 percent net increase in extended-stay room supply in December represents a modest rise compared to the average over the past 18 months and a slight gain over the most recent three months, the report said. Supply shifts overview December marked nine consecutive quarters with 4 percent or less supply growth, significantly below the long-term average, according to The Highland report. The 13 percent surge in economy extended-stay supply and the reduction in mid-price segment rooms are primarily attributed to conversions, with new construction in the economy segment accounting for approximately 3 percent of rooms compared to a year ago.
